In a historic building, but with the modern comforts you'd want from a home-from-home, our city-centre flat is cosy, quirky and comfortable. Situated right next to Lancaster Castle, expect charming buildings & quiet cobbled streets, yet still be in the heart of town in two minutes! We welcome people looking for a peaceful, quiet stay in a lovely residential part of the city. IMPORTANT - PLEASE NOTE: We are sorry but we cannot accommodate young children (below nine years) nor accept pets.

The space

This self-contained, fully modernised flat in Lancaster's historic Castle district is cosy, quirky and comfortable. Enjoy sitting at your window looking out on charming buildings and cobbled streets, with all the modern comforts you would want from a home-from-home. Guests have use of the whole property, providing spacious accommodation for 2-3; the main bedroom has a double bed, while a small second bedroom can sleep a third person. There is a separate, fully equipped kitchen with a table for two to have breakfast, and the lounge has ample seating and dining space.

We welcome considerate and respectful guests, who appreciate a comfortable space, and enjoy being in a quiet and charming residential neighbourhood.

Our apartment is accessed along a covered walkway, in a small courtyard, accessed either by a steep cobbled path (Nip Hill), or additional steps from the Castle Hill entrance. Once into the building there are two short flights of stairs and no lift so please bear this in mind when considering your stay; this is not a suitable property for small children; we can welcome guests with a well-behaved child of 9 years or older.

When making an enquiry or request, please provide a little information about the nature of your trip, do introduce yourself and your fellow travellers, and remember to include the NAMES and AGES of all in your group.

Guest access

Our apartment is entirely at your disposal! There is
- a large double bedroom, and a second room with a small single bed (adult sized, but narrow due to unusual shape of the room!)
- a spacious and well equipped breakfasting kitchen;
- comfortable lounge (with dining area);
Bathroom (bath and shower)
All linens are provided, and will be changed weekly for those with us for a longer stay.

Interaction with guests

We are enthusiastic airbnb-ers who have so enjoyed our stays in lovely places with some terrific people across the world; we really want you to have a great stay, and feel the same way! We hope our experiences as guests have taught us what really makes a difference and will try to match your specific preferences for contact during your visit to Lancaster. We will be there to welcome you to the flat, and provide any local information and advice you may need. We will be on hand should you need us, though not at the property, so you can be assured your privacy for your stay.

Other things to note

WiFi - our flat at Nip Hill is in a BT/BT Fon public hotspot, so can be accessed as part of your BT contract ONLY IF YOU HAVE ONE or an alternative contract (that links up with BT). If you don't have a BT account, YOU CAN GET AD-HOC ACCESS by the day/hour/week as required. Access is not usually an issue, but please note, this type of connection is not suitable for streaming data and you may need to reconnect frequently if your tablet/phone/laptop powers down, or you close your device. If you need fast, uninterrupted internet access, this is probably not for you.

Check-in is usually from 3pm, and check out by 11am and generally expect guests to arrive at an agreed time between 15:00 and 20:00. We can however usually arrange a check in at other times (to accommodate travel, flights etc) BUT MUST BE BY PRIOR ARRANGEMENT. Any arrivals before 15:00 are dependent on whether there are guests staying on the previous evening - if you need to GUARANTEE your early check-in/late departure, the previous/next night will need to be added to your reservation so it is blocked out of the calendar (generally at a 50% rate).

GUESTS WITH CARS: Our flat is in the historic Castle district of Lancaster and so parking is at a premium and limited in the area right next to us. We have no allocated parking space though there is nearby car parking (paying) - some long term, and some metered street parking. A car can be parked overnight free of charge in one of the marked bays by the foot of the castle - the closest you can get to our place - you'll see it in the pics - it's right by us! If you are bringing a car please mention this and I will provide you with information re various parking options which can be inexpensive and convenient if you plan ahead.

We are STRICTLY NON-SMOKING. This is a requirement of our insurance, and we host only non-smokers.

Unregistered visitors to the property are not allowed. Exceptionally, guests can make a specific request - only those AGREED WITH US IN ADVANCE are permitted.

The use of candles is strictly prohibited and you may not use them in any part of the property.

We are the top flat (of three) in a converted building, with shared access across a small courtyard; relationships with our neighbours below, and across the way really matter - we expect guests to look after our property, and our standing with our neighbours, by being peaceful, polite and tidy. If you're looking to host a party, this is not the right place.

We need to know who is staying at our flat so please provide a little background nformation about yourself and fellow travellers when enquiring or requesting to book; note ONLY those identified and registered through the booking process are permitted to stay overnight.

For your comfort and hygeine, and to reduce noise for our neighbours below (as well as to protect our pale coloured carpets!), we require you to remove outdoor shoes (to be left on the outside landing) - so do pack your slippers, or you can borrow some slipper-socks to use during your stay!

Hair dyes ruin the white grout in our tiled bathroom, and stain our towels; we therefore ask you not to use our place to colour your hair.

Remember that our gas, electricity and water are all metered, and ensure that care is taken to use amenities responsibly, save power and water where possible, turning lights and appliances off when not actually needed.

Please look after our property and leave it in the same clean and tidy state you found it. We make sure everything is lovely, clean and fresh for your arrival, and with no cleaning charges, we expect you to return it in a similar state. There is no maid service, though we will refresh linens and towels for those staying more than a week. The everyday cleaning is down to you - we don't expect to return to dirty dishes, kitchen mess etc!

Damage and breakages (beyond the inevitable, occasional glass etc) will be reported to airbnb and charged for.

Be sure to check the itinerary sent to you with all the key details you'll need for your stay. While I will try to offer some flexibility with check-in/out times, the limits are there to allow for the flat to be properly cleaned and prepared for your arrival, and made ready for our next guests when you leave. If you need to arrive before 15:00, or depart after 11:00, there is normally a charge as the date before/after your stay will need to be blocked. The extra time will usually be charged at 50% of the nightly rate.

Sorry, strictly no pets.

Please note, in the case of significant violation of house rules, the reservation will be immediately terminated and all fees forfeited.

What a delight. Pleasantly surprised as I honestly feel the apartment was larger than anticipated - Cathy was a real sweetie, communicative and knowledgable. Ample living space, bright decor and so tranquil for somewhere so central. Parking for the weekend was a very short walk away - the entire weekend was seamless with all amenities on hand. A lovely, lovely property - will be sure to return soon.

Great place, very clean, and very quiet. We all slept soundly. Cathy made sure we were settled in which was appreciated. Be aware that parking is not free or is time limited, although there is an all day car park only a few yards away. Definitely recommend staying there if you want somewhere central to Lancaster.

Thanks for your kind words about our place Matthew. Being next to a castle is great......except of course for parking! If bringing a car it's best to plan ahead which gives several options and can keep the costs to a minimum (or indeed avoid them altogether). Always happy to provide detailed advice if I know folk are going to drive here.

Thank you Cathy for accommodating us. The flat was really lovely, like a home from home and we enjoyed our stay very much. It was nice, clean and the perfect size for 3 people. It has also got the perfect location - 5 minutes walk to the city centre, maybe not even that. Communication with Cathy couldn't have been easier. When returning to Lancaster, this will definitely be our first choice when looking for accommodation. Again, many thanks.
