My furnished CBD studio apartment is situated on the 2nd level of a building on Flinders Street (and Swanston Street) and is suited for up to 2 people. This apartment is my first home purchase and I used to live in it back in 2010. After a year it was time to move and rent it out because I ate waaaay too many dumplings!
It is perfect for the budget traveller who wants to be in the heart of Melbourne. It is not a hotel. It is cosy and features everything for the comfort of your own home like a double bed, couch, wi-fi internet, TV with DVD player, tables and chairs, pedestal fan, wardrobe and bathroom.
It has a kitchenette with microwave, fridge, 2 gas stove burners, kettle, jaffle sandwich maker and toaster complete with kitchen utensils including crockery, plates, cups and glasses, cooking utensils, pots and pans.
Included in your stay is bedding linen and towels as well as complementary basic breakfast and kitchen provisions to the likes of coffee, milk, tea, cereal, sugar, salt, pepper, oil and vinegar. There's even shampoo, conditioner and shower gel so you can feel so fresh and so clean clean. Hair dryer and iron/ironing board for when you need to look your best.
Wifi 50 GB per month and 2 Myki public transport tickets to borrow if you want to travel outside of Melbourne.... just top it up.
So all you need to bring is clothes!
The entire apartment is exclusively yours!
The apartments in the building are mixed use and is occupied by long term tenants who are either students, owners and full time workers, so it may not instantly appeal to more mature visitors.
Access to common facilities (also known as the basement level) include coin-operated laundry with washing and drying machines, a meeting room, large lounge room with a large screen television and free cable FOXTEL TV, pool table and table tennis. All can be accessed via the lift or stairs using your key cards.
Interaction with guests
I won't be present during your stay but I am more than happy to be your search engine of Melbourne by phone and email. I am easily contactable via call, sms text, Viber, Whats app and email. We will try to accommodate you check-in and check-out times as best as possible so please confirm with me in your request. Otherwise standard check in/out times apply: check-in 2pm, check-out 10am. Collection of keys are either by meeting me in person or I will leave it at reception desk. Reception desk is open Monday to Friday from 9am to 5pm. It is closed on weekends and public holidays. If you arrive outside these times Tim (my wonderful hubby) and I am more than happy to hand over keys and recommend a few places. Note: Late night/early morning check-ins between 10pm to 6am will incur a $35 fee as I outsource this key handover function afterhours. Please let us know in your request as I work full time but can be flexible with enough notice.
Other things to note
Here are some FAQs. I think the more information the better! It also explains the value and price for my apartment.
***A pedestal fan and portable evaporative cooler is provided for hot days. There is no air conditioning (AC) and it can get hot in summer. This is compensated by the economy pricing of our apartment and the convenience. Keeping the blinds down for the morning sun helps.
***What are the check in/check out times?
Standard check-in time is anytime after 2:00pm / 1400hrs.
I will either meet you in person or leave it at reception desk.
Late night/early morning check-ins between 10pm to 6am will incur a $35 fee as I outsource the key handover function afterhours.
Standard check-out time is anytime before 10:00am. No need to meet me as all doors self lock when closed.
In the event we have another guest checking in/out on the same day, then standard check in/check out times apply. But it is flexible as sometimes guest leave early or arrive late - which allows you to stay longer! In your request, please indicate your flight times and ideal arrival/departure times or flight times and we'll do our best to accommodate them!
***When placing an enquiry/booking -
The calendar is always updated but when placing an enquiry/reservation booking for accommodation please include as much details as possible such as: flight times, expected check-in time and departure time, purpose of your trip, what you'd like to do in Melbourne and any other questions. That way I can organise my calendar especially if after hours for key handover. I like to screen potential guests first.
***Why no cleaning or security deposit fee?
To save you costs and my time, I haven't included a cleaning fee because I operate on trust and in good faith. It is expected that guests will return the place clean as they found it. Don't worry - vacuum cleaner and cleaning materials are all in the apartment.
***Regarding noise levels -
It is quiet most of the time considering it is in the busy area of Melbourne but you can sometimes hear neighbours from the thin walls. The church bells from St Pauls Cathedral opposite do sound but this during daytime/ early evening. There is a security access door to the apartment level and you can hear this open/close. I just wanted to be completely transparent in case you or your guests are sensitive to that.
**Safety and security (esp. if travelling alone) -
In terms of safety its right in the main busy tourist area so it is safe. This place is central and busy from morning to night which is great because as they say - safety in numbers! Like in any city, always exercise caution with those who may appear as trouble.
Because it is in the heart of the city there are 5 swipe keycard access points before you can get in. I've lived in the apartment and always felt safe because of this 5 point security. First is at the entrance of the building. Second is at the foyer to reach reception. Third is from foyer to elevators. The fourth is at the apartment level and last is at your door! The first two are open during the day only so people can approach the reception desk (its how you access the keys). But the last three points you always need a swipe key.
No parties. No smoking. No pets. But most of all, treat it like your own home!
We don't provide additional cots or kids amenities, but additional infants & children (under 12) are absolutely welcome at no extra charge. The apartment is not fitted out to be child-proof friendly. There is a spare doona and pillow you can use.
Please note our standard check-in time is from 2pm and check-out time is before 10am - however let me know your flight times and desired arrival and departure times and I will do my best to accommodate them between guests. Late night/early morning check-ins between 10pm to 6am will incur a $35 fee as I outsource this key handover function afterhours.
From Feb 19 - May 18, 2018 the minimum stay is 60 nights.

I love riding my bicycle, discovering new places and amazing food whether it's cheap n street food, mid-range or fine dining! Most importantly I LOVE MELBOURNE! I've lived here for over 32 years. With the arts, music, food and wine scene constantly evolving, I am always rediscovering my own backyard in the nooks and crannies of Melbourne!
I travelled a lot when I was in my 20s to over 20 something countries but now I'm enjoying life with my gorgeous kiwi partner Tim, who loves surfing.
Why Airbnb? Well I've always wanted to retire running my own Bed and Breakfast with 3 private cottages somewhere surrounded by nature and in tranquil peace (maybe NZ!?). All while Tim chops wood and I make granny treats and welcome couples. But that's a pipe dream when I'm old and grey so I thought I'd get a taste for being a BnB host while young! So instead of being surrounded by nature, you'll be surrounded by Marvelous Melbourne - right in the heart of it all!
