Since we normally receive snow in winter, inclement weather refunds are not offered. You may wish to consider travel insurance for winter reservations - Airbnb offers it.

Other things to note
▶ The booking guest must provide a valid cell/mobile phone number when reserving a stay. This is necessary in case we need to reach you in the event of an emergency.
▶ Cell Phone Coverage & Internet
We have good cell phone coverage and excellent internet speed.
▶ Late Check-Out Fee
A late check-out fee of $75 is charged past our 11am checkout time. Our cleaners require sufficient time to complete tasks prior to arrival of incoming guests. Thank you for being respectful of our check-out time.
▶ Additional Guest Fees
Additional guest fees may apply (per guest/per night), depending on the number of guests you indicate on your trip request.
▶ Thermostat
Guests may adjust the temperature as they wish between 68deg F - 75deg F. We do ask that only (1) member of your group be designated to make adjustments to the thermostat. Multiple persons making repeated changes to the temperature can cause failures in the system and lockouts. Please do not let children use the thermostat.
▶ Winter Reservations (Elevation 4,300')
Snow and icy conditions may occur during your stay in Winter. Our long driveway is paved and plowed, but we recommend 4WD/AWD vehicles. Since snowfall is typical in this area during winter months, we do not offer refunds for weather-related issues or flight cancellations. We highly recommend purchasing travel insurance (available through Airbnb or other providers) to protect your trip.
▶ Keno
Keno is a small river community near us on the Klamath River. It has a small post office, gas station, grocery, library and volunteer fire department. Klamath Falls is only 15 minutes and has a Walmart, Fred Meyer, Albertsons, Starbucks, restaurants, etc. There is a regional medical center in Klamath Falls as well.
▶ Wildlife & Insects (Rural Area)
This is a rural, mountain area and a native habitat for many animals and insects. These include deer, quail, wild turkeys, coyotes, bobcats, mice, snakes, spiders, wasps, ants, flies, etc. Be mindful of your surroundings and do not allow pets off leash outside at any time (especially at night). Always supervise children on the property. Use caution when driving to/from the house at night in order to avoid the numerous deer in the area. We conduct regular pest control and inspections, but can't guarantee you won't see the occasional insect inside. We try to keep them out, but they're persistent "buggers" :-) We're at a high elevation with a dry environment and dust is a part of that. We are meticulous about our cleaning, but can't guarantee you won't see some dust inside; especially in summer.
▶ Security Cameras/Recording Devices
For guest security, we have three, outward-facing, exterior security cameras that actively record audio and video when motion is detected. They overlook the front door, the parking area in front of the garage and the deck. Cameras must remain unobstructed and not tampered with or disconnected.
▶ Property Exterior Maintenance
This is a large property with mature trees in an area that can experience wildfires. We must perform brush clearing and other exterior maintenance to maintain fire protection for the home. We will notify you if this will need to occur while you are staying with us.
