House rules

NB. Guests have sole use of their own facilities during their stay.

‘Freddie’ sleeps 2 persons on a double bed, is equipped with underfloor heating and has a dedicated space for a child's tent to be pitched next to it. There is a compact kitchenette (with fridge and sink) and living space inside the pod, and a balcony outside which can be closed up at night. A shower room (with toilet and washbasin) for the sole use of Freddie’s guests is situated nearby. Also an outside cooking shelter.

The space
As well as the immediate area around and close to the pod, you have sole use of a shower room and your own toilet. There is off-road parking and your own simply-equipped cooking shelter. We provide tea and coffee making facilities as well as some milk, biscuits and cereals by way of a ‘welcome pack’.

Guest access
You are welcome to go down to the pond, but please do not go too close (deep water).

Other things to note
NB. This is a no smoking site and, although dogs are welcome, they are by prior arrangement only, please, and must be kept on a lead at all times except in our lead-free exercise area.

We provide a 'welcome pack' for guests on arrival which includes some biscuits, milk, sugar, tea, coffee (sachet) and marmalade.

Please be aware that the surrounding land in the immediate vicinity is privately owned but there are a number of public footpaths nearby.

Please also note that our duvets and pillows are feather-filled.

As well as our 'local' (Toft Lion, within walking distance - dogs outside only though), there are plenty of friendly, including dog-friendly, pubs which do meals in the area - examples include the Swan in Gillingham, the Wherry in Geldeston, the Waveney Inn in Burgh St Peter (Waveney River Centre), the White Lion in Wheatacre, the Three Horseshoes in North Cove and the Ferry Inn at Reedham Ferry. In all cases, is best to telephone in advance to check food availability and double-check re dogs. Plenty of restaurants too - happy to advise in advance or when you arrive . .

Location

Norfolk, England, United Kingdom

We are located next to a country lane near the market town of Beccles in the beautiful Waveney Valley. There is one local pub within easy walking distance and another a little further away as well as plenty in the local area, both in Beccles and the surrounding villages and countryside. Southwold, Bungay, Loddon, Lowestoft, Great Yarmouth, Norwich, Halesworth, Harleston, the Broads National Park and the Norfolk and Suffolk coast are all within easy reach. There is plenty of opportunities for walking, cycling, horse riding, boating and canoeing in the local area - we recommend OS Explorer Map OL40.
