The space
Our new cleaning guidance. This includes the following, and much more:
Allowing additional time for the cleaning to take place. here the temporary altered check in/out times, but we hope you understand that it is for the safety of you, and our housekeepers.
We are using appropriate PPE for cleaning the property.
Taking high-risk/high-touch items temporarily out of the property. This includes items such as board games and DVDs, ornaments, books, table football, hairdryers additional crockery and cutlery previously provided.
Deploying extra hygiene measures, such as cleaning and disinfecting high contact areas of a property, such a door handles etc.

We have a temporary change to our check in and out times due to Covid

This grand spacious property stands elevated looking across the Lledr Valley on its own 3/4 acre of a garden with stream, original Victorian garden water feature, small woodland and its own private patio with seating for alfresco dining and summer house, listening to the nearby stream, the main lawned area has high terrace dry stone walls and stone steps (which can be slippery when wet)

Its adjoining property Coedfa Bach (sleeps 4) was the servants quarters for the main house during the Victorian times which can be booked separately

Included in the price is Full use of the leisure facilities at the Nearby Waterloo Hotel-swimming pool, gym, sauna, steam room and jacuzzi. The hotel is approx. 10 min walk from Coedfa with pavement and lighting.

Hairdryer (temporarily unavailable due to covid), towels, bed linen, Iron, gas heating and lighting included

Ground floor has a Smallbone kitchen, french doors leading out onto a private patio with seating and summer house. The kitchen has double porcelain sink, plate rack, cafetiere, 2 oven gas Aga with 2 hobs, Siemens oven, Siemens microwave, Fridge (second fridge freezer in utility room) kettle, 4 electric toaster (Although Aga makes the best toast ever), granite worktop. Table and chairs. Traditional ornate sideboard. Antico chequered floor.

Dining Room:
Dining room with large dining table and chairs, original stone fireplace with wood burner (seasoned logs provided at extra cost) television, 2 large front facing original sash windows, original wood floors with rug. A couple of ornate traditional pieces of furniture. Door linked from dining room to lounge.

Large spacious Lounge with marble (display only) fireplace with 3 comfy sofas, coffee table, 2 large front facing original sash windows, original wooden floors, large TV over fireplace, Door linked from dining room into lounge.

Utility Room:
Utility room/boiler room with Fridge/Freezer, porcelain sink and washer/ dryer

Play Room:
Play room/office space with table football, library of mixed reading books and some toys ALL TEMPORARY REMOVED TO AVOID THE SPREAD OF THE VIRUS

Grand wooden staircase leads to 4 large spacious bedrooms:-

1 twin with original cast iron beds with a small shower room, exposed cast iron fireplace (display only).

2 double bedrooms:-
Large bedroom with original half tester bed, 2 large front facing original sash windows, original wooden floor with rug, small leather sofa. Cot and Crib provided.

Double bedroom with original feature fireplace (display only), original wooden floor.

Both double bedrooms sharing a large family bathroom with separate shower and double bath

Master bedroom with original 4 poster walnut bed with matching walnut dressing table and large mirror. Exposed fireplace (display only) Seating area. dressing room and large ensuite with corner bath and shower over bath.

Outside Space:
Enjoying a private patio with summer house and large outside table, an outside Jotul wooden fired heater provided (logs provided at an additional cost). Also accessible to the large 3/4 acre stone terraced/woodland/lawned garden with stream/ featuring original Victorian waterfall-which is shared by Coedfa Bach

Coedfa House has been self catering accommodation since 2006

Betws Y Coed is famous historically as an Artist Colony situated in the Snowdonia National Park.

It is a picturesque, tourist village close to the best walks in Wales close to the base of Snowdon. The area has an Alpine quality.

Some lovely eateries and shops within walking distance.

Close to amazing beaches in Porthmadog and also Anglesey

Hi my name is Beth Evans. My husband and I have owned Coedfa House and cottage since the year 2000. We took several years to refurbish and enjoyed living at the property for 5 years. Having our wedding party at the property as well as our youngest son born at Coedfa bring very special memories to us both. Coedfa Bach sleeps 4 has been a holiday cottage for the 20 years and Coedfa House sleeps 8 has been a holiday house for 15 years. Coedfa is a Victorian Property know as an Estate house in its time. Having a walled garden to the back of the property which was behind an outbuilding which is now a pretty cottage. The woodland for several miles towards Pentrefoelas was owned by Coedfa. Now Coedfa has a 3/4 acre garden which lies to either side of the property and a large gravelled yard to the front. The house is specious with large rooms and heigh ceilings. Cottage quaint and charming. Coedfa looks down onto the Thomas Telford, Waterloo Bridge and is a short walk to the village centre
