Tropical plants and fruit trees surround this impressive villa overlooking a private swimming cove, where 70-foot cliffs plunge into clear water and frame spectacular volcano views. Steam in the sauna, paddle the SUPs/kayaks, soak in the outdoor tub, or have a brick-oven pizza picnic on the lawn. Outdoor spaces abound for sunning, relaxing, al fresco dining and taking in the wonderful views. Enjoy Lake Atitlan living at its very best.

The space
The modern, uniquely designed Villa Patziac is the 6-acre retreat of an American Film and TV Director. It has a bright and airy beach-vibe, with jaw-dropping views of the lake and volcanoes from every room and dramatic exposed rock-cliff walls throughout.

KITCHEN/DINING: A massive open-plan main floor boasts a fully-equipped kitchen, dining table for 10-14, a double-sided fireplace, and a spacious living area with custom furniture that will comfort the whole family.

SLEEPING: A half-floor up, you will find a bedroom with queen + bunk beds and a full bath with a view to the sky (Bedroom 3). Walk upstairs through a sunlit atrium where you will find two master bedrooms (Bedrooms 1 and 2) with king beds, each with its own bathroom and patio--one with an outdoor soaking tub and shower. There is also a charming sleeping LOFT (Bedroom 4) with a queen + a double bed reached by a stair-ladder that older kids, especially, will love. The entry room/den, with full bath, doubles as an additional sleeping space with an extra-long daybed.
All beds feature high-quality sheets and pillows with decadent down comforters.
*Note: The 4th Bedroom/Loft is not a standard bedroom, it is an open sleeping Loft (with railings), with a steep ladder to reach it. We recommend the loft for children over 8 and young adults.

THE GROUNDS: Of course, Lake Atitlan is all about the water and the volcano views and this villa lets you make the most of it all. Outdoor features include:

LOCATION
The house is located between the Mayan villages of Jaibalito and Tzununa, and is accessible by boat to the private dock or via the footpath that circles the lake (you can walk to the neighboring villages). We will arrange your private transport to the lake from the Airport, Guatemala City or Antigua and a private boat for your arrival and departure (fare is additional). If you drive yourself, secure parking is available in Panajachel near the Tzan Juyu dock, from where you will take a boat to the house.

ADDITIONAL SERVICES
Cleaning: During your stay the villa will be tidied every other day by a housekeeper. Additional maid services can be arranged upon request.

Spa Services: The villa has two professional massage tables and we will arrange your private massage (Therapeutic/Shiatsu, Ayurvedic, Relaxing/Swedish). You may also have other spa services such as facials, manicure/pedicure and body scrubs. Private Yoga and Reiki sessions, or an Astrology or Tarot card reading at the house are also possible. Sauna, soaking tub, massage...create your own relaxing spa day without leaving the house!

Private Chef: We offer the services of wonderful cooks who will prepare breakfast and dinner for you.

The Villa is located on the mountainside along the footpath between the quaint Mayan villages of Jaibalito and Tzununa (25 and 40 min walks or 5-minute public boat rides from the house). Santa Cruz is the next town over from Jaibalito. Visitors who discover this part of the lake at the end of their trip often lament not discovering it sooner. Here you will be immersed in nature, walking-distance from traditional Mayan villages not yet overrun with tourists, yet just a short boat ride away from bigger towns for more "action." This is the perfect lake experience for those who want to get off the beaten path and away from the tourist traps of Panajachel, San Marcos and San Pedro and indulge in tranquil highland Guatemalan life.

Jaibalito and Tzununa remain very indigenous towns, where the local language, Kaqchikel, is spoken before Spanish. Tzununa is home to a number of eco-minded expats, including a permaculture farm (Atitlan Organics) that gives tours. There is a small, eclectic expat community in the town of Jaibalito, which is centered around the Posada Jaibalito--a must-visit spot for cheap, good food and interesting conversation (plus daily home-made bread and coffee roasted on-site). Santa Cruz's charm lies in the paved walkways winding through lovely homes and a long walkable waterfront. Head up to the village to take in the incredible view and a meal or drink from CECAP, which is run by a US-based non-profit that does great work in the community.

Chris and Erynne, your hosts, although not available in person, will arrange your transport to the house and gladly answer all of your questions and give you advice on things to do, see and eat. You will be greeted upon arrival by the property caretaker who will be available throughout your stay to assist you. We do our best to ensure our guests have an outstanding experience of the lake and Guatemala!

A caretaker and a gardener work on the property weekdays and are also available to assist you as needed.
