The perfect location to explore Scotland. Tucked away in Ramoyle's leafy conservation area, lined with characteristic cottages and sandstone builds bordering Laighills Parkland.

River or wilderness walk just 1 min away, great local cuisine, Trossachs 20min drive or stay home cosied up with a roaring fire and Netflix.

Cottage Apartment has been fully refurbished to a high standard.

In Summer a light, bright, airy space. Enjoy a drink and relax on the terrace or wander the large gardens beyond with your 4 legged friend. Log store area is handy for doggies to rub down if the Scottish weather's not so kind.

In Winter, the cosiest haven to which you can retreat with the logburning fire, a good book, music or the latest movies via Samsung Smart TV or SkyGo. You can also cast to the tv from your smart phone.

Logburner, Smart Tv, s/l dishwasher, hob and oven, fridge and freezer. Washing machine in separate Laundry just off the kitchen.

The back door porch to the garden has the log cupboard with coat hooks and a handy place for you to dry out coats or muddy boots.

Emma Hybrid mattress, hypo-allergenic bedding.
Triple built in wardrobe with full length hanging rails and ample shelving. Separate vanity. 3 touch dimmer bedside lamps. Full length mirror and coat rack.

The bathroom has a power shower, full size bath and is well lit with leds.

There is a safe if you like the idea of keeping your passports, travel documents, airline tickets and currency together in one dedicated place.

The grounds extend to around an acre and are communal.
Cottage Apartment opens onto the back terrace, overlooking the pond and horseshoe lawn. Stroll the path to the gardens beyond - you may see the odd neighbour out gardening.

OCCUPANCY

** Max 2 guests - Adults only
Under the Scottish Government's Licensing Scheme for short term lets, this property is licensed for a MAX of 2 people on every night of the stay. No additional guests are permitted under any circumstances.
Over-occupying contravenes fire safety laws, invalidates insurance and risks our license being revoked. Therefore all guests will be asked to leave and no refund will be given. Please understand, we have zero discretion in this regard.

DOGS

** The pet fee is payable if you plan to have ANY dog in the space, e.g. visiting family or friends. This is because we change everything out when a dog has been present - duvets, cushions, throws etc - in order to maintain the upmost standards of cleanliness for all our guests, particularly those with allergies.

** Dogs are not permitted in/on the bed.

Grounds (around an acre) are communal with a friendly dog who frequents with his owner. If you have any concerns about your dog around other dogs, please bear this in mind. Laighills Parkland is one minute from your door as a great alternative.

**Please accompany your dog at all times in the garden and remember to pick up after them.

PARKING
The untouched feel and historic nature of the area means the narrow, winding streets of the Old Town are uniquely quirky. At busy times this may impact on parking. Confident parallel parking is a bonus.

I'm very creative and like to make small bits of furniture and upholster. Cottage Apartment's renovation has been a little labour of love - a complete contrast to my previous corporate life. I love animals, the outdoors and (I miss) travelling. I love meeting people from all over with fresh perspectives.
