On the second floor of our Victorian house is this 450 sq ft self-contained apartment. The door to the three roomed (plus kitchen) apartment is lockable and complete privacy is assured. Wonderfully light and newly decorated with access to a large roof terrace, offering plenty of space to spend a few days (or weeks) whilst you discover London.

The space

Freshly redecorated, this flat has a large sitting room and a good sized bedroom (with plenty of storage space) and high speed wifi throughout. The kitchen is well equipped with utensils and store cupboard basics. The roof terrace, accessed from the stairs just outside the apartment front door, is lovely for evening drinks as the sun goes down after a busy day in town.

Guests will have access to the flat through our house, so we are normally within shouting distance if you need help or advice or maybe even a bit of translating (if my husband is home). Once you reach your "front door" on the second floor you can shut everything out and enjoy complete privacy.

I am generally on hand to help with anything. I particularly enjoy street markets so can advise on where and when to go for food, art, antiques, vintage clothes etc.

Kilburn is a diverse neighbourhood with something for everyone. The Tricycle Theatre & Cinema is located at the end of the street. Lots of open spaces and parks for exercise or walks and plenty of local restaurants for inexpensive eating out.

Kilburn is one of the best connected places in London. Transport links are fabulous and you can be at Selfridges (in Oxford Street) door to door in 25 minutes. The nearest tube is Kilburn on the Jubilee line, and Queens Park (Bakerloo line) is nearby. There are also loads of buses and the Overground (Brondesbury) is a two minute walk away.

Guest access

Other things to note

The washer/dryer is on the ground floor of the house in a large cupboard under the stairs, so a pretty neutral space. The instructions for it are hanging in the cupboard and all powder, fabric conditioner are there too. I am happy to show you how it works (or even to do the washing), if you could just let me know when you want to use it.

We have a 10 year old cocker spaniel (Poppy) who is very friendly, but she will stay on the ground floor because that's where the food is!

Mutual respect is the most important thing to consider, given that access to the flat is through our house, but we are very used to people coming and going at all times of day and night. Please check with me first if you want to invite anybody back to the flat.

Please - no smoking inside, but you may do so on the terrace - just ask for an ashtray.

Ursula was a great host and very welcoming. Her place was very nice, clean and spacious. Just a few blocks from dining, bars, shopping and public transportation. My girlfriend and I enjoyed our stay with Ursula and would highly recommend her.

A truly welcoming apartment, felt just like home. Everything you could possibly want was inside it. Ursula had left basics in cupboards and fridge, a kind gesture. She is a friendly host who was available if needed. The apartment was beautifully decorated and impeccably clean. My elderly grandparents stayed in it for 2 nights and loved it. Would recommend to anyone. Thank you

Really nice, bright, warm and welcoming apartment on a quiet leafy street. We stayed for two nights while I was on a course in Queen's Park and it was an excellent, peaceful haven from the bustle of town. The house is moments from the tube and a 10-minute stroll from green spaces and cafes of Queen's Park. Ursula was a charming host, provided all we needed and communication was easy.

I am Ursula. I live here in London with my husband and two adult children.

Our flat here has been occupied by a lovely couple for the last seven years - they came for six months, but stayed on and got married in the process!

Now that they have flown our nest we decided to re-vamp and use the space a bit more flexibly - hence this listing.

It has also given me an opportunity and excuse to go shopping more often in Portobello Road for bits and pieces so there is always plenty to look at.
