Vibrant neighbourhood

This modernised city centre flat is based in the heart of the historic Old Town. Just off the Royal Mile, it's only a few minutes walk from Waverley train station and is perfect for accessing all of Edinburgh's top attractions, restaurants, shops and bars. As a fourth floor flat there are lovely views to Calton Hill, Salisbury Crags and Arthur's Seat. The flat has all the amenities any visitor could want including Superfast Broadband.

The space
This modernised flat is perfect for those who want to be based in the historic old town of Edinburgh while exploring all the city has to offer. Minutes away from Waverley station it enjoys fantastic top floor views of Calton Hill, the Royal Mile, Salisbury Crags and Arthur's Seat. All of which can be enjoyed from the built in window seat where you can sit and watch the City go by.

The flat is light and bright and is perfectly located to access all the main tourist attractions, local restaurants, shops and bars. Edinburgh Castle is a few short minutes walk up the Royal Mile. The Scottish Parliament, Holyrood Palace and the entrance to Holyrood Park are only a few minutes walk in the opposite direction.

Being on the top floor of a traditional Edinburgh tenement means there are a few stairs to enjoy climbing!! Honestly the views and airy brightness of the flat make it worthwhile. As it's a top floor flat, while families are more than welcome, it may not suit some with very young children or those who are a little less mobile.

Guest access
Guests have sole access to the whole flat. Fresh towels, linen and bathroom essentials are provided.

The flat has everything you will need to make your stay comfortable. The living room has a sofa bed please note this is only for use by a second person in the flat and not for additional guests. Please notify me when you book if you require use of the sofa bed in order that I can prepare it for your arrival. The bedroom has a double bed and large wardrobe.

There is a smart TV and full WiFi, allowing guests to keep in touch with family and friends.

The kitchen contains a fully functioning cooker, microwave, fridge freezer, toaster, coffee machine, kettle, cutlery, glasses and crockery. The flat also has an iron, ironing board, washing machine and storage space.

To help our guests relax there is a ready supply of tea, coffee, breakfast cereals, milk, fruit juice and a bottle of bubbly to get your break off to the perfect start.

Other things to note
There is a guest information book available to help you get started in exploring the City, with tips on venues, restaurants, sights and bars to enjoy.

As the flat is located in a conservation area it has traditional single glazed, wooden framed windows. This can mean at times that traffic noise may be heard in the flat.

The flat also has traditional wooden floors throughout, as such no high heels should be worn indoors.

As this is a residential building we would ask all guests to be mindful of the permanent residents and keep noise to a minimum. No parties and events please.

Check in time is normally 3 pm and checkout 11 am. I will try and be flexible if possible.

The flat is located in the ancient heart of Edinburgh's Old Town. St Mary's Street has local restaurants and shops to explore and is only minutes from the major Edinburgh tourist sites. If you are visiting for the Annual Arts/ Fringe Festival all the key festival sites are located within easy walking distance of the flat.

Edinburgh is best explored on foot with the Castle, Grassmarket, Cowgate, Parliament, Holyrood Palace and Park, Princes Street and the New Town, Edinburgh University and the historic Meadows all within easy walking.

For those who wish a little extra climbing Arthur's Seat with its spectacular views over the city and down to the River Forth and beyond is close by.
