The layout of the flat gives the feel of a house - the master bedroom is high ceilinged and bright with an en suite full bathroom, the second bedroom is on a separate floor with shower room opposite; the drawing room is sunny and uplifting; the dining room is a great work or eating space and the kitchen is small but well equipped (NB: No microwave). The welcome is warm

YOUR LONDON HOME
This approx 925 sq ft (86 sq metre) flat is on the first floor (one flight of stairs) of a period property in a well maintained, mid terrace, attractive, stucco fronted Regency building with an open facing aspect; it is located in a very quiet residential street with virtually no passing traffic. The south west facing, spacious two bedroom first floor maisonette is cleverly configured on 3 floors; it has been completely refurbished throughout to an exacting standard. It is elegantly and comfortably furnished with well chosen and much loved quality collectibles - a home of comfort, warmth and welcome.

MASTER BEDROOM & EN SUITE BATHROOM
The entrance level master bedroom (5.1 x 3.3M) benefits from high ceilings and French doors to the planted balcony. King size bed with headboard, fully sprung quality mattress with topper, electric blanket, feather duvet (light or winter weight), feather pillows, quality cotton bedlinen. Bedside tables and reading lights either side. 31"/79 cm flat screen TV with remote at the foot of the bed. Two thermostatically controlled radiators. Comfortable armchair. Footstool at end of bed. Hairdryer.

BEDROOM 2 & SHOWER/WET ROOM
The second bedroom (3.5 x 2.2m) is located on its own level, as is its shower room which is opposite. The bedroom has a triple glazed opening window, central heating with thermostatic control, a smart TV (flat screen with remote, integral DVD player), armchair, bedside table, reading light, hairdryer, electric blanket, feather pillows, feather duvet and quality cotton bed linen. The compact separate shower/wet room is opposite the bedroom - overhead power shower, lavatory, basin and heated towel rail.

DRAWING ROOM
The sizeable drawing room (5 x 4.2M) is light and high ceilinged with comfortable seating, Smart TV and 2 sets of French windows to a wrought iron balcony ... in summer, a small table and 2 chairs make for a perfect al fresco morning coffee/evening drink, surrounded by the scented and colourful planting.

KITCHEN
The kitchen is small (3.2 x 2.1M) but well equipped - fridge, freezer, dishwasher, kettle, toaster, breakfast bar. Please note that, for health reasons, there is no microwave.

English mother tongue host (with Trinity qualification for Teaching English as a Foreign Language) can advise the easiest way of arriving at the property and any help needed to maximise your London stay is happily given. Maps, bus timetables, tourist information, guide books, etc., are plentiful ; Oyster (travel) card, bike hire key, bike helmet, etc., can be arranged for you in advance of arrival. Spanish and French are spoken.

THE LOCATION
The area is exceptionally well served by public transport … Victoria Station, a 9 minute walk from the Denbigh Street flat, is one of the largest train and bus stations in London and from which you directly access three wide reaching underground (tube) lines - Victoria, District and Circle. The mainline Victoria station provides overland trains to Gatwick Airport and the South West of England. At Victoria Coach Station, there are regular cost effective buses to all the main airports - Heathrow, Gatwick, Stansted and Luton - as well as to most parts of the UK.

In addition to the nearby Victoria and Pimlico tube stations, there is a wide network of buses available from in front of Victoria Station where a manned information booth provides excellent bus travel guidance. The 24 bus stops metres from the flat and buses arrive every few minutes taking you directly into the West End via Westminster Cathedral, Westminster Abbey, the Houses of Parliament, Whitehall, Trafalgar Square, etc.

Pimlico is a hidden bijou part of London; it is a vibrant and buzzing neighbourhood with an abundance of international cafes, restaurants and pubs - Indian, Spanish, Thai, Brazilian, Mexican, Turkish, Italian, English, Middle Eastern - all within a few minutes’ walk of the property. There are several supermarkets - none more than 5 minutes’ walk away, most within minutes. There are also numerous delicatessens and Tatchbrook Street Market serving freshly cooked take away luncheons (5 days a week); Thursdays, Fridays and Saturdays bring a butcher and fishmonger. This little market is just 2 minutes walk away. There are 3 cash ATM’s and a Post Office within 3 minutes’ walk.

I adore the centrality of it all ... being able to walk pretty much everywhere you want to go in under half an hour is such a bonus. The area is a brilliant mix of different ethnicities and the cafes and restaurants reflect this - English, Brazilian, Australian, Cypriot, Thai and many other restaurants are all within a few minutes walk. Having a choice of 3 tube (underground) lines at Victoria and having well lit and well peopled streets make this a perfect spot

I am really well traveled but continue to yearn to see more … an ever growing list of places on my visit wishlist. Hence the reason for renting out one of my spare rooms. I am British born and bred but have lived in America, Argentina and India for extended periods but London is always home in my heart. My interests are wide and varied – travel (obviously), film, music, theatre, yoga and anything London! My life is full, fun and entertaining – friends from all walks of life visit frequently so the flat always has a happy buzz. And, of great importance to me - and to find it in others - I have a well developed sense of the ridiculous!
