The space

Pinn Cottage is a lovely 4bdr country house down a quiet lane in a rural setting near the Buckinghamshire/Oxfordshire border. Enjoy green views, peace and quiet and creature comforts whilst only 30 minutes away from the centres of Oxford, Bicester or Aylesbury, and from the M40. Set in large private gardens the house has the benefit of underfloor heating throughout, a 4-oven Aga cooker and a wood-burning stove.
Downstairs the large kitchen is the focus of the house, with a light and bright dining area built in conservatory style and leading through french doors to outdoor terraces on both sides. Cooking is done on the Aga range, which also has a double ring electric hob on one side. The kitchen is fitted with a large Amari US ice- and water-dispensing fridge, and Miele dishwasher. The utility room houses a washing machine and butler's sink, with a shelved pantry and wine store off it. There is also a spacious separate dining room perfect for more formal gatherings. The dining room and living room sit cosily side by side, in the older 'cottage' part of the house, with a dual aspect wood-burning stove in the fireplace between. Logs are stored at the side of the house. Off the entrance hall is a small study which can provide a quiet bolt-hole to compose e-mails if work calls.
Upstairs are four double bedrooms, 2 of which have ensuite shower rooms, while the other 2 share a family bathroom with bath and shower. The master bedroom has a superking size bed, and a walk-through wardrobe area leading to the ensuite with double-basin and walk-in shower; bedroom two has a king size bed and smaller ensuite shower room; bedroom 3 has two single beds, one of which stows under the other when not required; bedroom 4 has a double bed and shares the main bathroom with bedroom 3. There is also a downstairs cloakroom lavatory.
On the main terrace there is garden dining furniture, and a barbecue on the smaller terrace. At the top of the garden is a summerhouse and deck with all-weather rattan seating area where you can enjoy far-reaching views over the countryside and many a red sunset. The summerhouse has a power supply, so there is a fridge for drinks, and lights for those late summer evenings. The garden is largely south-facing and well-established sloping up from the house with several sets of steps leading to the top, (hence unsuitable for toddlers or anyone with limited mobility). There is ample parking in front of the house for 4 cars.
The old thatched villages of Long Crendon and Haddenham are only a mile and three miles away respectively; two miles takes you to the market town of Thame with its variety of shops (incl Waitrose) and weekly market. The area is blessed with a huge choice of excellent pubs and restaurants, from our local favourite just around the corner to Michelin-starred establishments a short drive away.
Our nearest station, ten minutes away, is Haddenham & Thame Parkway on the Chiltern Line out of London Marylebone.

Guest access

There is sometimes a two-night minimum stay during January and February allowing for short winter weekend breaks, otherwise 3-night minimum for most of the year, rising to 4-night minimum at peak periods. Guests will have access to all parts of the house & garden APART FROM one room, which is locked off for owners' use only, and both the garden shed and old garage.

Interaction with guests

We will not be present during your stay, however we will have a manager overseeing the property who will let in guests and hand over keys etc.

Other things to note

Off-season, for most of January and February, we sometimes agree to a 2-night minimum stay. We have a 3-night low season minimum stay during most of the year, with a 4-night high season minimum stay at peak periods.

No pets. No smoking and that includes the garden - who would think it ok to throw cigarette ends into borders and flower pots for others - perhaps a child - to pick up?! Please note the property is listed as not suitable for unsupervised small children/toddlers as the garden is steep with many large steps. There are also multiple levels within the house. Parents must be responsible for their children at all times. With that caveat in mind, we would like to reassure guests that we have families of all ages staying all the time, who really enjoy the garden space and we have never had a problem. We just want to put that warning in there. And lastly, breakages happen, but please do report any so we can re-stock!

Well equipped house in a lovely rural location. Great food options locally and close enough to Oxford City for a day visit. Would come again.

We couldn't have asked for a better place to stay as a base for a wedding we attended in the area. The property was lovely and spacious and our 3 children loved playing hide and seek in the gorgeous garden. Sarah who met us at the property provided us with all the info we needed and also some bit and pieces to help us settle in (the cake was especially gratefully received). If we ever have need to stay in the area again we wouldn't hesitate to book Pinn Cottage.

This was our second visit to Pinn Cottage, which speaks for itself. It is warm and comfortable, with many extra touches thoughtfully included. We particularly enjoyed the kitchen and got to grips with the Aga and had some delicious meals. Only sorry that it was not warm enough to enjoy the garden but the views from the house are stunning and the younger members in our party, enjoyed a somewhat muddy walk. An added bonus, were the sightings of red kites swooping over the fields.

My family and I enjoyed our stay. It's a lovely traditional house, and the aga in the kitchen topped it off. It was a shame it wasn't colder so we could use the log burner! The underfloor heating made the tiled and wood floors perfect temperature. Beautiful gardens with great views. Good access to the countryside as well as the motorway. It was just what we were looking for, thank you.

Zoe met us at the house and was very welcoming and friendly. She made sure I was familiar with everything I needed to know. The house has a lovely big Aga which I loved using and the kitchen is really well equipped with everything you might need. The great highlight of the house is the amazing views from all the windows and especially from the garden over rolling hillsides. Coming from London we really noticed the peace and quiet being on a small dead end road. We would definitely return and felt like we were in a home, not just a house.
