Welcome to Casa Castalda, our villa in Italy. Perched in the hills of the Niccone Valley in the Cortona area of Tuscany, with extraordinary viewsl, we have spent the last few years turning it into our dream house and hope you will enjoy it too.

The space

Welcome to Casa Castalda, our villa in Italy. Perched in the hills on the border between Umbria and Tuscany, we have spent the last few years turning it into our dream house.

Prices are for 10 people in 5 ensuite bedrooms. However we have recently renovated the 'Artist's House', which can be rented for an additional €400 per week, meaning that there is room to sleep 12, in 6 ensuite bedrooms.

The house and Tobacco Tower: Casa Castalda is a 100 year old farmhouse, with a converted tobacco-drying tower. The house has been restored to the very highest standards, by local craftsmen using local materials.

On the outside it is a beautiful old farmhouse with unmatched views of Castle Reschio and the Niccone Valley. Inside, the house has an enormous open plan ground floor with a vast living room, hall, and snooker room. There are four bedrooms, each with a bathroom, a beautiful kitchen with a terrace, and a double height upstairs living room.

Slightly down the hill from the main house is a studio bedroom with its own terrace, and a converted tobacco tower with a large double-aspect bedroom, lounge with kitchen, and its own terrace with a boules court.

The house sits in 5 hectares of gardens, criss-crossed with paths and dotted with pergolas, hammocks and places to relax. The infinity pool is above the house, and has an extraordinary view of two castles across the valley.

Guests have full use of the house and Tobacco Tower, the gardens and our pool with magnificent views of the Niccone Valley.

We will help you make your booking and are happy to answer questions about your stay, the house and the area. While you are staying at Castalda we have a house manager who can help with day to day enquiries an help you with booking any extras such as cooks, yoga teachers, wine tours, babysitting, drivers etc...

In order to comply with Italian law we require guests to sign a contract. The contract sets out the lead guest in your party, names of other guests, the date of the booking, price of the booking, details of the breakages deposit and cancellation terms. Please ask if you would like to see full details of the contract before booking.

We love the house, and we want others to enjoy it as much as we do. We spend as much time as we can at Casa Castalda, but it is available for rent whenever we can’t be there. We love the house, and we want others to enjoy it as much as we do.

The huge open-plan living area has a long antique dining table seating twelve. To relax there are sofas, a flat screen TV with satellite and DVD, and a good-sized snooker table, as well as a good selection of books, maps and guidebooks.

All bathrooms are provided with St Kitts guest toiletries from Cornwall.

The upstairs includes a double height living room with sofas and a working fireplace. The house is fully centrally heated, with wireless internet throughout.

There is a pizza oven for the brave. The Tobacco Tower provides privacy for couples and families with young children. It has its own wisteria-covered terrace with wonderful views.

The artist's studio is the most recent addition, having just been converted. It has a wonderful view, its own bathroom, and real privacy.

The Pool and Gardens: We are particularly proud of the infinity pool, which we think is one of the highlights of the property. It has been described as the most beautiful pool in Umbria. It is 14m long by 6m wide and has incredible views across the valley. It is set 50m above the house, not overlooked, and has a long stone terrace, shower, changing room and toilet. We have furnished the poolside with beds and loungers on which you can spend hours in complete comfort.

There is a lovely gazebo offering shade from the Italian sun. The pool is heated with solar panels, and also has an electric cover, both to keep the heat in, and for safety.

We have recently restored the five hectares of gardens, with olive groves, lawns, an Italian garden, paths, and numerous places to sit, read, and eat. There is a stone barbecue, and a growing selection of herbs and flowers. Our favourite places are the kitchen terrace, where we have breakfast; the big pergola, which has a very special view over the castle; and the hammocks under big oak tree.

Bookings are a minimum of three nights.

The house is built onto a hillside, meaning there are stairs in the house and about 50 steps up to the pool (giving it amazing views!). So please be aware of the steps if you have very young children, elderly or anyone with restricted mobility in your group. We have stayed with our own tiny children and older relatives so while none of this rules out a stay we wouldn't want you to be unaware.

The house is extremely comfortable and there will be toiletries, basic foodstuffs, loo roll, kitchen paper and such like on your arrival. Butthe booking is a self catering booking and the house is not staffed (otherwise we would have to charge Four Seasons prices). This means you will need to buy your own toilet paper, kitchen roll, dishwasher tablets etc if these run out during your stay.

Please look after our precious house! The house is comfortable, spacious and relaxing and we want you to enjoy it as much as we and many of our guests have over the years. In order to preserve it we ask that you read and adhere to the following rules. Many thanks!

Guests are required to complete and sign a contract when they book. Failure to do so may render your booking invalid. Details of guests must be provided as part of the contract. This is required by Italian law.

Events and parties are allowed, but only if we are informed at the time of the booking that they will take place. We reserve the right not to allow any event deemed inappropriate in its nature or size.

Pets are allowed as long as we are informed at the time of the booking.

If you have young children or elderly in your group please let's discuss the house. We say that the house is suitable for children and infants because we have spent a lot of time there ourselves with babies and children as have many previous guests. But we are conscious that people are all different and may have varying ideas about child proofing and suitability for babies and children.

Smoking is allowed in the gardens and on the terraces. It is not allowed in the buildings. A charge will be made for additional cleaning if it is clear guests have been smoking inside.

We request a €1000 refundable deposit against breakages. In the event that house keys are not returned at the end of the rental, then the cost of changing the locks and re-equipping the house with a full set of keys will be deducted from the security deposit.

The pool is amazing! Nearest town is about a ten minute drive. It can get warm so opening the windows up at night was a good idea. We loved the kitchen and stone pizza oven.

Fabulous villa to get away from it all! We thoroughly enjoyed our week at Casa Castalda. The infinity pool is out of this world and we spent many a day sitting looking out over the Tuscan Hills. It is about 40 steps up to the pool so there is no chance of young children falling in, but it is quite a long walk up and down for the old or very young. The outdoor dining table is also amazing, with views out into the countryside - a perfect place to while away many an hour over some delicious local food! Casa Castalda is very rural & about 15 minutes drive from the local village where there is a butcher, baker and a small supermarket which was useful. However, it is a good hour from many of the sightseeing towns, so day trips need planning in advance. Celia was a great host as well, always available to answer questions in the run up to our stay and even when we were there. She also has a local lady managing the property who was very helpful with any queries or issues we had throughout our stay.

We were a group of ten (six adults and four kids) and really enjoyed the stay at the house. It's well set up for spending time together but also giving everyone enough space. All rooms are nicely set up. House is well equipped. The pool is absolutely beautiful! Lots of nice little villages around with cute sights and food food. Only point of attention: the house's set up is absolutely beautiful but not at all suitable for toddlers who cannot yet walk stairs. Stairs everywhere (not obvious from the pics) but makes it a real challenge. Exchanges with Celia beforehand were great and she was very helpful. There is a local contact once there who is quite to the point but very engaged to help and get potential issues solved asap.

Casa Castalda was perfect for our family of nine. It is a beautifully renovated farmhouse / villa located on the border of Tuscany and Umbria in the most beautiful area of Italy. Celia and Francesca were so very helpful in making this a memorable experience from day trip recommendations to private chefs. Their response times were almost instantaneous, and suggestions spot on. The infinity pool and manicured gardens were spectacular, and the entire property sits on over 12 acres. The villa has the charm that comes with a 100 + year old property, paired with the modern conveniences and high design of a "no expenses spared" renovation. I looked at almost 100 properties on airbnb before choosing this one. I can't say enough good things about our experience there and highly recommend it.

We had a lovely stay at Casa Castalda. Had our three grown children and 2 year old grandchild there for 5 days. Enjoyed the beautiful Villa and especially the amazing pool. Great location and we had an a fabulous time visiting Assisi, Cortona, Montepulciano and San (URL HIDDEN) unforgettable family vacation at a home with great amenities and charm.
