Welcome to Casa Castalda, our villa in Italy. Perched in the hills on the border between Umbria and Tuscany, we have spent the last few years turning it into our dream house.
Prices are for 10 people in 5 ensuite bedrooms. However we have recently renovated the 'Artist's House', which can be rented for an additional €400 per week, meaning that there is room to sleep 12, in 6 ensuite bedrooms.
The house and Tobacco Tower: Casa Castalda is a 100 year old farmhouse, with a converted tobacco-drying tower. The house has been restored to the very highest standards, by local craftsmen using local materials.
On the outside it is a beautiful old farmhouse with unmatched views of Castle Reschio and the Niccone Valley. Inside, the house has an enormous open plan ground floor with a vast living room, hall, and snooker room. There are four bedrooms, each with a bathroom, a beautiful kitchen with a terrace, and a double height upstairs living room.
Slightly down the hill from the main house is a studio bedroom with its own terrace, and a converted tobacco tower with a large double-aspect bedroom, lounge with kitchen, and its own terrace with a boules court.
The house sits in 5 hectares of gardens, criss-crossed with paths and dotted with pergolas, hammocks and places to relax. The infinity pool is above the house, and has an extraordinary view of two castles across the valley.
Guests have full use of the house and Tobacco Tower, the gardens and our pool with magnificent views of the Niccone Valley.

We will help you make your booking and are happy to answer questions about your stay, the house and the area. While you are staying at Castalda we have a house manager who can help with day to day enquiries an help you with booking any extras such as cooks, yoga teachers, wine tours, babysitting, drivers etc...
In order to comply with Italian law we require guests to sign a contract. The contract sets out the lead guest in your party, names of other guests, the date of the booking, price of the booking, details of the breakages deposit and cancellation terms. Please ask if you would like to see full details of the contract before booking.

We love the house, and we want others to enjoy it as much as we do. We spend as much time as we can at Casa Castalda, but it is available for rent whenever we can’t be there. We love the house, and we want others to enjoy it as much as we do.
The huge open-plan living area has a long antique dining table seating twelve. To relax there are sofas, a flat screen TV with satellite and DVD, and a good-sized snooker table, as well as a good selection of books, maps and guidebooks.
All bathrooms are provided with St Kitts guest toiletries from Cornwall.
The upstairs includes a double height living room with sofas and a working fireplace. The house is fully centrally heated, with wireless internet throughout.
There is a pizza oven for the brave. The Tobacco Tower provides privacy for couples and families with young children. It has its own wisteria-covered terrace with wonderful views.
The artist's studio is the most recent addition, having just been converted. It has a wonderful view, its own bathroom, and real privacy.
The Pool and Gardens: We are particularly proud of the infinity pool, which we think is one of the highlights of the property. It has been described as the most beautiful pool in Umbria. It is 14m long by 6m wide and has incredible views across the valley. It is set 50m above the house, not overlooked, and has a long stone terrace, shower, changing room and toilet. We have furnished the poolside with beds and loungers on which you can spend hours in complete comfort.
There is a lovely gazebo offering shade from the Italian sun. The pool is heated with solar panels, and also has an electric cover, both to keep the heat in, and for safety.
We have recently restored the five hectares of gardens, with olive groves, lawns, an Italian garden, paths, and numerous places to sit, read, and eat. There is a stone barbecue, and a growing selection of herbs and flowers. Our favourite places are the kitchen terrace, where we have breakfast; the big pergola, which has a very special view over the castle; and the hammocks under big oak tree.
Bookings are a minimum of three nights.
The house is built onto a hillside, meaning there are stairs in the house and about 50 steps up to the pool (giving it amazing views!). So please be aware of the steps if you have very young children, elderly or anyone with restricted mobility in your group. We have stayed with our own tiny children and older relatives so while none of this rules out a stay we wouldn't want you to be unaware.
The house is extremely comfortable and there will be toiletries, basic foodstuffs, loo roll, kitchen paper and such like on your arrival. Butthe booking is a self catering booking and the house is not staffed (otherwise we would have to charge Four Seasons prices). This means you will need to buy your own toilet paper, kitchen roll, dishwasher tablets etc if these run out during your stay.
Please look after our precious house! The house is comfortable, spacious and relaxing and we want you to enjoy it as much as we and many of our guests have over the years. In order to preserve it we ask that you read and adhere to the following rules. Many thanks!
Guests are required to complete and sign a contract when they book. Failure to do so may render your booking invalid. Details of guests must be provided as part of the contract. This is required by Italian law.
Events and parties are allowed, but only if we are informed at the time of the booking that they will take place. We reserve the right not to allow any event deemed inappropriate in its nature or size.
Pets are allowed as long as we are informed at the time of the booking.
If you have young children or elderly in your group please let's discuss the house. We say that the house is suitable for children and infants because we have spent a lot of time there ourselves with babies and children as have many previous guests. But we are conscious that people are all different and may have varying ideas about child proofing and suitability for babies and children.
Smoking is allowed in the gardens and on the terraces. It is not allowed in the buildings. A charge will be made for additional cleaning if it is clear guests have been smoking inside.
We request a €1000 refundable deposit against breakages. In the event that house keys are not returned at the end of the rental, then the cost of changing the locks and re-equipping the house with a full set of keys will be deducted from the security deposit.
