The Bothy, formerly ‘The Old Potting Shed’ is surrounded by the most beautiful countryside. Situated near Fittleworth in the South Downs National Park.

Renovated & furnished to a high standard, it boasts many original features as well as modern comforts including a well equipped kitchen, 2 ensuite bedrooms, log burner & large outdoor space.

The Bothy is ideal for a weekend escape, wedding, special occasion, walking holiday, Goodwood events & spending time with family & friends.

The space
The Bothy is a stunning family friendly, two bedroom cottage nestled against a grade II listed walled garden with plenty of outdoor space. Ideal for nature lovers.

When we bought Garden House Sussex in 2010, the former potting shed was looking very sorry for itself after years of neglect. So we set about a sympathetic renovation highlighting & revealing many original features including an old Victorian ‘greenhouse’ heater which would have been used to generate heat for the glasshouses on the other side of the wall.

Internally, the open plan living/dining room features solid oak doors & floor (with underfloor heating), exposed brickwork, pretty furnishings, fire place with log burning stove, dishwasher, washing machine, Nespresso machine, T.V, fridge, freezer, kettle, toaster & microwave. As well as all the other items a well stocked kitchen would normally have.

The Bothy has two bedrooms, the main bedroom has a double bed and an en-suite with a big bath. The twin room has two single beds and an en-suite with a shower (a rollaway bed can be added for a fifth guest). All bedrooms have soft bedding & fluffy towels as standard.

The stable door in the living room leads out to one acre of walled garden for guests use. With decking area, outdoor furniture and a charcoal bbq. There’s a chicken coop in the corner of the walled garden so if chickens are laying, you can enjoy fresh eggs.

As well as the walled garden guests are welcome to explore our woodland, complete with forest school (hand built by me & my sons during the lockdown years to avoid too much time on screens indoors).

Muddy Stilettos Sussex say ‘First glance from the outside gives you little clue to how much space there is inside and the quality and attention to detail – it feels like stepping into the home you wish you had! There’s mood lighting and soft music on arrival, fresh cut flowers and magazines, and a well-stocked fridge. A solid oak stable door opens out into the stunning garden, and well-positioned decking with seating allows for afternoon drinks and alfresco dining without needing to go any further to take in the countryside views and wildlife.

We spent a lot of time exploring what the grounds had to offer, and aside from the acre of garden for children to lose themselves in. Free range hens live in the grounds behind The Bothy, much to the delight of my daughter who was able to collect fresh eggs for breakfast’.

Family friendly, in shared one acre walled garden with a Yurt. Each have ample space with the Yurt on the opposite side of the walled garden. We are surrounded by historic woodland & beautiful countryside.

Ideal for one or, two couples or a family - both bedrooms separate with an en-suite bathrooms.

Ideal staycation to explore the South Downs National Park. You can walk from your door in minutes to Lords Piece, Coates Common heathlands SSSI.

Great open-plan space for a group to get ready on the morning of a wedding or host a special ocassion.

Two well behaved dogs are welcome at the Bothy. Please remember to add a ‘pet’ to your booking. Highchair & travel cot available upon request.

The Bothy comes with one acre of walled garden to enjoy and garden furniture for outdoor dining, as well as 3 acres of woodland to explore. You can walk to Lords Piece, Coates Common SSSI from here too - a beautiful area of natural heathland.

Other things to note
Goodwood 12 miles (23 minutes, subject to traffic). Ideal location for Goodwood Festival of Speed, Goodwood Revival and Goodwood horse racing events.

One small, well behaved dog is welcome at the Bothy. Please note, we share our land with pheasants & wild deer, it is therefore advisable to keep your dog close to you at all times. No dogs on the beds or, furniture please. Leave only footprints in the South Downs National Park, bin dog poo & litter thank you. Please remember when booking to add a ‘Pet’ to your reservation.

Please take care on the decking, it can sometimes be slippery due to weather conditions & proximity to trees. Thank you.

Free range eggs usually available from our resident chickens (excluding wintertime when Nugget, Jeff, Maude, Mable, Zebra chicken choose not to lay so much). Children (or grown ups) are welcome into the chicken enclosure with me to feed the chickens, spend some time alongside them & collect eggs (if laying). If you would like to book this experience, it’s free, please message me in advance of your check in date.

Why not make your stay extra special by adding a bottle of chilled fizz or, champagne, seasonal flowers or, chocolates. We offer a decorating service for birthdays, weddings & other special celebrations.

Our closest shop is Fittleworth Stores & Cafe on the village green in School Lane, Fittleworth. They sell logs, kindling kitchen essentials, farm shop-type produce & locally sourced gifts. The cafe serves great coffee, breakfast & lunch - with outside space overlooking village green. Please check opening times online to avoid disappointment. There is a Tesco & a Sainsbury’s in Pulborough and a Co-op in Petworth as well as a Waitrose in Storrington. You can receive deliveries to ‘The Bothy at Garden House, Coates, Fittleworth RH20 1EU’.

In May 2016 the South Downs National Park became the world’s newest International Dark Sky Reserve (IDSR), perfect for stargazing & moon bathing.

Hi, I am Lindsay. With each sunrise I feel fortunate to be in the South Downs National Park. Waking up to birdsong, spending the day in nature and falling asleep beneath star scattered skies. I host three reassuringly beautiful properties. The Hut - a shepherds hut nestled beneath a majestic Horse Chestnut tree in meadowland. The Bothy - formerly the ‘potting shed’ to the walled garden.
