The space
Large clean furnished studio on the top 3rd floor facing the side parking lot with a open view. It has a large private large kitchen and bathroom as well as a walki-in closed.
*Equipped kitchen and dining room and full bath with towels and mat.
*Furniture include queen bed, a sofa bed, desk, desk chair, TV, TV stand, window air-conditioner floor lamp, dining table and chairs.
* Flat screen TV with powerful antenna receiving 60 more channels more than basic cable.

*New Maytag washers and dryers in the building

Interesting! many tenants have asked me if the building is mostly empty for it is so quiet. On the contrary, it is 95% fully occupied. Due to the good insulation and solid structure, the sound proof is very good.
This lovely brick building, originally a classic hotel and a landmark, is in a great location at the heart of the U District but is very quiet due to good management, located between NE 45th and 46th St. on Brooklyn Ave. There are bike and walking paths (You can also rent one of my bikes for $5.00/day or $25/wk and take the Burke Gilman trail to Lake Washington), bus lines, grocery stores (Trader Joe, Safeway), movie theater and restaurants within close distances. Farmer market* is 2 blocks away on the same street. Seattle, the Emerald City, boast some of the nations best mass transportation. Many bus lines just around the corner which only take you 10 seconds to. You can go anywhere in town. Most tenants are quiet graduate student or visiting scholars.

Our 550 square feet large studio with private kitchen and bathroom is really reasonably priced !

Laundry room with 6 coin-operated new Maytag washers and dryers are in the lower floor level.
Due to its prime location in the center of U District, Parking is NOT free. It is $15 per day or $200 per month in winter, please contact me for the parking assignment.

Other things to note
This is on the 3rd floor with no elevator, the law allows building with only 3 floors do without elevator. The wide stairs with landings make the climbing easy.
Security cameras are installed near the building entrance door to ensure no strangers come in. Please do not let people you don't know into the building. Please register the exact number of people who will stay in the reserved unit. Thanks.

The laundry room is in the basement to your right. The trash can and recycling bins are in the back parking lot where you can go to the walk out basement back door to throw away the trash. The building front door key can open the building back door too. Please also note:

1) Every appliance is working perfectly fine, if one of the burner does not turn hot, it is loose from the base, just insert well, if the toilet tank has running water to the bowl, just press the handle one more, no need to be panic or complaining, if you cannot solve these problems, just let me know, we have checked that everything is ready to go.

2) Please reserve as the exact# of guests will come to help to build trust and transparency. The base rent is reasonable compared to the hotel room nearby. We keep the rate low for one traveler but need to charge extra $15 per night per person for the extra guests with advance notice or $25 without advance notice. If a guest only comes partial of the trip, please let us know, we only charge for the nights of the guest stay.
3) Absolutely no smoking, smoking must be 25 feet away from the building property, if cigarette smell is detected, we will keep the deposit.

4) The owner will pay for the water, sewer, electricity and solid waste. The tenant use electricity judiciously. For long term guests, If the electricity usage is over $80/mo (over 28 days) for one guest or over $100 for two guests, the guests will pay the difference. This is the way that we do not casually waste energy.
5) Long term guests (over 28 days) due to its discounted rate than weekly or daily rental, need to purchase household consumable goods after the initial supplies are consumed.
6) There are constructions on and off Almost everywhere in U district which we cannot control. They stop working in the afternoon and Sundays.

You will enjoy the convenient locations and quietness of all these buildings. You will also be surprised how quickly we respond to your requests as long as I am in town. My motto is Providing Quality Places at Fair Prices and my life motto is in Philippians 4:13. BTW, I am praised for responsiveness. But I usually do not answer the phone calls on Sundays due to church meetings unless it is urgent, if not, but need to let me know prefer you just text me next day or on Sunday afternoon. Thank you.
