A spacious, self contained, well equipped, comfortable annexe in a beautiful location near the sea. Your own large garden with great views and firepit/BBQ. Parking. Wonderful walks from the door with spectacular views, excellent local farm shop. Easy access to great beaches and the towns of Lyme Regis, Bridport and Charmouth. The annexe adjoins our home, and shares our large drive, but provides total privacy, self check in and check out, enhanced covid cleaning and full social distancing.

The space
We are in a tiny hamlet in the heart of the Dorset Area of Outstanding Natural Beauty, just a couple of miles inland from Golden Cap. Our house is tucked away down a secluded lane, in an acre of garden, nestled into the side of the National Trust's Hardown Hill with its panoramic views over West Dorset. This means that The Old Studio offers a real sense of retreat from the world, whilst being less than 15 minutes from Bridport, Charmouth and Lyme Regis . There are great walks with spectacular views straight from the front door.

The drive is large enough to achieve recommended social distancing and the annexe and guest garden are for your exclusive use. We have always maintained extremely high standards of cleanliness, and continue to do so. We have signed up to the Airbnb enhanced cleaning protocol and reviewed advice on Covid-19 security from the Professional Association of Self Caterers UK, and have adapted how we manage the property accordingly. Sadly this means that if you or any member of your party is having to self isolate you will need to cancel or rearrange your holiday . We will have cleaned hard and soft surfaces using products conforming to BS EN1276. We will also ask you to do your part in ensuring everyone's safety and to take note of our full Covid-19 protocols which are set out in detail in the House Manual - particularly with regard to things you need to do on departure. We have met the Visit England "We're Good to Go" industry standard for adherence to government and industry Covid-19 guidelines for self catering accommodation.

We will always maintain social distancing if we meet you in the drive, and ask that you do the same. We will come out to say hello (safely!) when you arrive but all guests will need to check themselves in using the key safe.

If you are bringing dogs we will not stroke them, and ask that you do not touch our labrador, Holly.

The kitchen diner (4.4mx3.3m) is well equipped and has a full size dishwasher, double oven with grill, ceramic hob, microwave and fridge freezer, bluetooth DAB radio, dining table and chairs and a love seat which converts to a single sofa bed, suitable for another adult or an older child . There is also a seating area just outside the front door, where you can catch the full afternoon sun.

The bed sitting room (5.4mx3.6m) has a king size bed, dressing table, wardrobe, 3 seater sofa and Freeview enabled TV with HDMI cable and DVD player.

The bathroom (accessed through the bedsitting room) has toilet, shower, wash basin, heated towel rail and airing cupboard . An indoor drying rack, iron and ironing board are available on request.

The space is not suitable for toddlers, and we have not provided any baby or safety equipment. However if you want to bring an infant who is not yet crawling, you are welcome to do so, and there is plenty of space to put up a travel cot.

To avoid any risk of Covid-19 contamination between guests, we are minimising the supplies we leave in the property. We will provide tea, coffee, sugar, salt, pepper, olive oil, loo rolls, shampoo and shower gel as standard. If you would like us also to provide eggs, milk, butter and homemade bread and jam please request this at least 7 days before arrival. We may be able to give you fresh vegetables from our kitchen garden in season. We will also provide kitchen roll, hand soap, washing up liquid, dishwasher tablets, bin liners and basic cleaning equipment.

Guests have their own dedicated garden, and the seating area is about a 50m walk from The Old Studio along a grassy path with deep steps and steep slopes. Your garden is in our orchard, and is surrounded by mature trees and hedges as well as young fruit trees. It has been awarded Wildlife Friendly Garden status by Dorset Wildlife Trust, is large enough for an older child to let off steam, and is equipped with a table, chairs and firepit/BBQ.

All the art on the walls of the annexe has been created by Eddie, and is available to purchase at a discount price to our guests.

Superfast broadband is available over our wifi.

The rooms in the annexe are at varying levels, and there are one or two steps between each room. The annexe is connected to our part of the house by a good thick door in a corner of the kitchen diner, which is kept permanently locked.

There are outdoor drying facilities (in the garden and under cover) for your swimming things, wetsuits etc, and storage for bikes, paddle boards etc if you are bringing those. Please bring your own beach towels.

Access to the property is down a narrow and steep unmade lane, which may be tricky if you are an inexperienced driver, have a very low slung sports car, or an unusually long vehicle - but we manage without any problem at all in our basic mini. There is space for one guest car to park adjacent to the annexe. Your key will be in a key safe, and we will give full directions and access details once your booking is confirmed.

We operate Airbnb's moderate cancellation policy. Full details are available on their site, but in summary this means that if , for any reason , including any covid related restrictions, your holiday cannot go ahead, and we cannot offer you suitable alternative dates, we will, regrettably, have to ask you to cancel your booking. To ensure you get a full refund you will need to do this at least 5 days before your stay, unless you have tested positive for covid after that point, when Airbnb's Extenuating Circumstances Policy will apply.

We are a couple of miles inland from the National Trust Golden Cap Estate on the Jurassic Coast World Heritage Site. We are tucked away in a lovely secluded spot, but this means our driveway is steep, and not fully tarmacked, with a sharp corner at the very bottom. We manage this fine in our basic mini, but you might struggle in a very low slung sports car, an unusually long vehicle or if you are a very inexperienced driver.

There are several beaches, a fantastic network of footpaths and many miles of the South West Coast Path, all within very easy reach. Our favourite beaches are Seatown with its beachside gastro pub, The Anchor, the unspoilt Eype and Charmouth with its fossils and Heritage Centre. There are numerous great walks that you can do from The Old Studio without needing to use the car, and within minutes you can be enjoying spectacular views of the Marshwood Vale, Lyme Bay and Golden Cap. The vibrant, creative market town of Bridport with its host of independent shops, arts venues , eateries and events is less than 4 miles to the East. Charmouth, with its sandy beaches and fossil hunting haunts is 3 miles to the west and Lyme Regis, with its famous cobb, dinosaur museum, restaurants, cafes and winding lanes is just west of there. We will do our best to keep abreast of what has re-opened and who is doing takeaways as the lockdown relaxes, but advise that you check directly if you plan to try and eat out or visit local venues and visitor attractions.

Ryall is a hamlet, and sits between the villages of Whitchurch Canonicorum and Morcombelake. Morcombelake is a mile away, and has the wonderful Felicity's Farm Shop where you can get everything you need for a short stay. The Five Bells pub in Whitchurch Canonicorum is half a mile away, and serves locally brewed Palmers beer and traditional pub grub.

After many Airbnb stays in lovely West Dorset, we finally moved here from Oxford in January 2018. We set out to find a house from which we could run our own Airbnb - and very much hope you will love our peaceful area of Dorset countryside just as much as we do. We wanted to be near a vibrant market town and near the coast, but in the countryside. We wanted a lovely garden and great walks, but easy access to arts centres, cinemas, restaurants, shops, pubs and cafes. We think this beautiful spot between Bridport and Lyme Regis offers just that - we hope you will agree!

During your stay
In the light of coronavirus we will be minimising face to face contact with guests, but will remain available via the Airbnb app, and by phone and email . The property is well set up to achieve full social distancing. It is self contained, you will check yourselves in and out and there is more than enough space to maintain a 2m separation in all the outside areas. Sadly this also means we can no longer let guests use the washing machine in our home, or invite you just to pop round and knock on the door if you need anything.
