EH Permit #20-1311 - My home is located on Ditch Plains Road in Montauk. This is a comfortable space, less than a 3-minute walk to a beautiful white sand beach with lifeguards. This is a simple 2-BR, 2-full bath cottage, with a fully stocked kitchen, and full size washer/dryer. Quiet residential area, so small families and couples will find it desirable. Large back yard where there is a charcoal grill and outdoor seating. Contact owner for 2021 season information.

The space
This private home has everything you need for your vacation getaway. Just bring your bathing suits. Bedroom 1 offers a double and twin bed to sleep 3 people. There is a walk in closet for all your personal belongings. Bedroom 2, which has a queen bed, small tall dresser and closet, has its own bathroom, with shower. There is a locking door to this room. The main bathroom has a tub/shower. The kitchen is fully equipped - pots, pans, dishes, silverware, mugs, glassware, K-Cup Coffeemaker, Drip Coffeemaker, toaster, toaster oven, microwave, stove, refrigerator. There are paper products you can use if you forgot something, but we would appreciate your bringing your own paperplates, etc. There is also a drawer with foil, plastic wrap, plastic bags, etc., but again, please only use in an emergency, and bring your own. Toilet paper and paper towels are available. There are beach towels to use, but please shake off all sand prior to bringing into the home. A standard size washer and dryer are available for use. There is a small charcoal grill (please supply your own charcoal) and a table with four chairs for outside use, as well as a picnic table which can seat 6. There is a beach cart which must be stored outside. Two sand chairs are also for your use. Guests are expected to tidy up prior to leaving the property, as well as neatly leaving all WASHED sheets, towels, etc. they have used by the foot of the bed they were used on. In this way we can keep our cleaning costs to a minimum.

Guest access
You are free to use all spaces on the property, but please be respectful of our neighbors. No parties are permitted, however, all family gatherings are welcome. Please, no loud noise after 10:00 pm

Other things to note
Renter of property must be over the age of 30. The person who rents my home cannot sub-let it to others.

Rental Nights Requirements: Until February 1, 2021, will only accept seasonal rental consisting of the weeks between June 26, 2021, through Labor Day weekend. After February 1, 2021, I will accept 14-28 day stays. After March 1, 2021, I will accept 7-14 minimum stays. Always email to see what I have available. Ask owner about waiting list.

I never book reservations back to back. Accordingly, there is no specified check in or check out times. You have the entire days you have booked. I will try to accommodate your request. If cleaning crew can only arrive on the day you want to check in, your check in time will be based upon their departure which is early-mid morning. This seldom happens but you will be advised.

The town supermarket is small, expensive, and crowded. Be prepared and bring all food, snacks, beverages, water, charcoal, etc. with you. I strongly advise large gallons of water to use for the coffeemakers and drinking, as the water from the tap is not the best tasting!

All renters must advise owner, either via text/phone, their arrival and departure. IT IS EXPECTED THAT MY HOME BE LEFT AS TIDY AS WHEN YOU ARRIVED. No dishes are to be left in the sink. All sheets and towels must be washed and dried. The cleaning fee that you are charged is a partial amount that is paid to my cleaning crew to sanitize the home, clean floors, etc. The fee is minimal and guests are expected to leave my home in the same condition as when they arrived.

There is no A/C - I offer many fans and ocean breezes!

There are towels and sheets for you to use during your stay but it is your responsibility to launder them prior to departure!

In less than 3 minutes, your toes are in the sand! The property is surrounded by natural foilage, however, you can see that there are two multiple rental units on either side of my private home. It is quiet in the back, but there is street traffic in front and I always advise anyone visiting to be careful of the cars.

The property, as stated, is a short walk to the beach. There are also hiking trails with access from the Ditch Plains Beach that you can follow to enjoy the beautiful views of this location.
