Your private jungle sanctuary, just 5 minutes from Tulum Beach.
Villa Karma is more than a place to stay, it’s a place to experience Tulum as we fell in love with it.
Wake up to birdsong, spend your afternoons between hidden cenotes and turquoise beaches, then return home to relax by one of the two private pools, surrounded by a lush tropical garden that has been growing naturally for years.
When we built Villa Karma, we chose to preserve the native trees already rooted on the land and let the house become part of the jungle, rather than the other way around. Today, that living garden is home to colorful birds, butterflies and the sacred Melipona bees, creating a peaceful atmosphere that many guests say becomes their favorite part of the stay.
Inside, you’ll enjoy six comfortable bedrooms, two fully equipped kitchens, spacious indoor and outdoor living areas, and everything needed to comfortably host up to 14 guests.
Our commitment to Tulum’s natural beauty extends beyond the garden. Solar energy, rainwater harvesting and advanced water filtration are part of our everyday philosophy, while complimentary purified drinking water is provided throughout your stay.
But what truly makes Villa Karma special is the experience.
We love sharing the Tulum that locals cherish, the quiet beaches, hidden cenotes, authentic restaurants and unforgettable taco spots that most visitors never discover. If you’d like, we’re always happy to share our favorite recommendations.
To make your stay completely effortless, we can also arrange breakfast delivery, private chefs, massages, yoga sessions, bike rentals and daily food delivery directly to the villa.

We are proud to be an eco-conscious retreat and do our best to minimize our footprint.
We kindly ask you to support us in this by following a few simple eco-practices:
• Please do not flush toilet paper or anything else down the toilets. Like most homes in Tulum, we have a delicate ecological septic system. Use the bin provided in each bathroom.
• Avoid pouring chemicals or harsh products down the sinks or toilets. We provide biodegradable soap and shampoo — thank you for using them!
• Tap water is not drinkable, but it’s safe for brushing teeth or washing up. We provide large jugs of purified drinking water, along with complimentary tea, coffee, and basic condiments.
