Situated right on the beachfront boardwalk and the corner of 33rd Street, this downstairs 3 bedroom, 2 bath home is available as a basic family destination for folks who know what the locals know: the best surf for the “big kids”; the friendliest shoreline for little ones; soft white sand for sunbathing or serious games of beach volleyball; rock jetties to climb and hunt for crabs or shells; close walking access to groceries, restaurants, shops and excursions….there is happily something for everyone's idea of the perfect vacation!!

DISCLOSURE: While the location is prime, and we can ensure the cleanliness and functionality of the property - including the health and safety of our guests - the general appearance, condition and furnishings of this unit would be considered "basic" or "below average." Here's what you'll find:

LIVING/DINING AREA

KITCHEN

- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.)
- Kitchen overlooks dining room and out to beach/ocean beyond

Bedroom #1: 2 twin bunk bed sets (4 twin beds)

EXTRA SLEEPING ARRANGEMENTS: Additional sleeping accommodations to fulfill the maximum occupancy are provided via 2 twin trifold floor mats, along with extra linens/pillows. (the floor mats are best suited for children) Twin rollaway beds can be rented if adult sleeping accommodations are desired instead of mats. Make arrangements in advance to ensure delivery can be scheduled in time for guest arrival.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

LAUNDRY: Below average condition. Located in the garage (coin operated); guests must provide their own supplies and quarters; shared with upstairs tenant

PARKING: 1 small space in the shared double car garage (midsize/minivan vehicles only; no large SUV's.) 78" H clearance x 7' W
Available general neighborhood street parking can also be utilized (metered and unmetered).

LOCATION: Most desired destinations are within easy walking or biking distance, so you can park the car for the duration of your stay! The Newport Pier area, including the historic Dory Fisherman's Fleet, Seaside Donuts, Charlie's Chili and much, much more, is a lovely 10-minute stroll along the boardwalk at most. A couple of miles beyond that is the Balboa Pier, with even more possibilities, including the historic Pavilion, Catalina Island Flyer, Balboa Island Auto Ferry, The Fun Zone, and a trip to Ruby's Diner at the end of the pier for great burgers and shakes. You won't go hungry in Newport Beach!

RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, rollaway twin beds, etc. Contact us for more information!

NOTE: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
