Il Sogno is a beautifully restored two level home in the medieval village of Casperia, 60 kilometers north of Rome. It has a well-equiped kitchen, two bedrooms with queen size beds, a pull-out sofa bed, a large, full-sized bath and a half bath.
Il Sogno is a lovingly restored home in the peaceful, pedestrian-only medieval village of Casperia, located in the Sabina, just north of Rome. Il Sogno's lower level bedroom and half-bath date to the 11th Cen. and the upper level, where the main living areas are located, dates to the 14th or 15th Cen. Its two-foot thick stone walls keep il Sogno cool in summer and (together with the help of the sub-floor heating system and fireplace in the master bedroom) warm in winter. While il Sogno's old wooden beams, alabaster light sconces and stone and stucco walls afford the perfect backdrop for its many period antiques and original artwork, it was restored with comfort and luxury in mind. The owners live there four months out of the year, and they love to cook, so the kitchen, with Persian marble countertops, is well-equipped. The master bath is large and well-appointed. Il Sogno comes with wireless internet and a TV monitor with a multi-region DVD player. The adjacent garden has a dining/sitting area located under a pergola shaded by a 100 year old grape vine and looking out over roses and lavender, a pomegranate tree and a number of culinary herbs guests are free to use.
Although il Sogno is listed as an "apartment," it is really a part of a medieval borgo, or warren of interconnected buildings built over the last 1000 years. It has a separate outside entrance, and its guests have full and exclusive access to the entire living area and to its garden. There are no shared spaces. It consists of an entryway, two bedrooms (each with a comfortable queen-size bed), a living room with a comfortable pull-out queen-size sofa bed, a dining room, kitchen, full bath upstairs and a half bed downstairs.
Interaction with guests
The Owner is available via email and telephone during the booking process -- and after -- to address any questions or concerns the guests may have. Also, Il Sogno's caretaker, Rosella, lives nearby, in the village. Rosella meets guests upon their arrival to guide them up to il Sogno, and serves as a local point of contact in the event of a problem. The "cleaning fee" charged in the pricing structure goes to Rosella for her services.
Other things to note
Although rental rates are quoted as a daily rate, that it due to Airbnb's listing structure. Il Sogno rents by the week, Saturday to Saturday. On occasion, the Owner will rent for shorter periods (three day minimum), or agree to a start date other than Saturday. A discount is available for rentals of more than one week. Please feel free to discuss rates with the owner.
Il Sogno can be reached only by foot, up cobblestone streets, steps and byways that can be challenging, especially for anyone who is mobility impaired. That is part of its charm. Similarly, there are steps with no railings, uneven steps, etc.,
Due to the fragile nature of many of its furnishings as well as the absence of safety features (windows open onto twenty foot drops to pavement below, etc.) il Sogno is not appropriate for children under 10 years of age.
Guest will be expected to sign a booking contract confirming their acceptance of the Owners terms and conditions for rental.

My wife and I share a love for Italy, and we bought il Sogno in 2015, when it was a 900 year old hovel, planning on spending 4 or so months a year there after we retired. Now, mostly retired, we spend the spring and fall in Casperia, and share it with others when we are not living there. Casperia and the Sabina area is a magical place, truly undiscovered Italy, and we believe our second home, il Sogno, reflects and shares that magic.
