Enjoy the simplicity and beauty of the Beechwood View Farmhouse in Rixeyville, VA. Conveniently located 8 miles from the quaint small town of Culpeper, 30 miles from Shenandoah National Park, and nearby to many vineyards, breweries, our farmhouse is a great place to stop over or stay for a weekend or longer to enjoy a vacation in the heart of Virginia. 3 beds, 2 baths, living room, kitchen and dining area; plus a spacious sun porch and large deck make our farmhouse perfect for 8+ people.

The space
Beechwood View Farmhouse offers a sweeping pastoral view and beautiful country setting in all seasons. Walk the property, visit the small pond, trails are available on our 30 acre property. Schedule a horseback riding lesson ($50 per person). A firepit is available to enjoy in the evenings. We offer firewood for $5 and ask that you do not bring your own due to potential insect infestation.

Nearby are the towns of Culpeper and Warrenton. Head west to Shenandoah National Park for hiking and the beauty of the national park! Luray Caverns is about a 45 minute drive. Many wedding venues, wineries, breweries, and local shops and restaurants are nearby.
If you are coming from out of town, Virginia Beach is 3 hours, Washington DC is 70 miles from the farm, and fun locales such as Harper's Ferry, Front Royal, and Charlottesville are about 45 minutes to an hour drive. You can travel to Front Royal to tube the Shenandoah River.

Guest access
Guests will have full use of the house, including kitchen, 3 bedrooms, 2 bathrooms, sun porch, wrap around deck, open meadow, walking trails, and fire pit.

Other things to note
**We do count children ages 0-18 as regular guests when it comes to pricing. ($10 per guest/night for additional guests after 2). Thank you for respecting this!

The house rules include:
- Absolutely no smoking
- No pets
- Please treat our farmhouse the way you would take care of your own home or better. This is not a hotel.
- Please only open windows that have screens and do not leave doors open due to bugs, even the sliding glass doors to the screened-in porch.
- Please do not let our dogs and cats in the house!
- Please remove shoes before going in the house if possible to keep extra dirt from being brought in and to keep from damaging the wood floors.
- There are vacuums in the closet by the fridge and cleaning supplies under the sink. If a mess is made, please clean it up.
- Please do not leave lights on when not in use, including outside lights to save energy. We love our dark, starry skies!
We appreciate so much your following of these rules!

Checkout instructions:
1) Wash dishes or place them in the dishwasher before you leave.
2) Strip sheets from the beds and leave them on the floor.
3) Empty all trash cans, tie up trash bags and place them in the large trash can in the garage (only bagged trash please). Recycling is available in the tan/brown trash can in the garage and paper products can go in the purple bucket.
6) Turn off all lights and heat/AC before leaving.
7) Please do not leave perishable items or leftovers in the fridge—non perishables welcome for future guests.

Please do not disturb any personal items or farm tools in the garage area and we would prefer that you not use the washer/dryer. This is our full time home so there may be a few items in the fridge/pantry, and we ask that you please don’t enter the closets in the master bedroom. The wood stove is currently out of service, as it has a broken part.

We purchased this house in December 2018 and are currently in the updating process as we have the time and funds. Everything has been repainted and decorated, the kitchen is fully stocked with well-used dishes, silverware and cookware. Please ask if there’s something you specifically need. The appliances are old but they all work great. The shower in the master bathroom is a work-in-progress, as the door is very hard to close from the inside causing water to get on the floor. We plan to replace it as soon as possible, but for now, it is what it is and it is usable and works just fine otherwise but you’re welcome to use the shower in the other bathroom.

Please realize that many wireless services may not be available at our farm. We do not offer Wi-Fi, but Verizon tends to work wonderfully!

This is a quiet, rural neighborhood. No parties or loud behavior are permitted. You may walk the trails of the farm and enjoy an evening campfire (firewood $5, please do not bring your own due to potential insect infestation, thank you!). You may meet our friendly Labrador retrievers, who always enjoy a game of fetch. Two cats travel around the property, and are often near the barn. They enjoy meeting guests! Please do not let any of our pets come into the house. Visit the horses and mini donkeys, Peaches & Mo, across the fence, but do not enter the pasture or barns, and do not feed the horses.
