You’ll have the house to yourself.
Our charming Lake view home has a spacious family room with a wood burning stove and a 60"TV. There are three bedrooms and two and a half baths. Each bedroom has a TV, DVD player and an air conditioner. The first floor master bedroom has a private bathroom as well as a washer and dryer. One bedroom can sleep four as it has two twin beds (which can easily be pushed together )and a futon. The third bedroom has a queen bed with large dresser.

The space
This house sleeps 8 people comfortably but can sleep 10 with the pullout sectional sleeper in the family room. The kitchen opens up to a large wrap around deck.
This is great for kids and dogs. You're so close to the lake you can easily carry our two kayaks to the lake across the street and enjoy the beauty of the lake or sit right on the beach and relax. We also have a row boat and several fishing poles and tackle gear for guests to use. Come enjoy the beauty of the Poconos in our very comfortable lake view home. We are close to everything, including the casino, skiing, water park, Pocono raceway, outlets and golf. So pack your bag and some food and leave your troubles behind.

Guest access
Please note that effective 2018, our community association will only allow us to offer 5 complimentary passes to our guests. Amenities include: 4 Pools, 2 Lakes (75 Acre and 26 Acre), 8 Tennis Courts, 6 Basketball Courts, 2 Bocci Courts, 2 Softball Fields, and 5 Playgrounds

Additional amenity passes can be purchased for a fee of $3.00-$5.00 dollars.

SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between Joseph and Linda Kerner (“Homeowner”) and the Airbnb Guest named in this reservation. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Property. The property is located at:

A Pocono Country Place, 6084 Boardwalk Drive, Tobyhanna, PA 19466, Lot F100

The property is furnished and includes linens, towels.

2. Rental Party: The rental party shall consist of Guest and the following persons:



3. Maximum Occupancy: The maximum number of guests is limited to 10 persons.

4. Term of the Lease. The lease begins at 3p.m. on ___________ (the “Check-in Date”) and ends at ___________ (the “Checkout Date”).

5. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged the 2-night rate.

6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.


8. Rental Rate and Fees

$100.00 of the deposit is for security and shall be refunded within 14 days of the Checkout Date provided no deductions are made due to:

i. damage to the property or furnishings;
ii. dirt or other mess requiring excessive cleaning; or
iii. any other cost incurred by Homeowner due to Guest’s stay.


If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

b. Rental Rate.

Payment in full of the following fees shall be due within 15 days of the Check-in Date:


9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will not be refunded.



10. Insurance: We encourage all renters to purchase traveler insurance.







The parties agree to the terms of this Short Term Rental Agreement, as evidenced by booking this property online.

RENTAL RULES

6084 Boardwalk Drive, Tobyhanna, PA 18466

1. Smoking is allowed outside only. Guests are responsible for cleaning up any/all refuse.

2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.

3. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m.

4. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

5. Keep the property and all furnishings in good order.

6. Only use appliances for their intended uses.

7. PETS are permitted only with prior approval and the Pet Addendum must be completed.

8. Parking: Parking is limited to 4 vehicle(s). Vehicles are to be parked in the driveway. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the house.

10. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house. If Guest occupies the house on Tuesday, Guest agrees to place trash can at the street.


11. Wood burning Stove: Please do not throw any paper or other combustible materials in the stove. Do not start a fire until you have the proper gloves and a fire extinguisher are present! We provide wood. Please place a few pieces of wood with a fire starter in the stove. Keep both screw vents closed (located on the front doors) until the fire gets the stove and chimney hot, otherwise the smoke will come back into the house. When everything seems hot, use the provided gloves to open the vents on the stove doors by turning counter clockwise. Let the fire burn out on its own, do not use water or other form of extinguishing.
CAUTION: WHEN STOVE IS IN OPERATION IT IS EXTREMELY HOT. PLEASE KEEP CHILDREN AND PETS AWAY FROM STOVE WHEN IN OPERATION. GUEST OPERATING THE WOOD BURNING STOVE DO SO AT THEIR OWN RISK. OWNER IS NOT RESPONSIBLE FOR ANY HARM.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.


12. Storms:No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

13. Speeding: When traveling down the main drive after gate access, please be mindful of the speed limit of 25 mph. within the community. You will be ticketed for speeding.




PET ADDENDUM

It is hereby agreed that homeowner will allow guest to have the following described pet and no others in the vacation home upon and subject to the terms and conditions of the rental agreement and this addendum.

The permission granted herein shall be limited to a certain pet as described below:

Guest hereby agrees to comply the following:
1. Guest to pay additional pet fee in the amount of $50.00 per week.

2. All pets must comply with the following specifications (documentation from an accredited veterinarian must be provided by Guest upon request):
a. May not exceed 120 lbs.
b. Must be at least 1 year or older.
c. Must be spayed or neutered.
d. Must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended.

3. All pets must be leashed at all times.
4. Guest is responsible for cleaning up any/all pet refuse.
5. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
6. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets.
7. Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit.
8. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
9. Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on balcony, patio, or porch.
10. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.

The Guest shall be solely responsible for the pet while on the property.
