Quay Cottage offers panoramic views over the steam railway, the marina, the river and the Naval College. It sits on a quiet back street (unsuitable for larger cars) and is one of the few houses in the centre of the village without steps up to it. Kingswear is home to some lovely old pubs and a short ferry or bus ride ride from a plethora of shops, theatres, art galleries, cafes, restaurants, pubs and of course, some magnificent coastal walks.

The space

The property has a level approach from the road with a fully glazed front door 600mm wide leading into the entrance hall with a blind attached.

Entrance hall
Compact space with staircase leading down to lower floor directly on entering property.
Beware of the top step which protrudes into the landing and can catch the unwary out if not seen.

Living Accommodation
Glazed door 630mm wide into room. Blue carpeted floor with mats. Single tub chair, two seater sofa bed, dining table and two chairs (all moveable). Wooden cabinet and TV to one side of fire place which features a woodburner and two moveable electric radiators. An open plan kitchen area with base and wall units plus fitted appliances including a brand new cooker and fridge. Crockery located on wall shelf unit. Work surfaces at 920mm high.

Lower floor
BEWARE OF TOP STEP!

12 carpeted stairs with two small landings to lower inner hall. Switch on wall for immersion heater and a water fire extinguisher. Doors leading to shower room and bedroom

Door 740mm wide into bedroom, green carpeted floor, wooden bed frame with a brand new and firmer mattress at 550mm high, bedside cabinets with side lights, wardrobe unit, convection heater and freestanding towel rail, chair, wall mounted corner cabinet, display table with mirror

Shower room
Door 580mm wide leading into shower room. Tiled floor, suite comprising shower cubicle
with one step up, low level wc, pedestal washbasin and mirror with shaving socket, wall mounted towel rail and washing machine.

Guest access
Guests have access to the whole cottage including the seats outside for sunny days.

Other things to note
A number of guests have asked me to make it clear that the property is situated up a narrow back street. Please do not try to drive past Quay Cottage and on past the Ship Inn. The lane becomes too narrow for large family cars or vans and you'll end up scratching your paint work. By all means drive up to unload and then reverse back down Higher Street but your best bet is to park just down on Fore St and walk your bags the 30yds to the house. The area is generally flat which is rare in Kingswear. Indeed, Quay Cottage is one of the few properties that does not have steps leading up or down to it. There are two Ringo car parks which cost £8 a day. One at the bottom of the hill by the ferry and the other on the Darthaven Marina. There is also free parking at the top of the village which most guests use as, once ensconced, they tend to stay put and use the many ferries, trains and buses.


There is a key safe on the wall beside the outside door. The code will be released during booking.

Buying a cheap book of tickets for the ferry crossing to Dartmouth is a really good idea if you are staying for a week or more.

There is a village shop up the road, two great pubs and two popular cafes within 100 yds. High speed Wifi is installed in the village and works well in the house.

Kingswear is lucky enough to be on a peninsular with one road in and out. That said it is inundated with transport links with buses, trains and ferries in abundance.

It's other advantage is that it is a relatively sleepy hollow on the other side of the river and far from the bustling "all year round” town of Dartmouth.

Britannia Royal Naval College, Pharmacies, Doctors, Police, Dentists, Hospitals, Banks, Supermarkets, Post Offices, Petrol Stations, Tourist Offices, Ferries, Paddle Steamer, Theme Parks, Zoo, Fishing Charters, Train Stations, Taxis, Car hires, Ferries, Yacht Taxis, Pubs (19), Newspaper shops, the Harbour Master, Marinas, Hotels, Yacht Clubs, the Flavell Centre Cinema, and Market stalls are all within a stone’s throw of Quay Cottage.

In short Kingswear is at the hub of things in the South hams. Its unique position gives it a tranquile feel but within 10 minutes you can be in the thick of things all year round. Unlike most small coastal towns in Devon and Cornwall , the area around Torquay Paignton Brixham and Dartmouth remains vibrant throughout the winter months and provides tourists with a myriad of things to do and see.

In the Summer Quay Cottage is an ultra convenient, sunny, base from which to explore. In Winter, sheltered as it is behind the Kingswear Peninsular, it is at its best in the worst of stormy weather.Quay Cottage remains a haven of cosy warmth from which you can look out and listen as the freezing winds rage through masts and then venture out the 20 yds to the nearest Pub with it’s log fire and warm welcome. After that, nothing else matters really!!
