House Rules

Guests may be required to meet in person and show matching government-issued ID matching the person booking the reservation in order to check in. No smoking permitted in unit or anywhere on property. There are other suites at the property, so guests will need to respect neighboring flats and other neighbors with regard to noise levels during all hours and especially during legal quiet hours (10pm-8am). Host reserves the right to terminate stay early or upon check-in with no refunds if any house rules are broken. We also do not allow filming inside the suite or anywhere on the property without prior written permission.

Unlike some Airbnb rentals, we do not automatically charge guests a cleaning fee. Please leave the place tidy and clean up after yourself before checking out (Clean all dishes, wipe down counters and appliances, sweep or vacuum floors, tidy up bathroom, take all trash out to the garbage bins outside). If the space needs to be professionally cleaned, you may be charged a cleaning fee out of your deposit amount.

Extra guest fee charged for more than single occupancy bookings. Extra guest fees not paid for with booking may be charged from guest's deposit.



Cancel up to 5 days before your trip and get a full refund. Cancel within 5 days of your trip and the first night is non-refundable, but 50% of the cost for the remaining nights will be refunded.

I left three stars because from the description I was expecting a luxury "executive" flat with jacuzzi etc. It should be said upfront in the listing 1) the place has no functioning AC except a really loud unit in One bedroom; 2) guests are expected to hunt for linens and make their own bed and take out the trash and vacuum (maybe not for every "executive"); 3) this is an older home; things like getting hot water from the shower take some finesse and know how and is not described (again, maybe not for every executive. I took a cold shower my first night). With the above said - The hosts were VERY responsive, and helpful. I didn't want to spend much time in the house without AC, but the outdoor patio area was amazing and beautiful. The location was good. Had the listing been advertised differently and my expectation equaled what I found, I'd give the place 5 stars.

Unfortunately Alec never told us he was having issues with the A/C being loud until we read it in this review. We are always, as he says far below, responsive and as he says, very responsive so it is unfortunate that he did communicate this during his stay so we could resolve the problem. He also says at the end of his review he would have given our place a 5-star rating (if he had read the ad correctly and read the House Rules he agreed to and read the check-in instructions we sent him). We have now fixed the problem with the A/C and would have fixed it while he was there had he let us know about it. This A/C is super strong and cools the whole house. We also have ceiling fans throughout that help circulate the air throughout the home. Our House Rules are also very clear about cleaning. We don't automatically charge people upfront for cleaning, so if the guest chooses to clean up, they don't have to be charged for a cleaning service. We feel that is fairest to all guests since most are very clean and happy to do this. Finally, yes - the second bedroom linens and blanket are in a locked closet so when we have 2+ person bookings, we provide access to the second set of bedding. We get many single guests that book the place and sometimes they want to add another guest at the last minute, so having the linens available in the closet makes this more convenient. As for the hot water, we have a tankless hot water heater and a jacuzzi bath tub, which is very clear in the ad and amenities. Nowhere does it say we have a jacuzzi, nor is one pictured in the ad. This guest had trouble figuring out how to get hot water to come out of the valve and when he asked about it, we quickly responded and let him know he was turning the valve, the too far over and getting the cold and not the hot water. This is a new valve, not an old valve, and not that hard to figure out. Nevertheless, we've added this detail to our check-in instructions. All in all, this guest obviously was looking for a luxury hotel and not a luxury Airbnb in a beautiful updated Craftsman home in a gorgeous neighborhood. People like this guest should probably stick to hotels. We have many happy guests come stay with us all the time, as you can see from all of the other reviews on this listing.

Great flat and host, highly recommendable! Only air traffic of the nearby airport is a bit of a nuisance.

Thanks - agreed that when the weather is bad, the planes at the nearby airport will occasionally take off in the opposite direction which can be loud on the private patio outside of this suite (as it was during this guest's stay). However, this is only about 10% of the time. Regardless, even then, the planes can't be heard when inside the units as long as the doors and windows are closed.
