We needed a lot of imagination when we bought this loft! We had to rebuild it from scratch. But that is the fun of it! Today, it is nowhere near what it was then. The renovation took over a year. But we knew it was going to be unique! And it is!!

House Rules


1. The Guest shall use the premises as a temporary residence and shall not engage in any commercial, illegal, dangerous, nuisance or other activity that could embarrass or cause the owner to receive complaints from other guests/residents. Any other persons not listed below or included in above count should not occupy the premises.
If the guest does not vacate the premises and return the keys on the agreed departure date and time as stated in this agreement, guest will be charged a penalty of $50 plus the daily rate, for each additional date the premises is occupied.
2. Total persons staying in the premises must be the number agreed on. (Names must be informed to Caribe Rentals). No guests.

4. This is a NON SMOKING unit. Smoking is not allowed in the apartment; otherwise a fine of $100 will be imposed.

5. Pets are not permitted in rental units under any conditions. ----------------------------

6. DAMAGE/RESERVATION DEPOSIT- A $(PHONE NUMBER HIDDEN) Dollars) deposit may be required in part for your reservation, damages, excessive cleaning and above average usage of electricity..

The deposit is NOT applied toward rent and is fully refundable, provided the following provisions are met. ------------------------
a. No damage is done to unit or its contents, beyond normal wear and tear. ------------
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.

c. No linens, towels, decorations items, works of art are lost or damaged --------------(URL HIDDEN)d. All debris, rubbish and discards are placed in dumpster, and soiled dishes are cleaned.
e. The guest is not evicted by the owner (or representative of the owner) the local law enforcement or security company employed by Administrator(URL HIDDEN)
6. No one should be bare chest outside the apartment, i.e. the building premises. A top should be worn at all times. --------------------------

7. PAYMENT – Full payment of the rental rate is required prior to arrival. ------

8. CANCELLATIONS by the Guest– see specifications on Airbnb

9. CANCELLATIONS - by the Owner: The owner reserves the right to cancel this contract with proper justification, in which case full refund of the rent and deposit will be refunded to the Guest when this cancellation occurs before the Guest has occupied the property. Once the Guest has possession of the property the Owner still reserves the right to cancel with proper justification, in which case the difference of the money already paid by the Guest will be refunded.

10. MAXIMUM OCCUPANCY ALLOWED- The maximum number of guests per condominium in this case is limited to FOUR (4) adults. A charge for an extra guest is $25.00 per day, per guest. ---------------------------------------------------------------

12. INCLUSIVE FEES – Rates include a one-time linen-towel setup. A telephone number for a Laundromat will be provided. ----------

13. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Cleaning service can be arranged during the stay if guests asks. Cost is $85.00 includes new set of clean sheets and towels. ------------------------------------------------

14. We suggest you bring beach towels. We do not permit towels or linens to be taken out from the unit. All others like laptop, special mirrors, after shave cream or lotions and others items you might need, are not provided. ------

15. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. ------------------------------------------------------------------------

16. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. ------------

17. HURRICANE OR STORM POLICY – No refunds will be given unless: ----------
a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or ------------------------------------------------------------
b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather
Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: ---------------------------------

1. Any unused portion of rent from a guest currently registered, -------------------------------
2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

18. During the holidays it is expected that my guest(s) conduct themselves in a manner such as they would on any given day of the year. When the contract calls for a certain number of guest(s) during the contracted period, that number should not increased for any reason, especially when the number of guest(s) are at the maximum allowed. (4).
The contracted guest (s) is also reminded that this complex is a family orientated development and any loud music, conversations, annoying sounds or disturbances are discouraged and could be addressed by the security officers, causing consequences for the owner(s). ---------------

We highly recommend that a/c, lights and fans are turned off when not in use or the guest is not in the apartment

This property is magnificent! Centrally located in old San Juan it's surrounded by lots of culture and historical colonial sites. The property is amazingly clean and comfortable. To be in an area where there is a lot of nightlife noise we were amazed on how quiet the bedrooms are. The host is very gracious and easy to communicate with. We definitely recommend this property to fellow travelers. Than you!!!

Our family of four (two adults and two older school-aged boys) very much enjoyed our trip. We didn't bother to rent a car, and we were able to walk to everything. The apartment was as described and the location was excellent. We enjoyed a few meals in the apartment, but mostly ate out at different places, all of which were excellent. Lourdes' check in instructions were easy to follow and she provided some helpful grocery and restaurant suggestions.

My two sisters, mother and I thoroughly enjoyed our 4 night stay in this beautiful loft in the heart of Old San Juan. Both bedrooms (one large, with a queen bed, and one small with 2 twin beds and a comfortable futon) had perfect air-conditioning, separate from the whole-house system. Downstairs is a comfortable living room, the full bathroom and washer/dryer; upstairs the kitchen, bedrooms and half-bath. Perfect for 4 adults, but not recommended for small children or handicapped. All the enormous cruise ships dock nearby, so the neighborhood caters to tourists with plenty of shops and restaurants. (Try the mofongo - yum!). A very lively but safe neighborhood, even at night. It's a very walkable city, with taxis, Uber and a free shuttle. Mostly we explored the city, but we rented a car for a day trip to the majestic rainforest and nature reserve. Prompt email and text communication with the host; we never met her in person.
