The villa – located in a residence surrounded by the green of typical Mediterranean' flora – is just 6km from Villasimius and about 50Km from Cagliari town center and Cagliari-Elmas city airport.
In a recently renovated environment, you could start the day enjoining the breakfast in the main terrace with a stunning view of the sea, take your time to cover the 200mt to the private residence' beach, make a stop over at the swimming pool on the way back, relax after lunch in the shade of external patio, discover the colors of the sunset sipping an aperitif at the La Capannina bar, please your family & friends with a fantastic barbeque dinner.

What a happy holiday my family had staying at Maurizio's villa. The villa is well looked after and has a lot of character - split over 3 levels with a wonderful outside space full of shade (ideal if you want to eat outside, which you will) and views of the beach and the hills. The nearest beach really is 200 metres away - which is best towards the end of the afternoon we thought) - which also has a great cafe / restaurant hidden in the trees, selling ice creams, grilling fish and with a pretty good wine list too! A car is essential as you'll want to explore the nearby beaches and the further you travel the quieter the beaches get Costa Rei has Stunning beaches while nearby Vilasimius is a good place for a post beach coffee and evening meal. Maurizio is a great host. He made us feel very welcome, showed us around the villa, gave us all the tips we needed and then left us in peace. Perfect. And when we fused the house he was on the end of the phone to sort it out. Oh and the cold beer and wine waiting for us in the fridge was a lovely touch too. Would I recommend it to other people? Absolutely, unless you have difficulty with stairs (the villa is on the side of a hill). Would we go again? Definitely, and already planning a return visit :)

We (two couples and two children) stayed at Maurizio's place for two weeks and had a great time. The house is part of a holiday complex embedded in the hills beween Villasimius and Solanas. The complex is a bit older but you can see that the house is well kept by Maurizius and his wife and we didn't miss anything. The kitchen is well equipped and we really were happy about this fact because we liked to cook and stay at home for the evenings enjoying the great views. The only thing that we missed was a dishwasher but the fact was known to us in advance. Another plus is the barbeque outside, we used it a couple of times. Regarding the other reviews: yes, it is a house with split levels, so you have a few steps to reach the single rooms. But this was not a problem for us. We found it quite charming. There is the street leading to Cagliari which can be seen but the noise is on a minimum since the house is further up in the hills. To reach the beach there is a pedestrian subway leading underneath this road and it is only a 5 minute walk. During our stay we went to many beaches in the Villasimius area but we think the beach that belongs to the holiday complex is one of the most beautiful. Part of it is covered with rock the other part is sandy. A great place for snorkeling, too. We really can recommend the beach bar/restaurant of the complex (La Capannina). Good for lunch during the day but even better for barbeque dinners at night. They offer it Fridays and Saturdays and you can have meat (antipasti, pasta and roasted pigling + dolci) or fish (also four courses with a choice of fish). You have to book it in advance and it is definitely worth it. The qualitiy is great and the service more than friendly and attentive. The communication with Maurizio was easy and quick. Whenever we needed some information we had a reply at once. The only "negative" points we have to mention is the fact that we had some problems with the gabage collection (but we sorted that out in the end) and the fact that one had to pay 1€ per person to use the pool of the complex. It also has limited opening times (9-12h 16-19h). Therefore we always had to think about the cost-benefit of going there... All in all we can really recommend this house and we would definitve love to come here again.

Our holiday in Maurizio's villa was just great! The plus of the host have been: 1) a nice welcome with a breakfast kit along with a bottle of wine, local biscuits, beers, drinks to prepare aperitief... 2) The house is completely fully furnished and are available also many towels (also to use for the beach), all type of utensils for the kitchen (I love to cook and It has been a good surprise for me), and many other things... including a set of sun block creams!! 3) I have very much appreciated the flexibility of the host in the check-in and check-out. In the villa's booking description it is written that the check-in is in the afternoon and check-out in the morning but I have arrived with my family in the morning and we could do the check in. Same for the check out, our ferry was in the evening and we could stay in the villa till the time to leave. That is uncommon for this kind of business and it helped us a lot as we could use the house for 2 extra half days without any charge. The only thing to consider is that the location, Porto sa Ruxi, is just a small place with residential villas, and in case of any need (restaurants, grocery shops etc.) is will be necessary to go to Villasimius. As such, it is advisable to have a car, if not would be a bit troublesome. The car would be useful also to enjoy the great beaches around, even though the beach in porto sa Ruxi is very nice, it would be a pity to stay only there and not visiting the many other beaches.

First of all, we have spent our honeymoon in that villa and were very happy! The pros: great view in front of main terrace, best beach on the coast(we checked a lot of them) literally a few steps away. It is great for anybody who doesn't like to see a lot of tourists and would like to have privacy on a cosy wild beach. After 7 p.m. you can enjoy the sea and beach alone because there is NOBODY out there at that time! 2 great terraces with a dining area+ good barbecue made our lunches and dinners incredible! About cons (unfortunately): You will find a step or two in front of every room even if they are on the same level, the bathrooms as (URL HIDDEN) our first week inside was painful). The kitchen had old equipment and if you like to cook you will probably find some difficulties with the utensils and space. To save the situation we bought a new frying pan which was kindly reimbursed by Maurizio,thank you! He promised to buy the new stuff for the kitchen soon. Also you can forget about mobile connection.Even outside the signal was unstable and weak, only 1 point from 5. In Maurizio's place I would add a note that it is a perfect spot to forget about the world during your stay! Anyway I would recommend that villa for a couple. Romantic atmosphere guaranteed!

The house was far from reaching our expectations and the description is quite misleading. "Amazing seaview villa": Amazing: Not quite. It's a pretty basic house that has probably been built in the 70ies/80ies as part of the local condominium. The furniture is Ikea basic at best, kitchen equipment is complete with everything you need but you would never buy for yourself. Rooms have been refreshed a few years ago and are ok. Most important point we do not recomend the house for small children, it's full of stairs, basically there is one or more step next to every room and even in unexpected places, not talking about faling traps on the outdoor areas. Seaview: to the very left of the house you can in fact sea the view. The main view is the mountain in front of the house, and it is quite nice anyway. It's quite deceptive to realize this house is part of the less attractive part of the condominium (view and sea distance).

Sometimes It happens to meet people that does not have the minimum sense of the limit and feel in the rights to offend just because they ignore the value of the things in front of them. Unfortunately this is one of that case, and I've been mistaken twice, because I avoid to write a feedback to don’t instigate conflicts, second because I betrayed the Airbnb sharing experience spirit. Since the first contact It was clear that Pierre was just budget driven, he introduced himself with an unreasonable discount request that I was not in the position to copy, but I made a consistent effort to allow him and his family to spend 2wks in Sardinia. As thank you he asked to invoice the bill to his own company for tax reason. 3 days after their arrival they asked for a refund because in the house there were stairs and terraces and they feel uncomfortable with their child. I was really surprised since we only host families with child (from 3 to 8 yrs old) without any kind of problems (other guests feedback are there for reference), and myself and my brother spent the holidays there since we were 5. Moreover the house is described in details on each of the 3 main levels plus terraced garden … so guess what? You will find stairs & terraces. Anyway to allow them to stay comfortable with the child and continue their holidays we bought a barrier at our cost and bring it to them the day after. 2 days before departure they informed us that they will move @ 7:00am and that in case they will leave the key in the house since everything was fine. We always welcome and say arrivederci to our guests in person so my wife Georgia was there early in the morning, but the house was not fine at all. They moved the sofa outside the main terrace and with the wind and rain of the night all the cushions was spread in the garden and waterlogged and we need to bring it to the laundry to remove the stains at our cost. Basic house? It could be if you leave in a castle on an atoll with 360 view of the ocean eating on handmade pottery with platinum cutlery (gold or silver prices are down in this days … so It might seems cheap). But the question is if you are a posh lifestyler why you just ask for last € discount? 29 pictures in the profile was not enough to disgust you before booking? No Antique Furniture??? OMG!!! FYI outside a bad frame and coffee table there are no other Ikea furniture in the house. All the rest come from the furniture shop that my father run for years plus some addition of “modern vintage” - the gas stove – supported by a top of the line Whirlpool microwave, and some traditional Sardinian pieces (chest & bedside table). Regarding the residence yes It goes back beginning of the 80’– than construction regulation changes does not allow more to build so close to the sea – and all the villas are a variation of the same project, there is no more or less fancy side of the residence, typically the majority of the houses on the upper hill side have a seafront view (like mine from the main terrace & balcony) but are still 200mt from the beach … and to reach it you don’t need to cross the road … There is a well signaled underpass that bring you directly to the sea … and It’s also TOLL FREE !!! The ones on the sea side are even closer to the beach but the Mediterranean flora don’t open to the same view. At the end I think you totally misunderstood the Airbnb spirit, that is not about savings rather about meet people, experience different lifestyle, welcome guest and take care of host propriety. That's my view of hospitality, deserve to our guest the same level of comfort that my family delights. If you want to arrive without say hello and leave without say goodbye best you look at an all-inclusive hotel package. Enjoy Maurizio & Georgia

Parfait. Superbe vue. Juste 2 remarques, il y a de nombreuses marches et escaliers qui peuvent poser problème aux enfants en bas âge et le système de tri et ramassage des ordures de la résidence est très compliqué et pas efficace. Sinon, rien à redire. Maurizio a été très attentionné et disponible pour notre accueil.

Excellent séjour dans la maison de Maurizio, à 3 mn à pieds d'une plage absolument magnifique et beaucoup moins bondée que les plages alentour. Maurizio et Georgia ont été très accueillants et disponibles. Nous recommandons chaudement cette location. Grazie Maurizio e Georgia.
