No smoking in the house of any kind.

No Pets unless given prior approval.

I expect guests to use typical common sense in regards to how they treat the house and the inhabitants. Please be respectful of privacy and not to snoop in other people's personal belongings.

I am flexible regarding check-in and check out time, but have set times in case I have other guests arriving or departing and need time to prepare. However, please realize that if you come earlier in the day the house might not be ready yet. I do my best to keep a clean and tidy home, but with a 180-pound St. Bernard, guests in and out, and a full time job it isn't the easiest thing to do.

Regarding friends who visit or additional guests: I am flexible regarding additional guests not part of the original reservation staying at the house. However depending on the number of extra guests, there will be additional charges as I do charge by the number of people staying.

That must be taken care of immediately, and prior to me letting you in the house. Please be honest when booking the reservation. Failure to disclose all of the people staying there can result in early termination of the reservation and no refund for the remaining parts of the trip will be reimbursed.

If you would like to have other people over to the house who aren't spending the night, please check with me first. I will probably say yes, but I reserve the right to approve other people coming over to my house to visit. This is to avoid parties or other disturbances at my house that could lead to destruction of property in my home, and remember, I live in a quiet neighborhood, with nice people who I get along with well. Please keep the noise down outside (city noise ordinance is in effect starting at 10 p.m. every night). You can have fun, but please be respectful!

Please pick up after yourself. If you use any of the dishes, clean them, pick up any trash or recycling and place them in the proper receptacles. Common courtesy of a guest - it should be very straightforward. Also, please turn off all lights when you leave a room, along with other electronics you might not be using like fans, or the television.

After 10 p.m., it’s quiet time in the home. If you come in after or are awake at that time, please be quiet and respectful, so as not to disturb other guests in the home.

My dog Dempsey is named after the soccer player Clint Dempsey.

Do not leave personal belongings in common spaces. Each guest will have designated bath and kitchen storage areas for your own personal use.

After use of the bathtub/shower, please clean out hair from the drain/floor area and make sure tub/shower is basically clean. Never leave the bathtub with standing water in it!

Please place recyclables in the blue bin rather than one of the garbage cans. Those are typically located either in the entryway or on the porch.

Please don't use bathroom towels for makeup removal. If you ruin a towel, the cost of replacing it will be deducted from your deposit.

Please don't use bath towels to clean up spills. I should have plenty of paper towels, or old towels I use for my dog.

Please do not move furniture around in the house.

We had a great stay with Eric and Dempsey. Eric does an excellent job of sharing what the space will be like before you book, and his description of the rooms and the house were very accurate. Great location, within walking distance to a number of great shops. Thank you Eric!

Eric was a great host and supplied us with everything we needed. The room is a great spot to rest your head for a night. Just a sidenote: there is no A/C in the room so during those summer nights it can be a little warm.

The smell of wet dirty dog all over the apartment was too much to bare. It honestly felt like we slept in a dog pound. I only know that because I have volunteered in dog pounds in the past. Even the sheets had dog hair on it. It felt kind of gross. My friends and I didn't even comfortable taking a nap there after such a long drive because it was tough to breathe in there. Plus, it would have been nice to at least have water available for us to drink. This is the first time this has ever happened to me via AirBnB. Usually when I arrive in an AirBnB, the apartments/homes smell great, are super clean and provide drinkable water. Sorry but I would never stay here again.

Here are the facts regarding the state of my home and issues with my dog. He's a big dog and I try my best to warn people of that in the listing, but some people still seem suprised. That being said the house was vacuumed and mopped on Friday, and they arrived on Saturday and in that time I have a hard time believing it smelled like a dog pound. Regarding the hair, had I known I would have replaced the sheets. All of the linens were clean, but sometimes hairs from other times washing things get stuck in the washer and dryer and subsequently end on a sheet. I take great efforts to avoid this. I have 610 reviews, 383 of those were at the house, and 227 at a separate apartment. All of those reservations use sheets washed at my home, and this is the first time anyone has ever mentioned dog hair on the linens. Regarding the water complaint, I drink the tap water, I never claimed to provide bottled water, and never set the expectation that their would be bottled water. I try to be good to the environment and a big reason I don't have bottled water is because I rarely ever buy it.

I began hosting on Airbnb in May of 2014, and what began as something I had plan on doing part time to help pay for rent has been more successful and fun than I ever anticipated. I really enjoy sharing my home and having people meet my super friendly St. Bernard Dempsey. I also really enjoy sharing with my guests the best places to go and things to do in and around the Burlington Vermont area.

I was born about a half hour south of Burlington and have lived in Vermont most of my life. I’m an aspiring entrepreneur and I hope to use the income I earn on Airbnb to allow me to focus on my side project.

Grew up playing soccer and still play to this day. On the weekends there is a good chance you can find an English Premier League game on the TV downstairs. In the winter I ski and snowboard the beautiful mountains located in the Green Mountains.

I currently work across the street from my house, so I am never far away should I be needed.

I’m really proud of my home and the work we have put into it in the short time I have lived there. Currently I am focused on decorating the rooms and making the home more comfortable and less like a bachelor pad. In 2015 I want to focus on making the backyard a city oasis, where you can go back and relax, read a book or sunbathe.

As a host I want to provide a comfortable safe place at a reasonable price. I’m constantly learning how I can improve my house and better service my guests, and I welcome any input they have to make the stay the best it can be.
