Interaction with guests

I am occasionally in Brigantine when guests arrive. I am at the property on Saturdays between rentals for change-over inspections and to perfect previous tenant's cleaning efforts if necessary. Most communication is via phone and email. We are always available to our renters for any questions or needs that arise.

The neighbourhood

-Quiet and less crowded north end of the island, and only 10 minutes from Atlantic City`s casino and boardwalk action.
-The best of both worlds!

Getting around

Bus service to Atlantic City one block away.
Walk to central shopping district for groceries, liquor store, churches, bike rentals, souveniers, restaurants, etc. ... About 1/2 mile, 10-15 minute walk.

Other things to note

In the interest of full disclosure, we do not have CENTRAL air. We have a window unit (5,000 btu) on the second floor and a large unit (25,000 btu) on the first floor. Both will keep each apartment comfortably cool. We also have plenty of fans and the sea breezes in Brigantine are almost always sufficient for most people.

Our Vacation Rental Policies - When you book this apartment, you agree to the following Terms and Conditions (from our standard lease):

Refundable Security Deposit of $600 in addition to Rent.

Tenant supplies own linens* and beach chairs, umbrellas, etc.

*Linens (3 sets sheets, 6 sets towels) can be supplied for additional charge of $90 per stay, paid separately to Owner. Landlord supplies mattress pads, pillows and bedspreads. Mattress protectors are to remain on the beds at all times.

Smoking is outside only and Guests are to dispose of any butts in a safe and clean manner, using proper receptacles.

Guests are not permitted to bring pets of any kind. It's not only a cleanliness/damage concern. We are aware that many people may by highly allergic.

Tenant is expected to clean their unit before checking out. If apartment is not left clean and ready for next guest, charges will be deducted from security deposit. See details below.

In case of cancellation, full refund of deposit if another tenant is found.

IMPORTANT: Maximum occupancy is 6 people, including infants and children, as required by the City of Brigantine.

This is a quiet part of the island, with a family-friendly vibe. "House Parties" are not permitted. If such activity is brought to our attention, guests will be asked to vacate the property at once, with no refunds issued. Prom, Senior Week-type groups are not permitted. Booking guest must be and adult and must be staying at the property. No "Rowdies", please. We have set this policy in consideration of all of our guests, as well as our neighbors. Thank you for your understanding. :)

The tenant affirms that he/she is an adult and that the property will not be occupied by any minor unless an adult is present.

The tenant shall not sublet the premises without written consent of the owner.

The tenant shall be responsible for any loss or damage to any personal property of the owner during the term of this lease. Tenant shall leave the property in a clean and orderly condition, ready for next tenant.

In the event that the property is damaged by fire and is unusable, the unused portion of the rent shall be returned. No portion of rent will be refunded for any acts of God.

Any appliances and/or television sets for tenants' use are represented by owner to be in working order, but their performance is not guaranteed by owner during tenancy.

SIGHT UNSEEN RENTALS: We highly recommend that anyone signing a lease, personally inspect the property beforehand. The owner makes no warranty.

No air conditioning shall be installed without written consent of the owner.

Six(6) beach badges are provided for tenant's use during term of lease and must be returned to owner for the use of the next tenant.

Only basic cable tv service is included in this rental. Tenant is not permitted the use of pay-per-view or other premium cable amenities.

The gas grill is available for your use but grilling is strictly prohibited on the deck. If you use the last of the gas, please replace the gas cylinder for the next tenant. We will reimburse you. Leave receipt in apartment.


Cleaning And Repair Charges:
If prior to moving out you do not clean the item(s) listed below and leave them in satisfactory working order, the following charges will be deducted from your security deposit or owed to us if your security deposit is insufficient to cover the charges. You will be charged the listed amount for each instance in which a listed item must be cleaned or repaired. The prices given for the items listed below are average prices only. If the owner incurs a higher cost for cleaning or repairing an item, you will be responsible for paying the higher cost.
Please note that this is not an all-inclusive list; you can be charged for cleaning or repairing items that are not on this list.

We stayed at Liz's place for a week and had a great time. The place is very spacious and everything we could need was provided. The best part? It was less than 5min walk to the beach! There are stores nearby and it's a quick drive to atlantic city. Apartment was very clean and located on quiet street. Liz responded quickly to messages and was very helpful.

I grew up spending summers at the New Jersey shore. My husband and I purchased our beach house 22 years ago. It's a duplex that we rent out weekly in the summer and as longer-term winter rentals....I really enjoy meeting and interacting with all of my new guests! Because we're a small family operation, we are able to provide a more personal approach to our vacationers. There's not that 'anonymity' that you get when going through a realtor. I've always enjoyed bed and breakfast travel, but neither of us likes "intrusive" innkeepers....Our style is more behind-the-scenes. :)
