Villa Meridolio is a fabulous property in the heart of Sabina, in one of the most picturesque unspoilt locations in the region Lazio, only 40km from Rome. Perched high above a Tiber valley, down a private and quiet ‘no through road’, this country style property has glorious uninterrupted view over the surrounding countryside.
A cosy villa it is perfect as a holiday home wich offer peace and serenity for family and friends.

The space
The property is fully air conditioned and wifi is offered throughout the property except in the pool area.The two storey Villa Meridolio has a very beautiful and private garden with barbecue and an outside pool area with comfortable deckchairs.
On the ground floor you'll find a very well-equipped kitchen, with a dishwasher, two separate sinks, a coffee machine, a microwave, a large fridge and a big oven.
There is a very hospitable and luminous living room with a fireplace. The room open on to the terrace, an ideal place for enjoying a glass of wine in front of a magnificent sunset, something unforgettable.
There is one double room and a bathroom on the ground floor, and three further bedrooms (two with private terrace) with two bathrooms on the first floor.

The pool (54mq - depth min. 1,30 - max 2,40) is open from June to September.
The Villa sleeps 8 people or more.

Included in the rental rate: bed linen bath and kitchen linen (changed weekly), water, gas, electricity costs within €40/week, wifi, use of pool and barbecue.
Baby cot and highchair available in premises.

*Final cleaning 100€ (70€ if you are only two people)
* Electricity costs: For reasonable use of lights, appliances and air conditioner, the cost is around €40 per week. We cover the first €40 per week, and any excess is your responsibility. At the beginning of the stay, we check the meter together, and then check again at end of stay.

the Villa is a total of 500 square meters and divided as follow:
300 square meters regarding the house we rent, and the rest is our personal apartment. When we have guest we do not live in our apartment, we give our guest total privacy, though we are always available in case you need us.

The land on which stands the villa has been for decades a family plot where they are grown and are grown still more than 500 olive trees. In late 90s, the land was inherited by Francesco my husband. With passion and dedication he has made the dream of build a country villa. It took four years and much effort, many of the interior wooden works were made personally by Francesco, who is a lover of fine woodworking. Today Francesco and I (Jeannette) we alternate between Sabina and Tuscany, between her and my land. We love nature and the quiet life, we are passionate about mushroom pickers (around here are beech trees intact and rich in mushrooms), we like to take long walks with our dog and discover the hidden corners of our two regions. We are also two foodies, we love good food and good wine!
