Wraparound Porch
When I give my guests a tour of the Captain's House and bring them out to the wraparound porch with the awesome river views, the lush green trees across the water, the gentle sloping lawn to the tennis court and dock…they absolutely melt. Most of my guests enjoy using the porch, complete with lighting and power, as an outdoor family and dining room.

Guest access

The Captain’s House (Victorian) is for you and your guests to enjoy. There are chaise lounges and chairs available on the lower riverfront lawn to bask in the sun or under the shade trees. Looking for some team exercise - try the badminton and volleyball court (former Hartru tennis court). Up for a game of croquet or horse shoes? The lawn on the River offers the perfect level playing field!

The river is usually at its calmest in the early morning and late afternoon. A kayaker’s paradise, there is an easy launch area just to the right of the dock. There are 4 very stable kayaks for your use with flotation devices. Arrangements can also be made if you would like to dock your motor or sail boat at my 40’ deepwater dock. I have mooring whips which worked well for my 25’ fiberglass Chris Craft and power is available.

The Connecticut River stretches 407 miles from Canada to Long Island Sound and captivates even the most reserved observer with its beauty. Known to have the best carp and channel cat fishing in the country – 42 pounds is the state record and was caught in the CT River. We also have the best striped bass fishing in the Northeast! Every Spring, the bass chase the herring up the River. A salt water fish, bass have a high tolerance for fresh water. Striped bass over 40 pounds have been caught in the River and there are bass tournaments all season – many fishermen cast in front of the dock where the fish like to gather.

In the late afternoon, seize the opportunity to sit on the dock and just watch the River life. Be patient and you may see the fish jump, an eagle soar, or blue heron fly by in search of their next meal.

If you would like to fish, you will need to purchase an inland fishing license – $28 for residents (resident senior citizens 65 and over can register for free) and $55 for nonresidents which can be done online.

This is a beautiful home in a stunning location and we give it the highest recommendation. We had great fun using the kayak's and discovering the local wildlife; we tried our hand at fishing too with rods provided by Sue. There are games to play on the lawn and court too. The house and grounds are really well kept and very spacious. It really is a gem of a location. Sue is an impeccable host - the house is equipped with everything you need and can think of, and more. Communication was great and we were greeted and shown all the amenities. Sue also generously harvested a squash from her crop (which tasted amazing by the way) as well as allowing us freedom to help ourselves to freshly grown tomatoes and herbs from the garden. Come to this wonderful place if you wish to relax, wind down, spend precious time with loved ones, enjoy some peace and tranquility, have amazing views of the river and relish in all the joy it has to offer. Thank you Sue - we loved our stay xx

Knowles Landing was a perfect spot for our post graduation family reunion. Sue is a gracious host and was most generous with her time, showing us around the property and even kayaking out to tour us around Dart Island. The house is full of character and perfectly situated at the end of a dead end street; other than the garbage truck you will have no through traffic to disturb you. The accommodation is perfect for a large group - we had a party of 9. The kitchen is extremely well appointed; a lovely living room with a view of the river and a wrap around porch was perfect for cocktails and the sunset. The bedrooms were all very comfortable, each one offers something unique but you can't go wrong with the 3rd floor with its massive bathroom and outside deck - perfect to read and have some peace and quiet. We made full use of the badminton court and the kayaks but it was also just beautiful sitting by the river and watching the water flow. There area was a huge surprise to me - such a beautiful, tranquil spot tucked away on the Connecticut River. A short walk away is an enchanting waterfall in the woods and a short drive away there's a full array of stores and restaurants if you need to go out. My recommendation would be to a big shop and stay home and enjoy the view. Don't hesitate with this booking, you won't regret it.

We stayed at Knowles Landing with extended family for a long weekend to celebrate a graduation from a nearby university. We thought renting a house would be more enjoyable than staying in a hotel and dining out for every meal. I'm happy to report we made a great decision! The house and property and views are gorgeous. The rooms (loved the sleeping porch and living room) are bright, uncluttered and furnished with simple, beautiful pieces. There are plenty of bathrooms (the black & white one has wonderful period style). The kitchen is fully stocked with dishes, glassware, utensils, pots, pans, and anything you might need. Check the fridge and pantry before heading to the supermarket; you might find unused/unopened food left behind by previous visitors (Sue makes sure everything is fresh). We played badminton and horseshoes, and used the kayaks. We also sat by the river and lounged on the veranda, and wished we had more time for everything. There's a detailed "how to" book that explains everything about the house but if you have questions, just call or text Sue. She lives up the hill and is always willing to help. We loved our long weekend at Knowles Landing and we think you'll love it, too.

This was our first AirB&B rental and it was a great experience! Sue was very accommodating in her review of the house and offers to provide information about the area. Extra touches such as flowers and fresh ground coffee were greatly appreciated. The house was better than advertised. It is well equipped and extremely comfortable. It is beautifully decorated and has everything you need for a vacation getaway. It was a perfect location to celebrate my husband's birthday. The views are amazing. The location is perfect, close to restaurants and sites, although we rarely left the house. We enjoyed the peace and quiet of the location, the great kitchen and comfortable furnishings. This is a great find and we definitely plan on returning.

Our family loved Knowles Landing! It was perfect for our 3 generation family vacation. Sue bent over backwards to respond quickly, do research on dining options, provide destination activity ideas, and was available to answer any questions we had about the house and property. We would recommend Sue and her beautiful estate to anyone with a family!

Your host has had a design/photo business for over 30 years. After many years of producing hi-end full color brochures and catalogs, website design and photography have become my main focus.

For the past 25 years I have lived and worked at Knowles Landing. It's been quite the adventure renovating the Captain's House (Victorian) and the Carriage House.

An avid kayaker, I have competed in equitation and hunter/jumper shows with my Percheron-thoroughbred mare, enjoy organic gardening, building rustic furniture, hiking, and searching for edible mushrooms.

My boyfriend and I stayed at AirBnBs in Capitol Hill in DC and at a former President's estate in Virginia. The experiences exceeded our expectations.

Recently, while watching an eagle soar overhead, I realized Knowles Landing would make the ideal Airbnb – what a wonderful opportunity to meet people and embark on a new adventure. Making connections, sharing, enjoying life.

I am sending out the call....looking for good people who love life and nature. Knowles Landing is sure to capture your heart...
