Knowles Landing is one of the most beautiful waterfront estates on the Connecticut River. This maritime historic landmark is centrally located midway been NYC and Boston, 25 minutes south of Hartford, and 45 minutes north of New Haven. This stunning 5-bedroom renovated Victorian Captain’s House has an open floor plan and all the modern conveniences you could want – from AC to granite kitchen counters, wifi, a wraparound porch (with a working signal light) and a delightful afternoon breeze to relax and celebrate life.

Located in a quiet historic village, Middle Haddam has a rich and colorful history of shipbuilding, sea captains and commerce. This 2-acre property includes the 3,400 SF, 3-level Captain’s House which sleeps 10 in style; a 2,100 SF, 3-level renovated Carriage House (host’s studio); gazebo; Hartru tennis court and deep-water 40’ dock.
Bedroom #1: The 3rd floor master bedroom suite with a walk-out deck offers a commanding view of the River and property. Queen size raised bed for exquisite river views, skylights, exposed brick with dramatic lighting, sitting area, large bathroom with shower, 2 sinks, stained glass windows and Jacuzzi is the ultimate private getaway from which to reflect and begin anew.
Bedroom #2: The 2nd floor master bedroom has a Queen size bed, wonderful vets of the River, marble bathroom with a shower, 2 sinks, and skylights. This bedroom opens up to a spacious bedroom with panoramic River views and serves as an extra bedroom (see below).
Bedroom #3: The 2nd Floor sunroom is accessed either through two French doors off the den, or through a door from the 2nd floor master bedroom. This light-filled bedroom has 3 walls of windows offering a 180-degree riverscape and a delightful afternoon breeze. The daybed opens to a King-sized bed with storage drawers below. There is a large wardrobe closet and a desk stocked with office supplies, a Mac computer and a wireless printer.
Bedroom #4: The 2nd floor bedroom off the main stairs has a full-size bed and a bathroom next door off the hallway with tub and shower. This bedroom faces the River and offers a lovely view of the glimmering waters from the comfort of your bed.
Bedroom #5: A cozy library faces the River on the 2nd floor and also has a pull-out full-size futon. There is a large closet, and bookshelves filled with great eclectic reads. A full bathroom with a tub/shower is just across the hallway.
2nd Floor Den
From the hallway you can access the den with a 42" Smart TV and incredible River views. This large, window-filled room has two coaches, one of which is a very comfortable pull-out Queen size bed with a Posturepedic mattress.
The 2nd and 3rd floor master bedrooms have bathrooms ensuite with double sinks and sunlight flooding in thru skylights and windows. The 3rd floor bathroom also has a Jacuzzi. The 2nd floor hallway bathroom has a bathtub/shower. The 1st floor 1/2-bathroom is off the side entrance and kitchen. This large, airy bathroom/mudroom has a gas log fireplace, washer-and-dryer, skylight and closets. You can also access the backyard from the mudroom where there is a clothesline.
The first floor has a flowing, open floor plan with 9’ ceilings, downlights and large windows to capture gorgeous views of the River. The kitchen is a cook’s dream with granite counters, 2 large sinks for the sous chefs, a brass bar sink, Subzero frig, regular and convection ovens, and gas stove top. Eat in the kitchen for a casual meal or savor your gastronomical feat in the dining room (seats 6-8) with wonderful etched granite fireplace and river views. The kitchen is stocked with cooking and serviceware, utensils, microwave, toaster, blender, coffee maker, French press, Keurig, water boiler and electric kettle, and basic supplies (oil, vinegar, spices, fresh ground coffee, tea, mustard, ketchup).
Off the kitchen, the large living room faces the river with breathtaking views out the picture window. Facing west, the sunsets reflecting off the water are simply spectacular! Open the screened French doors, turn on the paddle fan and choose from settle in on one of many comfy chairs and coaches. There is also a gas log fireplace and a stereo with a collection of jazz CDs.
Entering from the kitchen or the foyer, this stunning dining room seats 8-10 with wonderful lighting and river views. There is a wet bar located in the adjacent kitchen. For larger dinner parties, the foyer serves as a wonderful extra dining space to seat an additional 10 guests.
When I give my guests a tour of the Captain's House and bring them out to the wraparound porch with the awesome river views, the lush green trees across the water, the gentle sloping lawn to the tennis court and dock…they absolutely melt. Most of my guests enjoy using the porch, complete with lighting and power, as an outdoor family and dining room.
The Captain’s House (Victorian) is for you and your guests to enjoy. There are chaise lounges and chairs available on the lower riverfront lawn to bask in the sun or under the shade trees. Looking for some team exercise - try the badminton and volleyball court (former Hartru tennis court). Up for a game of croquet or horse shoes? The lawn on the River offers the perfect level playing field!
The river is usually at its calmest in the early morning and late afternoon. A kayaker’s paradise, there is an easy launch area just to the right of the dock. There are 4 very stable kayaks for your use with flotation devices. Arrangements can also be made if you would like to dock your motor or sail boat at my 40’ deepwater dock. I have mooring whips which worked well for my 25’ fiberglass Chris Craft and power is available.
The Connecticut River stretches 407 miles from Canada to Long Island Sound and captivates even the most reserved observer with its beauty. Known to have the best carp and channel cat fishing in the country – 42 pounds is the state record and was caught in the CT River. We also have the best striped bass fishing in the Northeast! Every Spring, the bass chase the herring up the River. A salt water fish, bass have a high tolerance for fresh water. Striped bass over 40 pounds have been caught in the River and there are bass tournaments all season – many fishermen cast in front of the dock where the fish like to gather.
In the late afternoon, seize the opportunity to sit on the dock and just watch the River life. Be patient and you may see the fish jump, an eagle soar, or blue heron fly by in search of their next meal.
If you would like to fish, you will need to purchase an inland fishing license – $28 for residents (resident senior citizens 65 and over can register for free) and $55 for nonresidents which can be done online.
Who Should Stay
Ideal for couples, groups of friends, families with teenage or older children, history buffs, adventurers, nature and water lovers, fishing enthusiasts, runners, bicyclists, boaters, artists, authors, lovers of life. This property is not ideal for individuals who might have difficulty with many stairs and hills.
Interaction with guests
You will be greeted when you arrive and be shown around the Captain’s House and the Landing. I live in the Carriage House, my studio, just up the hill from where you will be staying. Call or text and I will respond as soon as possible. I am available to give you some of the local color, the go-to restaurants, shopping, hiking and area destinations...or not ;) It's really up to the individual guest and I am very respectful of their privacy. There is a House Guide explaining where everything is in the house and how to operate it, as well as a Destination List. There is also a folder of brochures for you to peruse with hiking maps, restaurants, shopping and other local and regional destinations.
Other things to note
Whether you are traveling by yourself, with friends or with family - think about scheduling a photo session with me. We can shoot in my studio with different backgrounds...or select a favorite global destination and voila - you are in the mountains of Peru or a cabaret in Paris! NO SMOKING AT ANY TIME INSIDE THE HOUSE
If guests break this rule, the registered guest will be charged a $500 smoke/odor cleanup fee, and additionally for replacement of any item that has a smoke odor. There are no exceptions. Please be respectful of non-smokers and smoke a good distance from the house or porch; and please dispose of the butts. I can provide a receptacle if needed.
Up to 2 cars in driveway to the side of the Captain’s House. Do not block driveway to my studio; do not park in front of neighbor’s house or on the riverside of street. Park all other cars on street in front of house on grass next to low granite wall. If these instructions are not followed, there will be a $50 deduction per day/car from your security deposit – please share info with your guests!
Generally, check-in is at 3pm and check-out is by 10am – there is flexibility depending on reservation schedules.
The only individuals authorized to be on the rental property are the number of guests noted in your reservation. Additional guests must be approved by the Owner at least 24 hours in advance. The fee for additional night guests: $50/guest/night for less than 6 nights; $25/guest/night for more than 6 nights. Max day guests: 8; max overnight guests: 10 (or as otherwise noted in Agreement).
• At least 2 guests must be over the age of 30.
• Any guests under the age of 16 must be accompanied by their parent or legal guardian on the property.
• No illegal substances of any kind on the rental property.
• No underage consumption of alcohol on the rental property.
Any damage to the property or contents and/or loss of the property will be claimed. If any damages or loss of property or contents exceed the security deposit and/or insured amount, you will be billed and/or a claim will be filed.
You agree that your use of the rental property and any amenities that you or your guests may take part in during your stay are at your own risk. You and your guests agree to hold the Owner harmless for any injuries, property damage, or other loss during your stay.
No use of fireworks or candles at the rental property.
Please respect the quiet and peaceful nature of Knowles Landing and this wonderful riverfront historic neighborhood. Voices carry and are amplified by the river – have fun but please, please - no honking horns, yelling, or boisterous partying, especially outside - thank you!
QUESTIONS - ISSUES?
Please let the Owner know if you note any condition with the rental property that requires repair (i.e. leaky faucet, HVAC issues, plumbing issues, etc.). The Owner will attempt to have a service call made as soon as possible.
SHOELESS IN THE CAPTAINS HOUSE
Just like in Sweden and Japan. Leave you troubles and shoes at the door! Bring slippers, extra socks or clean flip flops to wear in the house to minimize tracking in dirt and wear and tear on the floors. Please do not walk barefoot outside as that defeats the purpose.
No food in living room or upstairs – thank you!
Please enjoy the fresh air when weather permits; most windows work and have screens. Please remember to close all windows if rain or stormy weather is in the forecast. There are three paddle fans located in the living room, 2nd floor den, and 2nd floor master bedroom.
There is one thermostat to regulate the heat for the house located in the dining room to the left of the shelves. Do not set the heat above 68 degrees. When you leave for the day, please set thermostat at 60 - it will warm up quickly when you return. Guests may be charged or fees subtracted from security deposit if heat guidelines are not followed.
Bring enough layers to stay warm! If you want to lounge around in shorts and t-shirts -- go to Miami ;)
The thermostats for the Central AC are located in the 2nd floor den to the right of the fireplace and the 3rd floor bedroom on the right wall before the bathroom. Do not set AC below 72 degrees and please leave at 80 when going out for the day -- it will cool off quickly when you return. Guests may be charged, or fees subtracted from security deposit if AC guidelines are not followed.
NOTE: All windows and doors must be closed when AC or heat are on. Guests may be charged or fee subtracted from security deposit if these Heat/ AC guidelines are not followed.
Tea and coffee are complimentary; please enjoy the condiments; kitchen has dishes, pots, pans, etc.; lightly stocked with basic staples (butter, oil, vinegar, cream, sugar, etc.); coffee maker, French press, Keurig, toaster, blender, dishwasher and microwave.
A gas stovetop with an exhaust fan that rises up out of the counter. Do not use the griddle in the stovetop (too difficult to clean); there is a teflon electric griddle in the drawer under the double ovens.
The Captains House is on a septic system - only flush toilet paper. There are paper bags to dispose sanitary napkins and extra toilet paper in every bathroom in the nearest drawer or cabinet to the toilets.
CHECK-OUT: Before you leave, please…
• Take out the garbage prior to checkout. Outside receptacles are located across the street - walk down the driveway, cross the street and walk through the opening in the hedge -- on the left there are 2 green and 2 blue recyclable trash receptacles.
• Run dishwasher and empty it, return kitchenware to original resting places.
• Please leave all sheets on beds (easier to organize and wash). Leave all towels in laundry basket on top of the dryer in the first floor bathroom/mudroom; leave sheets on beds (easier to organize for washing)
• Make sure all lights, fans, AC, oven and appliances are off; in winter, heat is left at 50; in summer, AC is turned off.
• Please leave the key on the kitchen counter; if a key is lost or not returned, $100 will be deducted from the security deposit or a claim will be filed so that the locks can be changed and new keys made.
Please be respectful of my neighbors (and your host up the hill) while enjoying Knowles Landing. Sounds carry incredibly well on the water and at the Landing!

An avid kayaker, I have competed in equitation and hunter/jumper shows with my Percheron-thoroughbred mare, enjoy organic gardening, building rustic furniture, hiking, and searching for edible mushrooms.
