An entirely self contained private home recently converted from a Georgian stable and cottage. The property is adjacent to the owners property but is entirely separate with it’s own secure parking and entrance. Located in a small village, with two pubs and charming village shop on doorstep. Market town of Wallingford (setting for “Midsomer Murders”) is a short walk with many amenities including the River Thames outdoor pool (summer months), many restaurants and shops including a new Waitrose.

The space
The entire property is dedicated to guests and includes three bedrooms, a hall, utility room, and large kitchen, dining and relaxing area. You also have your own off street secure private parking area for one vehicle (including security lights and camera).

Guest access
Kitchen equipped with oven and hob, dishwasher, fridge and freezer, toaster, kettle and microwave . Utility room including washing machine and tumble dryer. Cable tv including sports package, and WiFi throughout, office desk.
The property has three bedrooms, the sizeable master is on the ground floor with a super king bed, pleasant views of the garden and a workspace with desk. The second bedroom (my favourite) is on the first floor, and is a lovely cosy room, with a small double bed, wardrobe and private w.c. The third “bedroom” is on the mezzanine level, and includes a double sofa bed, kids particularly love this area. Can also be used as a private “reading ” area ie convert bed to sofa. This room has a window that looks out on to the road so although at night it is not busy there will be some traffic noise.

Other things to note
While the property is finished to a high standard, many of the buildings original features have been retained. So while this provides a very authentic experience, it also means that the property is not best suited to families with very young children as the flooring and some of the beams and staircases still have their original rustic finish (splinter risk), there are some protruding nails in beams etc

Great location to explore historic market town of Wallingford with its beautiful river walks along the Thames Path and castle gardens and meadows, and the home of Agatha Christie. 10 miles from Henley on Thames with its boat rides along one of the most scenic stretches of the river, and of course it’s regatta and festivals during the summer months. We are 13 miles from the dreaming spires of Oxford steeped in history, and with a state of the art fantastic new shopping, bar and restaurant complex. There are always lovely walks or fantastic cycle rides (mountain or road bikes) in the Chiltern Hills and along the Ridgeway, where you will find a plethora of beautiful small villages that have featured in many tv series and films including Midsomer Murders, Vicar of Dibley, Goodnight Mister Tom, Chitty Chitty Bang Bang. Or for those with a passion for history or shopping, Blenheim Palace and Bicester Village are both very convenient, around 40 mins by car.

There are many National Trust properties within easy reach, Nuffield Place, Greys Court, Basildon Park, and Hughenden, and for those with young children Beale Park is always a great favourite.

Excellent dining out options on the doorstep, there is a “hungry horse” restaurant/pub just up the street, and a historic 14th century pub over the road serving traditional ales and good selection of seasonal and traditional British fare utilising local produce. Wallingford has restaurants for almost every budget and taste and of course many cafes/take-away options.

The village park (5min walk) has a “state of art” children’s playground including zip wire, and a wide selection of outdoor gym equipment for those keen on a workout. There is also a bookable tennis court, and a further short walk will take you to the outdoor heated swimming pool (summer months), and jubilee splash park both set on the banks of the River Thames.
