This is an established farming property which I have owned for three decades. It is an easy drive 2 hours south from Perth. Close to all attractions; jetty, golf course, breweries and wineries of course. All takeaways are minutes away from the farm door. It’s offers you the best of both worlds.

This is a registered B&B with the City of BUSSELTON since 2019.

The space
As part of my rustic farmhouse, I offer exclusive use of a private wing with it’s own entrance complimented by a sunroom with all the modern amenities. It has a large modern bedroom including a comfy king size bed, television and air conditioning. Plus two other bed rooms with queen size beds and there is also a toddler bed/ cot or single bed available for your child! Children are always welcome. This is a family friendly Airbnb, especially those with young children. Babies too, bassinet available.

I invite you to slow down, relax and make yourself comfortable in your large modern bedroom. It is equiped with everything you may need for your short stay. Including tea and coffee pod facilities, plus use of a bbq if required. Fresh milk is supplied.

My newly refurbished sunroom which is adjacent to the main farmhouse has a kitchen and all the mod cons, fridge, freezer, electric cooktop, convection microwave, hot water, pots, frypan, rice cooker, slow cooker, and all the necessary amenities There is a smart tv, wifi, so as you can access your Netflix and of course reverse cycle a/c and soon a tile fire for winter. There is dining and lounge seating with a small powder room adjoining.

Room for two couples or extended families to stay comfortably and enjoy the farm stay experience.

If you would like access to the new sunroom but only have 2/3 people staying, simply let me know when booking. There is an additional small cost.

In the evening, gaze at the stars while sitting around our new addition, a locally made fire pit. Cut fire wood is available in the wood shed close by. Why not pick up sticks for your kindling on your walk around the property. Toasted marshmallows anyone!

In these summer months only, (November through to March) the pool is available to swim, but please bring your own beach towels.

Remember in the summer months the photos on the website will not reflect green paddocks and lush greenery as it is very dry here in the summer months up until the opening rains in March/ April.

Those of you who have a pet dog, happy to host them too. Please let me know when booking. The property is fully fenced. The fences will keep any trained dogs inside this house yard. The yard is about 1 ha, which gives plenty of space for a play. The dogs need supervision if you go outside this yard to walk the property because of farm animals, sheep and a horse. See pet rules below.

Guest access
The property is on 20 acres. There is a key pad entry for the property. I will give you the code on the morning of your stay.

Take a walk around the property and experience the beautiful backdrop of mature eucalyptus trees, which I planted over 30 years ago when I bought the farm.

You are welcome to use the swimming pool. Please replace pool cover and if you use the umbrella, please return as you found them, cover on and umbrella closed. Swimming towels provided, in laundry if you forget to bring your own.

It is your responsibility to supervise any children. There is No life guard!

NO DOGS in pool!

Animals on the farm, one very old horse, Elle and sheep. Meet the rams, Teddy, Al and Bob. In June the ewes will be lambing.

Please do not enter any paddock where the animals are grazing.

Only open and close gates which do not have BLUE string attached.

If you choose to bring your children with you on your stay there is a trampoline and an outside playground, fort construction to climb. Plus lots of trees to climb for those older children with many adventures to be had. Bundles of toys are available too, merely ask and I will provide.

There is a fully fenced kiddy area with small bikes which has safety locks on all the gates.

Remember the farming rules, always shut gates behind you!

Other things to note
The farm studio uses rain water, please be mindful of its use.
There is bottled water provided for drinking in studio and sunroom.
All outside water taps are bore water and on a timer, so are not for your use.
Washing up can be done in the laundry trough or the outside sink at your convenience.
The hot water system is on a timer. If you need more hot water please turn on the switch in laundry for a few hours. The red light will come on. Remember, please consider the fact that all house hold water is rain water. So use sparingly. This means no long showers. The cupboard in main living/bedroom houses extra toilet rolls.

SMOKING is not permitted at this Airbnb.

Rules for Pets

No pets on furniture including beds.
No access past studio door to main house with other bedrooms.
Sleeping at night can be inside, but must be on own-bedding in studio.
Pets to be fed outside on patio.
Please use water from sink on verandah only.(this is rainwater, others taps bore water)
There is a steel ring under breakfast bar for tying dogs up when necessary.
All dog droppings to be removed from back yard before leaving.
Dogs must be on leads if you venture outside house yard initially.
Dogs and owners not allowed into paddocks with livestock. (I run sheep)

Pets are not to be left unattended on the property without my permission. When you go out you must take your dog with you.

At this stage there is no bond for your dogs to holiday with you.
