The space
Modern, open concept lakefront studio cottage. Remodeled in 2019. Features granite countertops, stainless steel appliances, stainless deep sink, stainless steel table, adjustable bar stools. WIFI, Roku TV, comfortable seating and sleeping accommodations for 4 (Maximum). New bathroom fixtures, vinyl flooring throughout.
Great views of the lake, nature, and outdoor spaces- gas grill, deck, deck furniture. Pier steps and pier. Lakefront yard suitable for your yard games.
Pets/animals- limit of two animals. (See house rules/manual for specifics). Must be on flea/tick preventative program. Leashed when outside cottage. Must clean up after your pet (inside and outside). $25/pet per stay.
Children/infants - we have some basic items available upon request. Please let me know if you will be bringing an infant/child for planning purposes.

FAQ:
Much of the information provided is commonsense and common courtesy when in someone else's home or neighborhood. This information should assist in clarifying our expectations and perspective of proper care and behavior.
With the exception of the storage loft (which is inside the cottage) and the shed outside- you have use of the entire studio cottage, deck, patio, pier, and the studio yard directly in front(lakeside).
Please refrain from trespassing on neighbor's property. If you have questions regarding the property boundaries, please ask upon arrival.

Fire pit usage limitations: There is a portable fire pit which our guests can utilize when it can be operated safely. Feel free to ask for specifics.
Steps/Stairs: Yes, there are stairs. The steps for the main cottage are shared with the Studio cottage for easier access. (Two flights of steps to enter cottage. Two flights of stairs/steps from cottage to the pier.) The cottage has private steps leading to the lakefront yard. Private steps leading to the private pier/dock. Sadly, not suitable for individuals challenged by stairs/steps.
Note: Exterior improvements and maintenance continue to be made at both the main cottage and the studio cottage. While we try not to impact your stay, there may be occasions when these tasks are performed during your stay. (Example- lawncare, pier work, watering)
Public beach: (2.5 miles away) The public beach is subject to closure based on the governing body. We cannot guarantee the beach or other attractions will be open.
Swimming at pier: No. We do not have a beach and do not allow swimming at the pier. The mucky bottom can be deep in areas making it unsuitable. However, if you have a boat, we will gladly tell you where on the lake others swim.
Pier/Dock: Yes. There is a private pier/dock with the studio cottage where you can dock your boat. (Upgraded 2021) Yes. You may fish from the studio pier or shore. Many guests simply sit on the studio pier watching the sunset or relaxing at the lake.
Lakefront: Yes. We are lakefront on Webster Lake which provides lake access directly in front of the studio cottage.
Maximum guests: 4. Only registered guests are allowed on the property, no visitors. Again, only registered guests are allowed on the property, No visitors. No parties, events, or gatherings.
The term Studio: Refers to Bedroom, kitchen, living room areas all in one common space/one room plus a bathroom. This is a stand-alone structure. Please review photos and descriptions.
Beds: Queen poster bed, Single/twin daybed, Small double fold down futon-All located in the common space. There is a mattress on the back of the daybed which can be used for additional comfort where needed.
Cleaning fee: We do not charge a cleaning fee as guests are expected to clean up after themselves and their pets, leaving the property as they found it.
Check-out Checklist: (If you have logged in to any apps on the tv, we recommend that you sign out before departing.) 1. Place used kitchen and bathroom towels in hamper. 2. Wash and put away any dishes used. (You may choose to bring your own disposable products if you prefer.) 3. Clean out the refrigerator. (Any unopened unwanted food and beverages may be left.) 4. Collect all trash (inside and out) and place in large trash can by grill. 5. Close and lock doors and windows leaving the key and the three remotes on the kitchen table. 6. Message host that you have checked out.
Boats/kayaks/canoe: If you have them, you may bring them. Rental information in the North Webster guidebook. Please advise if bringing a boat so we can provide parking and launching possibilities.
Pets/animals: Limit of 2. We welcome responsible pet owners with clean, well-mannered pets actively on a flea/tick preventative program. Pets/animals MUST be caged/crated or leashed when outside the cottage The leash needs to be either held by an adult or tied to a stationary object-no exceptions! (Yes, it has become necessary to be very detailed.) Excrement needs to be immediately collected, bagged and properly disposed of by pet owner. Again, be respectful of property boundaries. Do not walk your dog on the main cottage property or on neighbor's property. Please advise if bringing a pet/animal when making your reservation. Limit 2 animals/pets. A vacuum is provided to assist in cleaning up after your pet.
Pet Fee. $25/pet per stay. However, in the event that the guidelines are not followed the animal will be banned from the property.
No smoking or vaping on property.
Parking: We have specific parking spaces/areas on the property for our guests and boat trailers. These are the only areas guest vehicles are permitted. Please note the parking area near garage is elevated and there is no railing. Use appropriate caution in the area and on the property.
Gas grill: Yes, there is a gas-grill and we provide the propane gas for standard grilling.
Amenities list is helpful when determining what is available on site. If you have a specific need, please feel free to send an inquiry.
Two-night minimum: Yes. We do have a minimum stay of 2 nights.
Maximum stay: 21 days. We do not offer monthly rental.
Check-in: 4pm-10pm We greet our guests and provide the key at check-in. Please advise when you will arrive so we can plan around your schedule.
Check-out: 11am
Guidebooks: Please review the Guidebooks for local information: (Info for guests or Click on my profile for access) North Webster Guidebook provides details for just about everything available in North Webster. Trails/Hiking: Local and area boardwalks or trails. Fine-ish dining- somewhat upscale or unusual area dining. Boating/Fishing/Public Access: Some public access locations for nearby lakes, marinas, bait shops, etc. Outdoor dining-restaurants with outdoor seating (seasonal), Dog Friendly.
Sensitivities/Phobia: Prior to booking your stay, please advise if you or one of your guests have any sensitivities or phobias that could impact your stay.
Communication: We communicate through the Airbnb app. Please enable notifications and alerts for easy correspondence and listing access. Advise if there is a necessity for other means of communication.
Security cameras/recording devices: While there are no security/surveillance cameras on the Studio property, there may be cameras on the main cottage property and on the neighboring properties. (Cell phones are considered recording devices so we feel the need to list.)

So, to eliminate any surprises we have tried to provide adequate information and address all issues that could impact your stay. By impact, we are referring to the consequences of failing to act in accordance with the agreed upon house rules and guidelines resulting in the loss of your reservation (all guests) without the possibility of a refund.

Please understand that each host is comfortable hosting in a different way and that each property is unique in limitations and amenities. Please review all the listing details to make sure it is a good fit for you and your needs.
As mentioned in the house rules, be respectful to/of the neighbors and neighborhood. (We are frequently in the main cottage next door and value the relationships we have in the neighborhood.)
All surfaces may be slippery when wet-stairs/deck/pier/grass-please be careful. We do not want an accident to interfere with your plans.
While there are no cameras on the guest cottage property, there may be cameras on adjoining properties including the main cottage.
No smoking/vaping on property (inside or out).
Parking area is elevated without railing. Please use caution.
If on the lake, please be mindful of other boaters and the dangers associated with water sports and activities. Obey boating laws for your safety and the safety of others.

Given the rural area, being surrounded by trees, and the lake- it is likely you will see wildlife, reptiles, and/or insects.
