Our cosy garden cottage with bedsit, kitchen-diner & log-stove is the ideal base for exploring the Trossachs/Loch Lomond National Park, Glasgow, Stirling & Edinburgh. Located in scenic, rural Kippen, we are a short walk from shops, post office and 2 gastro-pubs: The Cross Keys and The Inn. A farm shop/cafe with a Deli counter is on the outskirts. Located an old military road, the village features historic buildings & Kippen Church with stained glass windows by Herbert Hendrie.
The space
Dalveen Garden Cottage is a lovely ground floor apartment. Large french windows provide lots of natural light in this well-insulated, converted out -building, that dates from the 1920s. The cottage is very warm and cosy being connected to a biomass supplied central heating and having a log stove in the bed-sitting room itself. A spacious kitchen-diner allows you to prepare your own food. There is plenty of space for a work station if you have to work while away.
The Bathroom has a walk-in shower, toilet & small sink.
The French doors open onto a private patio and garden which is adjacent to agricultural land.
The cottage is located in extensive gardens, next to the owner's house.

Bathroom: 2.90m x 1.50m
The Bathroom has a walk-in shower, toilet & small sink.
The French doors open onto a private patio, which is adjacent to agricultural land.
The bedsit has two fixed single beds, which cannot be moved together. Bed dimensions: 90x190 cm
Guest access
Guests have access to a private terrace outside the cottage that gets afternoon sun. The kitchen has a cooker/hob/ microwave/ kettle/ iron/ toaster/ dishwasher and fridge. Guests have access to a washing machine and freezer on request. The bed-sit has two single beds. Sheets and towels are provided. The small TV is located in the bed-sit. Off-road parking for one regular sized vehicle is available on the property. Further free parking is available on the road. Tea, instant coffee, sugar, soap and dish towels are provided.
There is currently no facility for charging an electric vehicle at the house. Stirling has several fast charger facilities.
Other things to note
We have free range chickens and a friendly boarder collie on the property. The private patio area at the back of the cottage is fenced in and the animals will not enter the cottage patio/garden area.

Neighbourhood highlights
Kippen is a really friendly village a great place to live. Its situated on the border of the Loch Lomond and Trossachs national park and has easy access to all sorts of outdoors activities within a short drive. Alternatively there are many scenic walks within the village and environs. Kippen is a real community with an award winning busy gastropub that attract locals and customers from outside the village alike. We have also become a bit of a foodie hub with a deli/coffee shop in the village (Rhubarb and Lime) and the Woodhouse coffee and farm shop & award winning family butcher on the edge of the village. Additionally we have a post office/general store in the village. The pub stocks a range of beers including those made by Kippen's own micro brewery - Fallen brewery. Kippen is an ideal base for outdoor activities like hill walking, golfing, kayaking, cycling, open water swimming, tennis and many more. Whiskey distilleries as well as many of Scotland's historic sites and museums are within easy reach.
