Built in 2019 under the guidance of a wheelchair using friend we have provided most, but not all, of the facilities to suit our less mobile visitors, although everyone is more than welcome to stay with us.

It is styled around a rustic theme and is located around 5 miles (8km) from the A1 and 3 miles (5km) from the M62 motorways, with good road/rail links from 3 local stations and a bus terminus.

All our guests have the full private use of the detached annexe during their stay.

The space
Important Covid

We’ve had our accommodation closed during COVID - hence the lack of reviews - but we’re now fully open again. We can’t wait to see you all.

Secondly we take our Covid 19 obligations seriously and have committed to the current AirBnB enhanced cleaning standards to reduce infection risks to our visitors/friends. We would ask that you apply the same principles during your time with us.

Thirdly we are more than happy to welcome you, subject to local/national Covid restrictions if any.

Personally as we are in one of the high risk categories we are asking all visitors/friends to confirm that they have had their Covid vaccination(s), or are exempt with a negative lateral flow test result, or have a recent negative test taken in the two days prior to commencement of your visit.

Without satisfactory confirmation we will cancel your visit.

The accommodation has step free access and level entry through both wide doorways which are well lit after dusk. There is plenty of room for movement inside and outside.

Off street parking is provided on a private driveway in front of the accommodation.

There is an external private patio area to the side which can be floodlit after dusk if required, or has solar powered lighting for a little more ambience.

External power is available via 13 amp sockets for mobility scooter/car charging, at a separate daily cost (£10.00) for mobility scooters and (£20.00)cars, payable locally.

Inside there is a fitted kitchen which has a full electric cooker, microwave oven, slow cooker, refrigerator, washing machine, kettle, toaster and tumble dryer. .

The kitchen base units have push to open and close doors. Crockery/cutlery are provided including the essential bottle opener.

The kitchen worktop is split level to accommodate food preparation/dining from a wheelchair, or as a small computer workstation.

Hot and cold water are delivered to the sink through one lever controlled tap. The temperature of the hot water being restricted to 55C.

Your open plan living and bedroom area has a sofa as well as two lightweight metal framed single beds with ample mobility access and storage underneath.

We have “elephants feet” type risers for one bed to raise its current height of 24 inches (60cm) to 28 inches (70 cm) if required. We are also able to provide a raised pillow support as well.

Towels and bedding are provided and readily replaced upon request.

Internally there is a small storage cupboard containing an iron, ironing board, clothes airer, electronic safe, small first aid kit and various cleaning items/essential supplies.

There is also a carbon monoxide sensor, fire alarm, fire extinguisher and fire blanket in case of emergencies.

There is a hairdryer and coat hangers and storage drawers. provided. Fold down hangers are attached to the walls around the property.

All the furniture is lightweight and moveable so you can configure the room to your liking depending on your individual needs. We are happy to help you do this if needed.

There are two lightweight chairs and a table available for dining, or a tray table if you don't want things too formal.

The main door has mirror film applied to prevent passers by looking in during the day BUT it is important to note that pulling down the blinds is necessary after dark when the interior lights are in use.

This room also has a velux window for additional light and ventilation. Therefore it is not completely dark and cannot be made to be light free. If you need a completely darkened room to sleep then you'll need to bring your own eye masks.

The unit has a wall mounted TV with Roku facility and a separate Google mini hub. There is wi-fi available and one USB charging point.

The heating is electric consisting of wall mounted radiators and a floor standing electric fire, all of which become hot during use and are NOT to be covered by any items to prevent a fire risk.

As mentioned earlier some of the coat hooks are of a folding type and can be moved out of the way when not in use.

There is a rug in front of the sofa bed and one between the beds which can be moved if required.

The shower room has either 2 small steps - approx. 3 inches each (75mm) or there is an aluminium ramp available rated at 300Kg for wheelchair/easier access if required.

The barn door to the shower room slides to one side to provide entry and slides back for privacy. The door is raised up from the floor level so that it shuts with the ramp in place.

There is a drop down support bar between the toilet and the washbasin. A toilet seat elevator is available upon request which raises the seat from 17 inches (40 cm) to 20 inches (50 cm).

Hot and cold water are delivered to the sink through one lever controlled tap. The temperature of the hot water being restricted to 55C.

The shower is electrically operated with a half screen offering hand holds and roll in access to form a level floor.

There is a wheeled shower chair available upon request.

Towels and toiletries are provided as well as hand sanitising gel, dettol spray and hygienic wipes.

A side door key is provided for the duration of your stay, as well as a key for the small shed on the right of the accommodation, if access to the mobility scooter/e scooter storage area, tumble dryer, or charging point, is required. This is also a secure storage location for pedal cycles.

A welcome pack of refreshments (tea, milk, coffee, sugar/sweeteners and fruit/biscuits) will be waiting for you when you arrive.

Specialist mobility equipment, eg hoist and profiling bed etc, is not provided by us, but you are welcome to bring, or arrange, hire equipment to meet your own requirements, at your own risk and expense.

We are unable to accommodate infants, or children, in this accommodation due to sharp edges, hot surfaces and corded blinds, so please do not be offended when we reject your booking.

Similarly we do not host pets of any kind due to family members being allergic to fur etc., so please do not be offended when we reject your booking.
