GRASS is one of the most prestigious condos in the Philippines. Stay at our FULLY FURNISHED 22 sqm unit and would perfectly fit two people. However, I understand that you might be traveling as a family or you're a group of friends who don't mind the small sleeping space. This unit could be the right one for you.

Located at the 39th floor looking the bright Quezon City skyline! Enjoy the Olympic size swimming pool or walk 5 minutes to SM Mall by private bridge!

We have high technology appliances, many many kitchen ware, double size Sealy Mattress covered with sheets from Canada, This fully furnished condo & includes:

Heated shower, water, electricity 40" smart TV & High-speed WiFi INCLUDED.

Electric stove, Oven, DISHWASHER, microwave, water dispenser with filter and antibacterial, rice cooker, and utensils.

Living room with sofa bed will fit up to 2 peopls.

1. Our items are for our common enjoyment, but only inside our home.

This is a home we share and we appreciate our guests who stay with us. We provide everything you need, mostly imported from Canada like air freshener, towels, slippers, comfortable sheets, kitchenware, appliances, distilled water, toothpaste, soap, etc.

Please do not take any item with you when you leave as a courtesy to the next guests and to the homeowners. If you really like an item, please ask the caretaker.

2. TREAT OUR CARETAKERS LIKE FAMILY. You are not a customer; you are family to us.

We are committed to not just providing a SPACE but a safe and comfortable "HOME" to travelers, where we can accept you as if you're "Family".

Our caretakers work very hard to help make your stay homey. We will not tolerate any disrespectful words or acts towards them.

TIPS, gifts, leftover snacks, are not required but will be gratefully accepted.

3. WATER AND ELECTRICITY USAGE are NOT INCLUDED in the rent.

We will read the meter before your move in and then on your move out. Usage will be charged P14.00 per KwH to the guest and will be either paid at checkout or deducted through the security deposit.

Please turn off water, lighting and air-condition unit when not in use to avoid bill-shock at the end of your stay.

4. IDENTIFICATION
If YOU made the reservation but are NOT accompanying or will arrive later than the other guests, give us the name of the Representative (who will become the Principal Guest). Your Representative Principal Guest will be responsible for any damages so he/she MUST READ and implement the HOUSE RULES among the other guests.

a. IDENTIFICATION UPON BOOKING The Principal Guest MUST submit his/her full name as well as of up to 4 other companions.

b. IDENTIFICATION UPON CHECK-IN All guests must bring a photocopy of their VALID ID's on the day of check-in. Without a photocopy of their ID's, the building security may reject entry even if their names are listed. Guests with no ID's are considered visitors and may not be permitted entry all the time.

c. WARNING: Condo Admin Office is closed on Sundays.
If you book on a Saturday after 2pm to arrive the next day (Sunday), please contact the caretaker immediately (contact details become visible after you book) so that we can submit your papers to the Condo admin office before they close. Otherwise, Security guards will require that you leave your original ID's and return it on Monday when your documents are lodged to the Condo Admin.

5. PARKING
Parking space is NOT INCLUDED in your condo booking. There is a parking lot as you enter the complex. The parking fee is P40.00 during day time and P140.00 for overnight parking.

6. NUMBER OF GUESTS
We will accommodate up to 5 registered guests to stay in the unit.

We understand that you will be expecting visitors; this is your home during your stay so feel free to invite guests. However, please respect the maximum number of tenants to "stay" in the unit. If there are more people staying than what was agreed to, additional charges WILL be incurred. This is due to possible excess use of utilities within the unit, including sheets, towels, electricity, water, shampoo, soap, toothpaste, etc. Any damages or loss caused by your guests is your responsibility and we are not responsible for your guest’s entry and access to the condo premises.

7. CHECK-IN AND CHECK-OUT TIME
Check-in time is 2PM, check-out at 11AM.

Please be mindful of the check-in and checkout time by informing the caretaker of your schedule, 24 hours beforehand so that they can be there on time. We will try to accommodate early or late check-in and check-out as long as there is no tenant before or after you and if you NOTIFY US AHEAD OF TIME.

Note however that early or late check-in and check-out outside the time indicated herein WILL COST a pro-rated hourly to half-day charge.

8. SECURITY DEPOSIT
Hosts are required to include a security deposit to their listing but these are NOT INCLUDED in the rental cost that you will be paying when you book.

NO damage charges will be made to you unless make a claim within 48 hours after your check out. Security deposits help cover accidents that occur during a reservation, like spilled wine on the rug, un-removable stains, broken appliances, a broken window, or an unreturned key etc.

9. NO MESS, NO PEST.
Please throw your GARBAGE every night to prevent any ants and cockroaches from infesting the place.

IMPORTANT: WASH YOUR DISHES AND PLACE THEM ON THE RACK IMMEDIATELY AFTER EACH MEAL. THESE WILL BE RE-WASHED AND DISINFECTED AFTER YOU LEAVE.

Ask most people to think of the one pest they'd rather not meet and nine times out of ten it's the cockroach! This is an unending problem in the Philippines, anywhere.

We do pest control before and after guests’ stay and tried all sorts of pesticides but the pests still come back specially when they smell food.

10. PLEASE BE POLITE TO SECURITY GUARDS.
The building has appointed strict and highly trained security guards for everyone's safety. They will ask you (even if they know you already) each time you enter and come out, your name and your unit number. Don't be annoyed, and just tell the information, smile and go, they are just doing their jobs. I heard some rude people respond aggressively for no reason (sigh).

11. USAGE OF SWIMMING POOL
There is a charge of P150 for usage of pool per person per usage.

No cotton clothing, foods and drinks allowed in the pool area. Before you take the plunge, you have to register yourself at the admin office. Just ask the friendly security guards where it is and directions will be shown to you.

12. WI-FI
This is another frustration of mine in the Philippines. Because internet and network services are on high-demand, service providers can't keep their speed. Wi-fi is usually faster in the morning at late at nights. Trust me, I am paying for the best possible home internet service and am more frustrated than anyone.

13. A PLACE FOR EVERYTHING AND EVERYTHING IN ITS PLACE
Please put the cutlery and other stuff where you first found them so that we are able to locate them when needed. Note that we reserve the right to claim for any loss or damages, so it will be for your best interests to keep everything in its own place.

First of all i would like to say thank you to Ms. Marjorie for accommodating us even upon a late check in and a late check out.. There are bad and good things during our stay.. Let's start with the good.. First is the location, taxi everywhere, whenever.. There's a private footbridge going to a big mall which makes it convenient.. You can easily shop for everything u need.. Complete amenities like 4 big clean pools and gym, 24/7 security inside the compound and cctvs.. The unit itself has everything u need.. It got tv, internet, landline, bidet in the toilet, heated shower, complete kitchen utensils, microwave, oven toaster, fridge, dishwasher, electric kettle, rice cooker and stove that really help us a lot during our one month stay..The caretakers are nice.. We left some stuff at the unit upon our check out and they we're kind enough to leave it at the security front desk for us to pick it up.. I appreciate the honesty.. Now, the bad.. I dunno if its the bldg as a whole or just the unit but no matter how much i clean everyday it still gets dirty easily that makes me give up cleaning on the latter part of our stay.. Dusty and bugs and ants everywhere no matter how much lysol u spray.. Im an ocd so the stains on the ceiling, toilet bowl, inside of the microwave, oven toaster and fridge kinda bothers me.. Everytime we go out, we turn off the ac but then when we get back, there's this stinky smell coming from the sink.. I dunno if it has something to do with the sewer system of the bldg.. The cabinet doors fell on me and my hubby while we we're sleeping.. Good thing we are covered with pillows and thick blanket that doesn't make it hurt bad.. The internet doesnt work when we get there as the cables are loose that we need to replace it with new ones to make it function.. You cant use the phone and internet at the same time.. A cabinet is blocking the ac that makes the place a little humid.. We paid the electricity and water separately that costs us extra 8,000 plus pesos.. I know that it can get crazy in the Philippines though.. I do hope that the not so good things I've mentioned will be taken as a constructive criticism to improve the unit for future tenants..

Stayed for 5 weeks. Very nice location with private sky bridge access to one of Asia's biggest malls. The condo is as shown in the pictures and is located on the 39th floor with a fantastic view of metro Manila. All staff were extremely helpful. Would recommend!

As we were traveling with a child, we looked for a safe place from Quezon City to stay and from Marjorie we got that. Area was fenced and guarded, swimming pools were a nice extra, the passage to mall was convenient and lobby guards were helpful. By the way, apartment is in the top floors so the view over the city was great, WiFi was fast and apartment was clean. Thanks, we were happy.

Globally disappointing Pro's: Marjorie replies fast: there was a leak in the bathroom when I arrived and it got repaired after 24h. The place is very conveniently located nearby shopping mall. Con's: The unit is very small (hard to figure what 22m2 is when you are used to western standards of living), the maintenance could be highly improved (if renovated in 2015, the ceilings look dirty, the wall paintings were made by unprofessional people). Appliances don't work properly: cooking pots/pans are too big for the burners and you can use 1 burner at a time only, cooker hood doesn't work, no washing machine (was in the description when I booked, I was just told that it was broken just before my arrival). Not any place to store food in the kitchen. 1 shelf of the refrigerator is missing. Only 1/5 of te cabinets can be used by the guests because they are full of stuffs belonging to the host. Impossible to get a parking slot in the residence: lots of slots were available every night but the host couldn't find any that I could use although she told me on booking that there were "very high chances" to get one: I had to park my car in a public parking at 10 minutes walking distance and pay 250 pesos (4.50USD) every night.

Thanks god it was very ice staying in Grass residence Quezon city. The place is very clean, safe and love thepool very much as it is big and wide. And i love the people in Philippines. Eventhough it s my first time but i am in love Philippines.
