1. CHECK-IN TIME is after 3 P.M. and CHECK-OUT is before 11 A.M.
No Early check-ins/outs, unless previously arranged.
2. This is a NON SMOKING unit.
3. PETS are NOT permitted in rental unit under any conditions.
4. We will not rent to vacationing students or singles under 24 years
5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $500 is required. This must be received immediately at the time of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. Airbnb will handle the deposit transactions. The deposit is NOT applied toward rent; however, it is fully refundable per airbnb policies at time of departure, provided the following provisions are met.

a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in dumpster, and soiled dishes are cleaned.
d. All keys are left in lock box unless otherwise instructed.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. NO early check-in or late check-out, without prior approval
i. The renter is not evicted by the owner (or representative of the owner),
by local law enforcement.

6. PAYMENT - The BALANCE OF RENT is per airbnb policies at time of booking

7. CANCELLATIONS - Strict - per AIRBNB cancelation policy

8. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to eight (8) persons. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the three-night rate.
10. INCLUSIVE FEES - Rates include a one-time linen and towel setup. Utility fees are included in the rental rate, except for rentals of 1 month or longer.
11. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit rental, daily maid service is not included in the rental rate. Additional towels have been provided for use at the pool and hot tub.
12. NOISE – Quiet hours are between 10pm and 9am.
13. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
14. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
15. PARKING PASSES – Not required.

Quiet Hours: Quiet hours are from 10 p.m. until 9 a.m. Per county ordinance, outdoor amplified sound is prohibited at all times. The house is in a very nice residential neighborhood. Please use common sense and be respectful of our neighbors.

Parking is limited to five cars (per Sonoma County regulations).
Please use the driveway before parking on the street.

The maximum number of guests allowed is 10.

Emma's place was amazing- we had a group of 4 and the space was perfect. We had more than enough space and privacy. The place looked just like the photos and very clean. Most importantly we were close to downtown and wineries. Emma was very responsive and welcoming. We would definality stay again!

This home was absolutely awesome! Emma provided tons of detailed information before arriving which was helpful and the house was immaculate upon arrival. Very spacious, comfortable, and great location. I would highly recommend to anyone thinking about this area!

This house was the perfect home base for our trip to Sonoma Valley. The rooms are all bigger than the photos give them credit for and our large group had plenty of space to spread out and relax. The back yard is wonderful. You have lots of privacy to enjoy the pool and hot tub. You are within a very easy walk to downtown Glen Ellen which had some great restaurants and the little Glen Ellen market was so nice to stock up on supplies. Emma was available via text whenever we had any quick questions and did a great job preparing house notes for us. We had such a great visit and thoroughly enjoyed our stay in Emma's place. We hope to be back soon!

'Wow' is really the only word that I can use for this Glen Ellen property and Emma, our host. The house is incredible and the pictures honestly don't do the property justice. It was at least TWICE as big as we expected it to be. The pool + jacuzzi were the perfect additions for our weekend of fun in wine country. We were in town for the BottleRock festival this May and despite there being a million parties going on all throughout wine country, we kept finding ourselves wanting to return to the property to continue the revelry there. It's just that great of a spot. Located right in Sonoma, and just a 30-minute drive to Napa, this property is the perfect home base for any/all of your wine country adventures. If that wasn't enough, we also had Emma check in on us several times to see if there was anything we needed -- while she was on an out-of-the-country trip. Talk about that special touch and care. Amazing, and so appreciated. Take my word for it and if you are visiting the area, scoop this house quick! We had the greatest weekend ever and we will be back for sure!
