1. CHECK-IN TIME is after 3 P.M. and CHECK-OUT is before 11 A.M.
No Early check-ins/outs, unless previously arranged.
2. This is a NON SMOKING unit.
3. PETS are NOT permitted in rental unit under any conditions.
4. We will not rent to vacationing students or singles under 24 years
5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $500 is required. This must be received immediately at the time of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. Airbnb will handle the deposit transactions. The deposit is NOT applied toward rent; however, it is fully refundable per airbnb policies at time of departure, provided the following provisions are met.
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in dumpster, and soiled dishes are cleaned.
d. All keys are left in lock box unless otherwise instructed.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. NO early check-in or late check-out, without prior approval
i. The renter is not evicted by the owner (or representative of the owner),
by local law enforcement.
6. PAYMENT - The BALANCE OF RENT is per airbnb policies at time of booking
7. CANCELLATIONS - Strict - per AIRBNB cancelation policy
8. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to eight (8) persons. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the three-night rate.
10. INCLUSIVE FEES - Rates include a one-time linen and towel setup. Utility fees are included in the rental rate, except for rentals of 1 month or longer.
11. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit rental, daily maid service is not included in the rental rate. Additional towels have been provided for use at the pool and hot tub.
12. NOISE – Quiet hours are between 10pm and 9am.
13. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
14. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
15. PARKING PASSES – Not required.
Quiet Hours: Quiet hours are from 10 p.m. until 9 a.m. Per county ordinance, outdoor amplified sound is prohibited at all times. The house is in a very nice residential neighborhood. Please use common sense and be respectful of our neighbors.
Parking is limited to five cars (per Sonoma County regulations).
Please use the driveway before parking on the street.
The maximum number of guests allowed is 10.
