Great view of Center City Philadelphia from your room and just a short walk to all the city has to offer! Easy access from I76, close to Coffee Shop, local Convenience Store, great local Restaurant/Bar, Park, street parking available fairly regularly with no pass required and much more.
This room has the ability to house 2 guests and in special circumstances, the adjoining Den as an option for up to 2 additional guests and shared use of the private bathroom. In these situations, guests will have full use of our second floor with private bedroom, bathroom and ajoining Den with Air Mattress for 2. $30-$50 p.p.. per night extra for this option but opens up an option have a group stay in the same space!!**** The kitchenette includes a mini fridge, Coffee and espresso maker as well as a microwave, all located on the 3rd floor next to the door to the roof deck. Other areas, such as, kitchen, family room (entire basement and first floor as that's where we stay) IS NOT shared. The only exception would be if were out of town and it was agreed up on prior to booking. We have hosted so many great guests over the past 3 years. We always listen to feedback and use it to make our listings as comfortable as they can be for your stay so the areas that are not shared, shouldn't be missed.
Interaction with guests
Casual interaction, although we try to treat each guest the way that they prefer. We love to offer suggestions and hear about your day but we also understand and respect your privacy and chose to keep to yourself. Always available via text or phone as we are out of the house for
work the majority of normal, working hours.
Other things to note
As far as the minimum stay goes for the weekend... Please note that I will allow exceptions here and there especially for last minute inquiries. Please send me a note if you require only one night even though it may say otherwise (depending on time of year). We may be able to accomodate your request depending on what we have going on.
PLEASE NOTE THAT THE CHECK IN TIME OF 10AM IS PURELY A STARTING POINT AND IN NO WAY, THE ONLY CHECK IN TIME. WE ARE OFTEN BOOKED BACK TO BACK WHICH MAKES IT HARD TO HAVE THE ROOM CLEARED OUT AND READY BY 10. ALL GUESTS ARE REQUIRED TO REACH OUT TO US AT LEAST 12 HOURS PRIOR TO ARRIVAL in order to work out an arrival time that's suitable for everyone. I try to be as flexible as Possible and work with my guests on later checkouts, late night checkin times, storing luggage, assistance with parking, etc. I am a pretty easy going person and I only ask that you communicate any issues or requests so I can assure you have a pleasant stay. I am an early riser but I try resepct my guests by keeping as quiet as I can until you are up for the day. That being said, if you are a light sleeper and would like some assistance, I have complimentary sleep masks and ear plugs. The room faces the east and does get mid morning sun which is a great way to wake if thats something you like. I try to stock the rooms with DVDs and books which I do ask that you please keep in the home so all the guests can use them. I assume you will treat my home as if were your own (respectfully) but also understand that I have two listings and it's a home and not a hotel. It wasn't but it with soundproof walls and subfloor, I ask the listing above this one to be respectful of the late night footsteps on the floor above you. I also ask that this listing be courteous in the common areas (roof deck and kitchenette) late at night, as they are just outside the other listing. As far as check-ins go, please allow for 10 minutes or so at check in to review details of the listing and the home. If you are rushed and know so in advance and I will certainly let you know whatever is necessary prior to arriving. If you require special assistance or you desire any specific items in the room please ask me in advance. I am always evolving as a host and improving my rooms which happens from taking both positive and negative feedback very seriously and acting on it. Many of the features and changes made in my listings are directly tied to feedback I received from prior guests. I want you to enjoy my city and do so in whatever way you enjoy it. Whether you're here for business or pleasure, We do try to cater our listings to meet most of the common needs of our guests. 5.MUST LOCK THE HOUSE AS YOU COME AND GO(both when you leave and you come back into the house as the door does not automatically lock behind you)
6.If you damage the bedding or sheets and do not tell us in advance we will charge for them to be replaced. We are reasonable and will certainly try to clean them in the event there is an accident but please don't wait until we clean the room to find out :)
7. THERE ARE NO ADDITIONAL GUESTS (this is in addition to the two total normally allowed) ALLOWED BACK IN THE HOME AT ANY TIME WITHOUT OUR PRIOR CONSENT. IN THE EVENT THAT YOU DO INVITE ANYONE BACK WITH YOU WITHOUT LETTING US KNOW, THERE WILL BE A $50 PP CHARGE OR YOU WILL BE AKSED TO LEAVE IMMEDIATELY. I hate to be so harsh on this but we have had a few instances where this happened. We had property damaged, items went missing and other guests were inconvenienced. It really is a simple request from us, the hosts, and should be seen as the respectful thing to do in someone else's home. I understand things happen and maybe a last minute change in plans left a friend stranded down in the city without a place to stay... only ask that you discuss with us, that's all.
8. First floor is not a guest floor... This is the only area we truly keep for ourselves as we do live in the home. If you need anything at all, we are more than happy to assist you!!
