BEAUTIFUL BOAT in a quiet haven, full of natural light in central London. A wonderful opportunity to experience a part of London on the river that you would never normally get to see. Perfect for exploring London, walking distance to Big Ben & the Southbank.

The space

Perfect for exploring London from the main artery of the city, the majestic River Thames. Just a 20 minute stroll along the river to Big Ben, The Houses of Parliament, The London eye, and on to Tower of London, National Theater, Shakespeare's Globe Theater and much more...

Situated between Vauxhall & Chelsea bridge off Nine Elms lane, this beautiful boat is in a wonderful spot on the river with views down to Chelsea and up towards Westminster. The swans & geese will pass by to say hi. It is one of the most unique places to live in London, and part of a friendly river community. There are 3 flats in total and they are on a recently designed luxury two story houseboat, with solar and photovoltaic panels. There is an apartment upstairs and across the atrium.

I am renting my 2 double bedroom flat (furnished with double beds, wardrobes and shelves). It is a beautiful 2 bed flat with open plan living room and fully fitted kitchen dishwasher included, with power shower, central heating, and wifi available 24 hours a day, all mod cons (oven, dishwasher, washer, fridge freezer, and wifi internet).

Huge floor to ceiling windows giving an epic view onto the river. A beautiful deck leads out from the living room right onto the river for morning coffees. There is also a small communal outdoor swimming pool (sometimes useable for swimming sometimes not) on the pier overlooking the river Thames, which is used in summer for relaxing and sun bathing if the English weather permits! The deck has the most spectacular views in London (see sunset photos!)

The large concrete pier that the boat is on is unfortunately not very well maintained so it's not very aesthetically pleasing to the eye. This is the responsibility of the people that own the pier so I cannot do anything about it.

The area to the South of the pier is the largest regeneration area of London, including the new American embassy, Battersea power stations transformation and new luxury riverside apartments. There will be some building work going on at the West end of the pier (opposite end to us) over the next 12 months.

In order to find the boats you will walk in-between the big glass apartment buildings. I will send you out detailed instructions of how to get to the boat on arrival. There is a great new pub that does wonderful food and local ales right in front of the pier called the Nine Elms Tavern. A great place to grab a drink if you arrive early and I am not there yet.

Close enough to cycle or walk into central London, you can sometimes hear Big Ben chiming at night. 10 minutes walk to Vauxhall tube (zone 1), where there are many buses into Oxford street and Soho which is a short 20 minute ride into town. Bikes to rent 2 minutes away by the large apartment block.

Also nearby the site of the famous Chelsea Flower show.

Guest access

Guests will have access to the whole apartment, and my front deck which leads out onto the river Thames. There is also a small outdoor swimming pool on top of the pier that is used in the summer.

Interaction with guests

I will meet and greet you to show you around the boat and then leave you to it, but I am always available on my mobile if you have any questions about anything :)

Other things to note

The River Thames has one of the highest tidal changes in Europe, every 6 hours we go up or down 25ft, it's a gentle transition but one that allows you to feel totally connected to the river and natures cycle. When we are at low tide the boat is on a slight slant as it rests on the river bed. This happens every 12 hours, one of those times is normally in the middle of the night so you won't notice.

My daughter and I were looking for a extraordinairy place to stay; we usually do when we travel. It was more than what we could have expected. The tide was fascinating and sometimes rough, we had to get used to. At the end of the day in the big, loud, adventurous, fascinating city we returned to the boat and in its warm, cosy atmosphere. After 2 stressful and exhausting years I finally found rest. What more could I have asked for? Thank you Kash and her lovely neighbourhood!

This is an unusual place, and I found it absolutely delightful. It is more of a barge than a boat, with an interior that looks just like an apartment, but right out the window is the Thames. Truly right outside. There is a small patio where one can enjoy a coffee and watch the ducks and geese just a few feet away. It is cheerful, comfortable with all amenities, and a fine place to retreat or to use as a base. There is a drama to every day, as the tide rises and falls a considerable distance. It is fascinating to be so close to a great river and see all of the kinds of activities that take place, drifting or racing by. This is a peaceful home, increasingly out of keeping with its surroundings, as the Battersea area is rapidly transformed with high rise buildings and the new US Embassy. The small community that constitutes this charming waterbound neighborhood looks so out of place now, yet all the more beguiling because of it. And though the new neighbors may present a cold facade, with them come the great grocery store, and outstanding coffee shop, and much more very soon, no doubt. Kashfi's boat sits low in the water, with a long walk down from the pier on a very stable, if somewhat daunting at first, gangway. It feels perfectly secure, but I was glad to have some help the first night with my very heavy bags on wheels. I am a late middle aged woman, and I have not spent much time on boats apart from ferries, but I adjusted quickly to the conditions of the tidal river, and getting on and off the boat. I do think I would be a little cautious about bringing young children here, and the boat would work best for those with a sense of adventure. But really it is all very safe, and it is far easier to step onto a barge than a sailboat, so I think most people could handle it. I just loved every minute here, and Kashfi is a very welcoming host.

Often people say "I didn't want to leave" after a holiday but in the case of Kasfi's boat, this was really true. We'll treasure happy memories of a peaceful, beautiful and entertaining place. We ended up going out very little because it was just so brilliant to hang out on the boat and watch the birds, boats and life go by. Kashfi bent over backwards to help, particularly before our stay. She responded to my emails spectacularly quickly. Even when I had a massive panic about staying on a boat, having read some of the previous reviews, she was patient and kind. She's a generous and thoughtful host. On the subject of the reviews which mention the boat being only suitable for those who are always well on water, this wasn't our experience. Having spent over two weeks on ZEB1, my view is that it's not essential to have your "sea legs" to stay here. Both my father and I have a slight tendency towards seasickness but we both found the boat an absolute joy. No queasiness at all! I wouldn't give this a second thought if you're considering staying in this magical spot. The boat was very clean and well-appointed. We had everything we needed including swift internet. Kashfi's neighbours are friendly and welcoming. We really felt like we lived there for two weeks! The boat is in a great spot, a short wark to tube and rail connections and to lovely local parks. There is also a brand new supermarket just across the road. Kashfi had left super information about things to do in the local area. Most of all, though, this felt like something really special. To be in the heart of the city but in a secluded, sheltered and beautiful place of peace was incredible. Getting into the rhythm of the river's tidal rises and falls just added to the feeling of being a world away from any other London experience. It was a privileged to stay somewhere so unusual and remarkable and we REALLY didn't want to leave!

Although we haven't meet Kash, but her friend gave us a warm welcome and check in smoothly. The houseboat is very tidy and clean. The unique experience is the house is slight declining when falling tide, it's very interesting for us. Anyway everything on boat are perfect! High recommend! Ellen

Kash is by far the most flexible and accommodating host I've met on Airbnb. She was so incredibly helpful and allowed us to stay at her her wonderful boathouse flat for a special occasion and very last minute. We booked it just the night before and she left her home to allow us to stay and celebrate the occasion. The place was just breathtaking. The view both at night and in the day of the Thames was idyllic. Kash was even kind enough to give us a bottle of prosecco (bearing in mind we booked the night before) which was just such a lovely gesture. I would recommend this place to anyone and everyone, but if you suffer from sea-sickness, then it's better stay on land. It really was luxury with all the usual amenities you would expect and more. It was clean and tidy, we didn't want to leave. Thank you again Kash - we will be back!

We, a family with young children, stayed four nights on the boat. It was really a special feeling to bee in an apartment that's floating. We like the boat, but if you easily get sea sick, I recommend you to stay on solid ground. The location is great, and the view from the boat is beautiful. The Tavern just next to the boat is a good place to eat and drink. Kashfi is a great host and we had a very good and quick communication.
