The best thing is its proximity to Colosseum and the terrace. The apartment had all the consumables to get on with the basic needs. Paolo, the host, sounds helpful and is always ready to help in all possible ways. Unfortunately he was not available during our visit which cause…

Dear Madhup, thank you very much for taking part of your time to post a review. Guests' opinions are always very important for owners. This helps to improve the quality of the services provided and the guests' experience. You expressed your point of view that I respect, of course. But, I have to say that I was really surprised when I read your review. I feel that I TOTALLY disagree with you. All the points listed in your review, are completely out of reality to me: - there are no restrictions at all to the apartment: there is a big gate on the street that is completely open from 7am to 8pm, except for lunch time: since it is open in this time frame there are not barriers and it is extremely easy to pass it. At lunch time and at night guests have their own key to open it. In case of special needs (wheelchairs, car parking for residents, etc) the gate can be opened totally. After the main gate there is a courtyard to reach the block where the apartment is located and there is another door. This is important because 2 doors means safety. - The lift is small, but it is really easy to take it, to put luggage inside and take it out. Most of the buildings that are in the center of Rome have no elevator; the rest have a small lift that is usually small but convenient. Of course, only 3 people at time can use it for security reasons. In a five stars hotel (500 Euros per 2 people per night + taxes) or in the hospitals they have a lift for a dozen of people. I can't believe that it took 2 hours to take the luggage upstairs, unless you had a extremely large amount of suitcases (50? 100?). Averagely, it takes less than 5 minutes to have guests and luggage upstairs. Wheelchairs don't fit in the lift unless they are folding ones but the apartment is not advertised as suitable for people with disabilities. I don’t know why you talked about wheelchairs. - In the apartment description it is clearly stated that the apartment has A/C ONLY in the living room and in one bedroom. This means AUTOMATICALLY that the second bedroom does not have A/C (due to law constraints that apply to the historical buildings). However I was able to provide a portable A/C that is not as effective as the fix one but it works enough combined with the provided fan (AGAIN: IN THE DESCRIPTION I DON'T MENTION NEITHER THE PORTABLE A/C NOR THE FAN). In addition, it is the first time I heard about mosquitos that made impossible to open the window. If so, you have been very unfortunate because it is the first time that one of my guests mentions that. - the toilet door is a "folding door": so, to open it there is no need of a handle (that actually is there) but it slides sideways. Very easy to find out, very intuitive. In the advertisement it is clearly stated that there is 1 full bathroom + a toilet with WC + sink, that is 1.5 baths. - wardrobes do have handles: only one door is closed because we use it as a space to store the products that the cleaning staff need to clean the apartment. - the pay and display meters just outside the building are extremely easy to use: you put money, you gain time for parking. Just print the ticket and put it in the car on the dash. Very, very easy. I think that it works like this everywhere in the World. In addition, both my father in low and myself over the phone have told you several times that just opposite the street you could have parked for free for the entire period of your stay: easy and money saving. What’s more, reviewing the Rome's parking system is a bit out of place and not related to the apartment (the same parking system can be found everywhere in Rome!). - Barrier language: 48 weeks out 52 I personally welcome people and I am happy to meet guests and their families. I speak 4 languages and this helps my job and make things nicer and easier. When you arrived, I was abroad with my wife and my son and my father in law was there to meet you. He speaks basic English but enough to give all the explanations of the apartment and your stay. He did it during the whole month of August, with people from USA, Spain, Denmark, France, Canada, etc. Nobody complained. Also, in the apartment you found a detailed map of Rome, books in English and a folder with lots of useful information in English regarding the apartment and lot of recommendations for restaurants, groceries and things to do especially for families with kids. Also, in order to help you I did all my best spending hours over the phone (IN ENGLISH) from California. Lastly, before your arrival I sent you link of a website with lot of information in English and also a personalized and detailed list of things to do in 2 days in order to make things very easy for you and your family once in Rome. I think that all this it has been like I was there to welcome you, except for the pleasure to know you and your family in person. It seemed that on arrival you were scared about the city and you were in conditions to not receive information. Maybe because you were tired after a long driving, maybe because it was raining, maybe because it was late and dark. Really, I do not why you felt like it appears in the review. Again, it is your opinion that I respect, but I don't think that I deserved this. I would like to invite you to read all the past reviews of this apartment (and if you have time also of the other apartments): you will notice that every one was enthusiastic of the apartment, of the location, of the amenities, of the terrace. All those reviews are true. I am really sorry about the situation and again I am sorry that you felt bad after your stay. But, I think that these feelings do not depend on the apartment. I spent more than 12 years to have an excellent reputation on the web. I work hard for that, I will do it for ever. I hope to have the opportunity to host you again in one of my apartments and I hope that you will change your mind after that. You and your family are always welcome. Maybe we can get a glass of wine in the terrace overlooking the Colosseum and forget this. Paolo

Great place. Beautiful apartment with great air conditioning (we were there in a heat wave). Access to the private terrace with a breathtaking view was a huge plus.

Paolo was very helpful and insightful with organising transfers, giving directions to restaurants, pizzerias which is important given you are in a tourist hotspot with this property. The photo does not do justice to the view from the private patio

Dear Luke, thank you very much for your nice words! I am happy that you and your family had great time in Rome and at my apartment and that you find very useful all the information I gave you on arrival and the transfers from the Train Station and to the airport. You are right: I will try to take a better photo of the terrace to do justice to the awe-inspiring view over the Colosseum and the Vatican dome! Ciao Paolo
