Looking for a large private country retreat & easy
access to great shops, restaurants and a major supermarket?
You found it!
Granby Cottage is a spacious, 2 bed bungalow within the grounds of a private country house estate set within 12 acres of green belt.
Dog friendly with an enclosed garden with your own patio & BBQ - do book one of our fantastic (award winning) dog playfields on site. Your dog will be SO pleased.
2 mins drive to a supermarket (Sainsbury’s) and 12 mins on train to Bath.

The space
Ideal for folk who like the peace and quiet of the country but want to explore the area and and shop without feeling they are too far from civilisation!
If you have an interest in gardening you might enjoy visiting our two cutting gardens and veg plot.
Granby Cottage is your home away from home:

- The cottage will be decorated to celebrate Christmas from early December.
- Large sitting room with a 50 inch wall mounted smart TV, Netflix and large selection of DVDs, comfortable seating, real fire (we provide wood and kindling) and a dining area with a large table which is also ideal as a work space.
- It has its own WI FI (up to 34MB) for you to use.
- Small but functional galley kitchen.
- Main bathroom room has a shower and toilet
- Garden access with your own patio area, BBQ if you let us know beforehand (gas provided) and use of the fire pit with seating.
- Two large comfortable bedrooms with lots of feather and down pillows.
The cottage can sleep 7 people over 3 rooms as follows:
Bedroom 1 (en-suite)
- King bed
- Sofa bed for you to easily make-up. We do NOT make it up for you as not everyone wants to use it and you make want to use it as a sofa during the day but there is made-up single bedding in the blue cupboard in the en-suite bedroom ready to use.
Bedroom 2
- Double bed
- Single bed
Lounge
- large L shaped sofa (made-up single bedding in the blue cupboard on the en-suite bedroom)

Dogs are very welcome (there is one dog bed) for well behaved furry friends (we do have friendly show spaniels ourselves) and we even have 2 dedicated fantastic, private (award winning) dog play fields on site you can book at a special rate. So grab a coffee from the kitchen (or glass of wine!) and go and sit and watch your doggo have stacks of fun with some amazing views of BoA in a wonderful green belt setting. They are ideal before you set off on your journey home or when you arrive. Your dog will thank you for it.
We don't recommend you stray from your area and walk the grounds with dogs as there are other guests and dogs on site, including ours and there are plenty of local walks.
Feel free to use the fire pit in the vegetable plot.
There are extra pillows and blankets to snuggle up with in front of a great DVD and a real fire - but the cottage is warmly centrally heated - temperature is controlled by you.
Granby Cottage is very private and set within 12 acres of green belt which we own.
The cottage has plenty of off-street, private parking but it's not a hotel - and there are no staff dedicated to you on site. It’s very much set up for you to easily enjoy.
Do email me if I can help with anything.

Guest access
Easy and free private parking for four cars (off-road).
Granby House is entirely separate to the cottage.
Care with furry friends as we keep ducks and chickens (enclosed) and there are horses and sheep in fields nearby and our dogs all of which should be admired but avoided and you should not feed. Your dog can still roam freely attended by you in your section of a large garden. But it’s a shared space so no good if you own the hound of the Baskervilles!
We do have dog playing fields set in the most amazing countryside with Crufts approved tunnels and toys (and seating) which you can use which are VERY popular (so book early) which we will send details about when you book as you must have a booking to use them.
Gravel, minimal exterior lighting and steps mean it is not ideal for those with limited walking abilities. If you walk the grounds, please do so at your own risk and take care, especially if weather has been poor.
We know people like to look around the estate and our cutting garden which is fine, BUT please DO NOT take your dogs to the area were the dog fields are unless you have a booking as nervous dogs and owners use the fields.
Car charger can be booked with notice for cars £20 paid beforehand.
We own dogs ourselves so please email or text in the first instance rather than approaching our house

Other things to note
Useful to note:

- please remember: if you book a non-cancellable rate, then we will not cancel or move it.
- please turn off lights if you are out all day. We keep rates low and try to be as environmentally friendly as we can.
- we provide towels (there are spare towels in the boiler cupboard) and bedding as well as complimentary shampoo, conditioner, coffee, tea and milk as well as a guidebook for relevant local information you may find helpful.
- there is a Weber gas BBQ that can be booked for outside the cottage for your to use BUT please note: you are expected to clean it (everything provided) or else we will invoice you £15 as the cleaner will have to.
- there is an EV charger you can use for £20 per charge by advance arrangement.
- we have a cot so let us know if you need ahead of the stay.
- The Granby team are continually around the grounds gardening but shouldn’t disturb you.
- Please take care especially if you have a dog as there are chickens near the cottage (enclosed) but we have a fixed long tether near you patio if you want to use it. It is a shared space not a private garden such as feeding the chickens or working in the veg plot. And please do NOT leave them alone or take them for walks round the grounds as there are other guests and dogs - unless you have a booking and are on the way to one of our dog fields.
- if you’re a bride and booking the night before you’re wedding and want to have makeup, flowers delivered, hair dresser, chauffeur etc they MUST be paid for as a guests even if they don’t spend the night and will NOT be allowed on to the estate otherwise.
- please leave the cottage by 11am as that’s when the cleaners arrive - otherwise you will be charged an additional £20.

Neighbourhood highlights

Bradford on Avon is a stunning historic town with lots of independent restaurants and coffee shops.
Granby Cottage is conveniently situated just 1 mile away from the town centre (less than 5 minutes drive to the town), and only 0.5 miles to the local Sainsburys which you will find very handy.
The local train station is just a 12 minute train journey to the centre of Bath and there are two dog friendly pubs either side of us which are a 12 minute walk away.
Whilst you will not be bothered by traffic, light pollution or planes, we keep with grounds free range rescued Aylsbury ducks on one of the ponds and a flock of hens (help yourself to eggs if they are laying!) and horses within enclosed areas.
We don't regard ourselves as especially infant friendly so please do bear that in mind. Much more suited to mature folk.
