Lovely twin room with tea & coffee making facilities. Outstanding views across Bath, yet just a 10 minute stroll from the city centre.

Pretty room with new beds, mattresses, pillows and linen, plus your own shower room, tucked away on the top floor of a friendly family's Georgian house.

Help yourself to a light breakfast buffet in the kitchen 8.30-9.30am (hot drinks, juice, croissants/breads, yogurt).

Residents' parking permit is available at extra charge (enquire upon booking).

The space
Popular because of its proximity to the centre of the city, the house is just far enough out to ensure Bath's amazing night life isn't a disturbance.

The view from the south facing shower room stretches from Bath Abbey, past The Circle and the Royal Crescent to the green hills of Newton St Loe and Kelston Roundhill.

We are an ideal B&B for a professional working ad hoc in Bath or for a getaway to our World Heritage city. We are delighted to help with special requests e.g. chilled champagne on arrival.

Please note that an electronic parking permit for Zone 11's residents’ bays is £10 for 24 hours - B&NES council do not guarantee you a parking space but we have never had a problem in all the years we have lived here. However, we are just 5 minutes by bus from the Lansdown Park & Ride (postcode BA1 9BJ) with a bus stop outside the house.

Please note that we have a very beautiful, friendly Labrador who will undoubtedly ask you for cuddles.

Guest access
Check-in is from 4pm and we do our utmost to be here to welcome you, show you around and give you your own door key. Please let us know your ETA when booking!

Other things to note
Although your room and shower room will have been thoroughly cleaned and sanitised, we will also leave you a cleaning box in your room with the essentials. This is aimed at any high risk visitors who would feel more comfortable with access to this due to COVID-19 and is in line with AirBNB recommendation. High traffic areas within the house will be regularly sanitised during your stay.

Lansdown is a lovely residential neighbourhood in Bath, filled with period properties. The view from the bathroom stretches from Bath Abbey, past The Circle and the Royal Crescent to the green hills of Newton St Loe and Kelston. The Assembly Rooms, Fashion Museum, the Circle and Royal Crescent and other tourist attractions are just 6 minutes walk away. There is a Big Red Bus stop a short walk from the house so that you can take in the sites. Restaurants and bars in the small cobbled alleys of Bath are just a 5-10 minute stroll downhill and include the well reviewed Beckford Bottle Shop with their contemporary interiors, fine wines, charcuterie and tea rooms; Harry's restaurant from a young chef focused on seasonal, local produce; Same-Same-But-Different Tapas and Bath's only Michelin starred restaurant the Olive Tree at The Queensberry hotel.

As we have teenage children at school, we are a great property for those who aren't looking for a party house.
