Cold Spring Farm was a working dairy farm on 170 acres of farmland up until about 10 years ago . My Dad can never stay still and loved the views and rustic nature so he’s kept busy renovating the barn. The Milk House apartment was the center of activity housing the big milk holding tank , milking machines , and other equipment for milking the cows on the dairy farm. All that is gone now but it’s now a quaint 1 bedroom / 1 bath getaway in a rural peaceful setting. See stars! Enjoy rustic beauty!

The space
This is a 1 bedroom , 1
Bath apartment in a unique setting . In the past it was the milk house of a working dairy barn / farm . It’s located in a classic red barn . The kind you see dotting the landscape of upstate New York . There is an open concept living room and dining room and a full kitchen with everything you need to prepare some meals or just make coffee and toast! Curl up on the sofa with a good book or watch a movie and at night this converts into a sleeper sofa for the kids. The bedroom has a comfortable queen bed and flatscreen TV . There is wifi too.
There is a washer and dryer on the premises in a separate common area that is accessible to guests from both apartments .
All sheets , towels , pillows , toilet paper and paper towels are provided .

There is a back porch accessible through a door from the bedroom . It is currently a shared space with the other Barn apartment but planned for renovation in the spring to make more private .
The backyard may also be shared with other guests if any in residence during the stay although will usually have it all to yourself !

It’s tranquil and quiet. There’s 1 house across the road and the rest is fields and trees and sky around the barn .
At night , the stars just light up the sky like you rarely see around cities and streetlights ! It’s only a 15 minute drive to Hamilton and Colgate University, shopping and restaurants or 30 minutes north to Clinton and Hamilton College . It’s also about 30 minutes to Morrisville , the home of SUNY Morrisville .

Hi, I’m Roz . I grew up in Hamilton, NY and I currently live in Potomac , Md . My Dad, Ron, owns Cold Spring Farm amd I help him with the business . The barn used to be the center of a working dairy farm for many years and cows used to live there . Over the last few years, my Dad has worked on converting the old barn into 2 apartments that offer the unique experience to our guests of staying in a barn that is comfortable , quiet and has phenomenal views of the one of a kind upstate NY countryside . It is located approximately 15 minutes from downtown Hamilton, NY and Colgate University. It is located 30 minutes form Clinton, NY, home of Hamilton College . There is a lot to do in the area . There is kayaking and canoing on the Nine Mile Swamp and surrounding areas , hiking , antiquing , exploring the quaint village of Hamilton and just relaxing and enjoying the countryside .

During your stay
I’m available for questions by text . My father, Ronnie , lives nearby and I contact him for any immediate issues , problems or questions . He is sometimes outside on the property doing repairs , maintenance ,etc and likes to talk so feel free to say hi if you see him !
There is a keyless entry on the front door so you can arrive at your leisure and not worry about retrieving keys if you arrive late. We’ll leave the outside lights on for you !
