Our one-bedroom garden flat is in a perfect location for a quiet night's sleep being just a few minutes from Preston Park and London road shops, pubs, restaurants and nightlife.

The small garden and patio is fairly secluded and south east facing.

Located 1.6 miles from the beach (Brighton Pier) and 1 mile from the North Lanes which leads into the main city centre.

The space
Situated on the ground floor of a Victorian building, with easy access to a secure front door via the main communal hallway.
The high ceilings give the apartment a bright and airy feel.
The open-plan lounge and kitchen benefit from a full length window and double french doors, opening out to south east facing decking and lawn area. The back garden is a great sun trap with quite good privacy. There's bistro chairs and a table along with a reclining chair perfect for outside eating and relaxing.
Inside there's a comfortable sofa in the lounge.
The bathroom is modern and has a large overhead shower head and a hand shower.
Towels, soap and shower gel are provided.
The bedroom faces the front of the building and has large bay windows with venetian blinds.
We ask that you do not raise the blinds as guests have managed to get them stuck so instead tilt the blinds only.

There's a comfortable king size bed with memory foam mattress and wardrobe for hanging clothes.

An ironing board, iron and hairdryer are also provided.

Guest access
Check-in is listed as 3pm but is flexible depending on previous guests and cleaning.
Access is through a communal front door into a hallway. Guests have access to the private rear garden direct from the lounge area.

The apartment has virginmedia high speed wifi broadband. The Samsung 32" TV has Virginmedia cable.

The kitchen is fully equipped with ceramic hob and oven. Microwave oven, fridge freezer, kettle and toaster. All kitchenware, cutlery and crockery is provided.
There'll be tea, coffee, and sugar on arrival. There's a washer/dryer machine and line outside for your laundry.

Clean bedding will be provided with spares available at an additional cost if requested, should it need changing during your stay.

In the front garden there is a secure, metal cycle storage.
Additional keys for the cycle storage will require a deposit.

Other things to note
The flat is part of a building shared with long term tenants and young families so we ask that you respect the public areas and keep noise to a minimum. Pets and smoking inside and outside are strictly not allowed.
Parking is pay and display £1.80 per hour.

Beyond Preston Circus and London Road area hourly prices are around £3 per hour. Central Brighton is around £5 per hour.
Cheapest place to park all day is down the road on 'The Ride' next to Preston Park.
Parking restrictions there are enforced between 9am and 4pm on weekdays and between 2pm and 6pm on weekends pay and display there is:
up to 1 hour: £1.80 - up to 2 hours: £3.50 - up to 6 hours: £8.80.
The cheapest place to park in city centre is Brighton Station Car park at around £4 for 2 hours (at time of writing). Sainsburys near the station and Waitrose city centre give you 1.5 hours free parking when you spend £10.

The area is quiet with a wide, tree lined road, popular with families and leads up to the area of Fiveways with it's local shops, cafes and delis.
1.6 miles from the beach. 1 mile from the North Lanes.
Preston Park is just a 5 minute walk away with it's large open space, cafe, sports areas and large kid's playground.
Blaker's Park is 3 minutes away - it's smaller than Preston Park but has a green space, playground, cafe, tennis courts and Cleveland Arms pub looking over it.
There's good cafes, delis, shops, takeaways and a late opening small co-op supermarket 10 minutes walk up the road at Fiveways.
Alternative bigger supermarkets are Sainsburys and Aldi near London Road between 10 and 15 minutes walk away.
There are good pubs nearby serving excellent food including the Preston Park Tavern, Cleveland Arms, Open House, Signalman, Worlds End and Hare and Hounds.
There are many more places to eat and drink on London Road which is on the way to the city centre.
The iconic Duke of Yorks Picturehouse cinema is just down the road.
