This house is located less than 2 blocks from the vibrant commercial corridor of East Passyunk Ave. in South Philadelphia. Only 2 subway stops to Center City or sports stadiums, and convenient to all area attractions.

The space

Enter this South Philadelphia row home to a large and open living and dining room. Architectural features like hardwood floors, exposed beams, a "window" of exposed brick, and enclosed staircase blend a contemporary aesthetic with the 100+ year history of the home.

The living room features ample seating for relaxing and socializing. Read a book, watch a movie, or enjoy one of the board or card games provided for your enjoyment. The 40" television has all the major broadcast networks and a DVD player. There is also a Chromecast streaming device hooked up which can stream video from many sources like Netflix, Hulu, HBO Go, You Tube and others.

The dining area features a table with seating for up to six. The "bar" features any type of glassware you may require as well as cocktail making tools. Just bring along a bottle of your favorite wine or spirit (or take a day trip to the great wineries in nearby Chester County).

Additional glassware, flatware, and silverware are housed in the full kitchen which also includes a microwave and a dishwasher. There is an electric kettle and coffee maker and the house is stocked with coffee and a selection of tea.

During the warmer months, continue through the kitchen to the lighted back patio with a table and seating for outdoor meals cooked on the propane grill. Herbs and flowers grow in the large built in planter in the spring and summer.

Upstairs you will find the large master bedroom, with queen bed and huge wardrobe with lots of space for clothes. The second, smaller bedroom houses a full sized bed and large chest of drawers.

The bathroom with full sized tub is also located on the second floor. The bathroom is always well stocked with all the necessities - soap, shampoo, toilet paper, and lots of towels.

The third bedroom has been converted into an office and exercise room. There is a futon that can accommodate an additional guest, or two children. There is a large desk if you need a space to work while visiting Philly. There is also an elliptical machine for your use, and some small weights. The 22" TV is mounted to the wall in front of the elliptical and also is equipped with a Chromecast for video streaming.

Guest access

Guests have access to everything on the main floors of the house as described above, including a small wood-decked backyard. There are many conveniences and amenities throughout the home like CDs, DVDs, games, and books.

The unfinished basement is used for storage and is locked and off-limits to guests.

Interaction with guests

I will most likely be out of town while you are here. The door is equipped with a keypad lock so all you will need is a code to access.

I can be reached by phone or email if you have any questions, concerns, or just need a recommendation for something to do. A friend who manages the house while I am away lives just a few blocks away and is also available if anything comes up during your stay.

Other things to note

Early Check In or Late Check Out can usually be accommodated. Please let me know your desired check in/out times when booking to confirm.

Pet Policy: One or two dogs may be allowed to stay with additional cleaning fee. Please do not auto-book if you would like to bring your dog. Contact me first for pet approval (let me know a little something about your dog) and I will send you a new price quote with pet fee added. Pets may not be left unattended in the house and must be in a kennel or crate if you plan to leave them.

Great spot! Central location to some of my favorite Vietnamese coffee and record stores. Parking can be difficult (but parking anywhere in South Philly is difficult). Clean, spacious and unlike any house I've been to in Philly. Excellent experience.

As advertised. Great location in Passyyunk Square with easy access to surrounding areas via public transportation, Uber/Lyft, etc. Great value. Definitely will look here first next visit to Philly.

Lots of room in the main area which is great for a family. Nice and quiet neighbor with restaurants close by. The kitchen wasn't squeaky clean.

Nice safe location great restaurants not so much retail. Kitchen isn't sqeaky clean. Shower pressure isn't great but to be expected for an old house. Very roomy home which makes it a better value than a hotel.

My 2 1/2 year old, my husband and I met his cousin and wife in Philly for a 3 day music festival. Josh's place provided ample space for the 5 of us, was clean and comfy. The pictures and description are incredibly accurate. I will say parking was extremely challenging as we arrived back from the festival 10pm or later. Josh was great in providing a map with streets nearby with unlimited time spots available. If you drive in, and can take public transportation while in town, I would recommend finding an unlimited spot and leave your car there for the duration of your stay. Other than thatwe thoroughly enjoyed our stay and would recommend Josh's place to anyone!

We thoroughly enjoyed our stay at Josh's, it was a great home base for Philly college tours. The house was as described, and very comfortable. Highlight was the master with it's comfy bed, lots of closet space and an air conditioner that kept us cool at night! Parking was a breeze and close by on the first few nights, but apparently everyone was away for the weekend and came back home on on Sunday night, because it got tricky from then on. When you get your space, use Lyft to get around town, it's inexpensive and worry free. Thanks for our Philly row house experience!
