Situated in 3 acres of private grounds, boasting plenty of entertaining space, this magnificent farmhouse is perfect for extended family celebrations and get-togethers. The house is well-equipped and exceptionally finished with ample parking, enclosed garden and patio, grand bedrooms, en-suite bathrooms and adjoining games room complete with table tennis and table football. The space
Ground floor:
Entrance to hall leading to large farmhouse kitchen with flagstones, oil fired AGA, gas hobs, electric double oven/grill, fridge, dishwasher, double Belfast sink, microwave, TV and dining table to seat 10. French windows to patio and garden. Utility room off hall with large fridge, chest freezer, washing machine, tumble dryer, drinks fridge and large dog crate. Comfortable lounge with sofa and armchairs surrounding a log burner, with TV, DVD player. Hall with double height ceiling and exposed beams with additional dining table to seat 6 and oak stairs to first floor. Bedroom 4 on ground floor with 4ft 6 double bed. TV, DVD player and adjoining cloakroom with sink and WC.

First floor:
Galleried landing leading to all rooms. Master bedroom with 5ft king bed and 3ft single bed. TV, DVD player and en suite bathroom with roll top bath, handheld shower, basin and WC. Bedroom 2 with 6ft superking bed (2 x 3ft zip link beds) - can be made up as a twin room on request. TV, DVD player, door to rear and en suite shower room with shower cubicle, basin and WC. Bedroom 3 with 2 x 3ft single beds (6ft superking bed) - can be made up as superking on request. TV and DVD player. Family shower room with shower cubicle, basin and WC.

Outside:
The property is set in 3 acres of grounds with south facing sheltered garden and open countryside views. Large patio with dining table and chairs with parasol, rattan garden furniture, picnic benches, teak sun loungers, chiminea and gas barbecue. A swing, football posts, bikes and a go cart as well as a games room in adjoining converted stable (located by the parking area) with table tennis and table football are an added bonus to keep the children entertained.

Please Note: There is a deep pond at the front of the house in a fenced off paddock. Children should always be accompanied.

Ample parking on large private driveway.

Pets: Two well behaved dogs welcome at an additional £30 per dog. Dogs not to go in bedrooms or on furniture or be left in the house alone.
