This spacious room has one bed, it's own sink with shaver socket, a cane settee, desk with chair, and a great ambience.

Towels, linen, soap and hair dryer provided.

Price is per person, per night - bed only.
Free access to hot and cold drinks are included, on a help yourself basis in the kitchen.
Breakfast is an optional extra - to suit your budget - from basic, to Full English; or BYO for free.

ACCESS NOTE:
All bedrooms are upstairs on the middle floor, only accessible by a steep staircase. Or I occasionally rent out the settee in the lounge to sleep, on the ground floor (up one step from pavement to pathway, and 2 further steps up into house). Ground floor internal doorways have broad wooden lintels to get over.

Ground floor toilet and sink on the level. Shared bathroom with bath, shower and bidet on first (middle) floor only.

We offer free use wi-fi (available all over the house), wireless printer and photocopier (small charge for large volumes).

DIY/BYO food for any meals - no extra charge.

Or you can order breakfast, packed lunch, and dinner for an extra charge.

We have a lovely open plan communal kitchen/diner. You are welcome to use the shared kitchen, bring and do your own food prep, or cooking for breakfast, packed lunches or dinners.

Guest fridge and freezer space, and all kitchen equipment available to you. No washing up needed as the dishwasher usually does a better job :-)

Washing machine, dryer and iron available to you for a small charge.

As well as your own private room, you have access to the front lounge, lovely conservatory (with indoor water fountain), and patio, to relax or work in.

For your entertainment we have an exercise bike, foot spa, massage cushion, dart board, coffee table books, games etc.

Note: no TV or licence, no smoking or drugs please. You are welcome to watch delayed TV legally - via internet on your own equipment.

Interaction with guests

After a warm welcome and a cuppa, you may retire to your room or the conservatory to unwind in peace, or chat in the communal dining/kitchen or lounge.

Local advice for travel or tourism freely given. I love helping people plan their trips, activities and routes - whether for business or tourism - especially overseas visitors. I have a wealth of knowledge and information leaflets you can browse, as well as great guide books like:

"Where to go When" - the best seasons to visit which places in the UK
The National Trust guide - for houses and gardens.
(I should have been a tour guide or a travel planner!)

You may choose to eat at the same time as us, or separately is fine too.

I work from home, so I am often busy doing my own thing, but on-hand for any queries you may have.

The neighbourhood

On the borders of the inner city, Acocks Green lies midway between the multi-cultural Balti Triangle and Solihull. A road of Victorian terraces with on-street parking, we are flanked by the railway and the canal, accessed through a very pleasant, small wooded park just a few doors away.

With an Aldi just minutes walk away, several supermarkets, and every Take Away imaginable around the corner (from Indian, Greek, and Italian to McDonalds, KFC, Big John's and more) plus Subway and Costa Coffee, you will Not go hungry! A great range of shops, buses and trains are available to you on foot while, minutes drive away, neighbouring Solihull is renowned for the poshest housing and shopping in the West Midlands.

Five minutes walk away, trains run every 20 mins into Solihull (4 minutes away) and Birmingham city centre (only 7 minutes). You can go from home to Birmingham city centre, door to door, in under 20 minutes or London Marylebone in under 90 minutes.

Getting around

If available, I offer a pick up/drop off service from the airport, train station, bus stop or local venue. I have a large estate car and charge rather less than any Taxi !

We are in a great central location from which to visit, with a wide network of trains and buses within 5 minutes walk.
THE NEC, BIRMINGHAM AIRPORT & BIRMINGHAM INTERNATIONAL TRAIN STATION: 6 miles away.

**VERY QUICK AND EASY TRAIN SERVICE FROM LONDON MARYLEBONE** - just an easy change of one stop, or I can pick you up from Solihull Station (so no change) for a small charge.

TRAINS:
Acocks Green station is just a 4 minute walk with a Park & Ride. Direct line to Birmingham city centre, Birmingham Moor Street and Snowhill stations (7 minutes train ride).
Birmingham New Street station is 15 minutes and one change away (a 7 minute train plus 7 minute walk). From here you can catch a train to anywhere in the country.

Direct from our local station at Acocks Green station, with no changes, you can also get to: Stratford, Solihull, Worcester, Malvern, Leamington Spa, Stourbridge, Dudley, Solihull, Kidderminster, Banbury and more!

BUSES: Large bus network within 5-10 minute walk that connects you to anywhere you want to go.

BY CAR:
Less than 5 minutes from the main road networks of the A45 Coventry Road, A46 Warwick Road and A34 Stratford Road. Just 15 minutes from the M6 and M42, and 20 minutes from the M5 and M40 motorways.

PARKING:
Available on the road right outside my house, for free.

By car or public transport, you can reach -
WITHIN 5 MINS:
Acocks Green shopping centre, a plethora of eat in or take away restaurants, several buses, Acocks Green train station (all up to 10 mins on foot), the A34 Stratford Road, A45 Coventry Road, A46 Warwick Road and several petrol stations.

WITHIN 15 MINUTES:
All the local buses, Solihull and its train station, Birmingham Moor Street or Snowhill train stations, the centre of Birmingham, the NEC and National Motorcycle Museum convention centres, Birmingham Airport and International train station, the M6 and M42 motorways and the beautiful local Warwickshire countryside.

WITHIN 30 MINUTES:
The International Convention Centre (ICC), National Indoor Arena (NIA) and Symphony Hall, Birmingham Town Hall and theatres, Birmingham tourist attractions and the cosmopolitan canal hub and eating houses (did you know that Birmingham has more canals than Venice?!). Also Coventry, Shakespeare's Stratford and Warwick (with it's world famous castle).

WITHIN 30-60 MINUTES:
The beautiful and renowned Cotswolds, Redditch, Rugby, Northampton, Derby, Nottingham, Oxford, Shropshire, Worcester, Staffordshire and Wales.

London, Manchester and Cardiff are just 90 minutes away, by car, train or coach.

TAXI:
To Airport/NEC/City centre = up to £15.
Or I am happy to collect or drop off for rather less than that, if available.

Other things to note

**Trained Therapist: For your relaxation, to really wind down, pre-book an On-site (alias Chair) Massage or Reflexology session.** Great as a last activity to induce a good sleep . . . Ahhhhhh . . .

I have 2 rather cute house bunnies (that are no trouble, and you won't see unless you want to).

* When using the shared kitchen please clean up behind you. (No washing up required, just put dirties in the dishwasher!)
* Please respect others' sleeping patterns.
* Children and pets considered - with prior agreement.
* For Fire & Safety regs:
1. Bedroom doors must be closed at night, and when you leave in the day.
2. Do no leave electrical equipment, laptops, straighteners etc on soft bedding or rugs when plugged in.
3. Please take care to UNPLUG electrical items when you go out.

This was not a host cancellation. Unfortunately, this is a result of 1. an Airbnb computer error glitch, and 2. not enough Airbnb staff to speak to, to resolve the booking - despite both Jean Baptiste and myself trying and being on hold for almost an hour, so we had to force a cancellation to release the guest's money. Despite 3 emails to them since, I am still awaiting even a first communication from Airbnb about this error. And i do understand - with 3 million hosts, and 150 million guests - it must be impossible to keep up with every enquiry x

I have been working on a project in Birmingham near the NEC for over 5 years. I normally stay in hotels in the area but this time all hotels were fully booked or charged ridiculous prices. As an alternative I signed up for AirBnB and booked a private room at Lisa’s place. I was nice to stay in a more family like environment rather than in an hotel. Lisa seems to be quite a collector as the home is full of all kind of stuff ;-) The room was nice and clean and Lisa turned out be a very friendly, chatty and helpful host. She picked me up from my office and dropped me back off the next morning. Not only very convenient and but we also had a nice conversation on the way over to the office. I also loved her two bunnies! There are restaurants and a supermarket on walking distance. All in all it was a great first AirBnB experience and would not mind coming back again to Lisa’s place at some point! Thanks Lisa for your hospitality and I hope you enjoyed my “stroopwafels”!

I booked a room with Lisa for my parents who were visiting me. The room was brilliant as as expected. Lisa was very responsive and answered all my queries promptly. Although we couldn't meet her as she was busy, her friend Helen welcomed us and showed us around. My parents were happy with the cleanliness and the decor of the property and had a comfortable stay. Airbnb is Genius!

Since childhood, I have really benefited from the company and richness of a homeful of constant visitors. I am sure our international visitors inspired me to spread my wings and, having travelled widely - on a tight budget - I appreciate what a relief it is to find an affordable bed and friendly welcome when on the move. I have experienced the pressing need for a more affordable place to simply lay my head - when visiting friends who have no spare beds, a conference out of town, holidaying or travelling internationally. I applaud Airbnb for filling this gap - I just wish I had known of it sooner!!

So now we can repay the favours and make your stay away a home-from-home, an easy and flowing experience.
