This Riverside family home, has assorted shared and private spaces. Toys for inside (games) and outside. Outside fun: 200' of sandy beachfront and trail, 2 wood firepits (wood supplied by guests), BBQ, lounging areas, 2 kayaks, 2 supyaks, 2 paddleboards, 12 lifevests, 55' LED-strip trex dock with 120v plugin, swim ladder, parking for 2+ boats. Inside: multi-game tables with pool, air hockey, and chess, movie room, an addt. TV area w/ fireplace. There are 2 King bedrooms, and bunkroom (5 beds).

The space
RIVER ACCESS: This home has a sand-topped trail from home to beach, with a 200 foot sandy beach (plastic barrier 4 inches under sand). 55 foot trex-covered pier dock, with LEd-strip lighting and 110v dock plugins, with enough parking for 2-4 boats.The home is 1 mile south of Priest River and about 2 miles above Albeni Dam. The cove (250 front feet) is perfect for families to play on the water with safety and separation from the faster current of the river. There is enough room to relax, try out some new water toys without being in anyone's back yard. There is a beachside campfire (wood supplied by guests). There are multiple lounge areas just above the dock, with lounging chairs for parents to sunbathe while kids play on the dock. Families can use the kayaks, supyaks and paddleboards. There are 12 multiple-sized life vests on hand at the dock.

SAND: The trail to the river has been lined with 4 inches of sand to allow beach access from home to shore with bare feet! There is a plastic barrier under all sand that separates gravel and clay from sand. Please deter children and dogs from digging more than 4 inches to preserve the barrier keeping the sand pristine. Please be sure to rinse sand off at top of hill (outside shower) before entering home.

BOULDER WALLS: Please be aware of safety with boulder walls that line the hillside. There are thick rope and pole fences in place with lights for safety. Please take precaution with dogs and kids, as there are 8 foot drops in levels if the fencing does not deter adventurous ideas:)

DOCK USABILITY: The river level is at full summer pool July 4 through September 10. The river level recedes from Oct through May leaving the dock 12 foot suspended above a waterless beach. Use caution with dogs, and humans if using the dock while the river levels are low. Fishing and light boating are still doable through October.

HOME LAYOUT AND DESIGN: This home has been designed for multiple generations to enjoy each other, and enjoy the outdoor beauty. Although there are top technology upgrades for everyone, the theme of this home is to unplug and enjoy your family face-to-face. We designed this space for our own diversified family, with multiple interests, privacy needs, and varying physical abilities - from almost no mobility to athletic agility. We hope you enjoy your family and friends here in this catering space as much as we do!

SPACE OVERVIEW: This 2400 sq. foot home is a newly updated home. It has two living room areas with Smart TV's - one also a gaming room, 2 private bedrooms with King beds, 1 bunkbed room with 5 twins, 2.5 bathrooms, one laundry room, kitchen with bar and table seating (combined seating is 17), outside table seating for 10 (expandable) on a Cedar deck, multiple private seating and lounging areas, and a gas BBQ on the deck. The deck and front yard are both fully enclosed and gated for toddler and pet safety. Outside the gated areas are 4 different levels of patio lounging. One space is dedicated to a 4 foot firepit. Another space is dedicated to cushioned outdoor furniture overlooking the river.

SPACE DETAILS:
BEDROOM DETAILS: There are two king bedrooms, and one bunkroom. One King bedroom has a temperpedic hybrid bed, and one a Sealy Posturepedic pillow top). The master bedroom has a walkin shower with double sinks, and barn door closets. There is a reading/sitting area to enjoy some privacy. There is also an electric wall fireplace to bring some romance and warmth. The bunk bed room has one triple bunk and one double bunk with large closet and 2 dressers, with lots of plugins for the kids phones. The second King bedroom has a 180 degree of the Pend Oreille River.
There is a semi-private cushioned deck seating that this bedroom has access to. (We love early morning coffee watching the water before the family gets up). This room is called the "View Room" and all the walls are cedar.

KITCHEN DETAILS: The kitchen has a coffee grinder, basket-style drip coffee maker, with supplied coffee for 10 for one night, a crockpot (small one), an electric griddle, a blender, a toaster, an ice cream maker, a microwave popcorn bowl, a mixer, various bowls, casserole dishes, pots and pans, margarita glasses, and wine glasses (both breakable for indoors and non-breakable for outdoors). There are two rolls of paper towels supplied. The fridge is a 30 inch french door style with ice maker on bottom. For high ice needs, ice bags will need to be bought. The additional fridge (the beer fridge) is in the garage.

BBQ: The outside deck has a 4 burner gas stove with backup propane bottle in the garage. BBQ utensils are supplied.

FIREPITS: The upper wood firepit has seating for 12. There are some roasting sticks for smores near the pit. We DO NOT supply firewood or matches. Firewood bundles can be bought at any local gas station or grocery store. Please do not move the firepit from its location. The beachside firepit seats 8.

OUTSIDE DINING AND DRINKING: Please use supplied plastic cups and plates for outside drinking and eating. No glass outside for everyone's safety.

BEACH FURNITURE: There are 4 sunbathing lounge chairs at the beach and 8 to 10 chairs with several small tables for drinks. There are plug ins at the dock and beach area as well as a dock light (base of dock at beach). The home Wifi is also accessible at the beach below.

BEACH TOWELS: We provide 7 beach towels that are in the blue sitting chair next to the sliding glass doors.

DOG AND MUD TOWELS: We provide brown (to match the clay staining) towels located in the covered metal pot by the outdoor shower for dog dryoff and muddy feet dryoff:)

WINTERTIME RIVER CAUTIONS: The river recedes from the dock by many feet and can grow thick chunks of ice on the bank. Use caution with dogs on ice and a fast-moving current under the ice. Keep a close eye on dogs and kids that are unfamiliar with the dangers of ice. Bring mud boots for fall, winter, and spring bank walking as the clay and mud are fun for walking, but dirty!

Guest access
There is an electronic smart lock that is accessed through a 4 digit code available after booking. The physical lockbox is a backup for emergency only that requires a phone call or in person owner visit to access.

Other things to note
The closest neighbor shares a driveway with the River home guests (about 300 feet away). The neighbors are avid shooters and practice shooting on their hillside regularly.

Petiquette rules: You are responsible for your pet’s behavior. Please respect the homes good care and the neighbor's right to peace and quiet. Pet disclosure is the responsibility of the guest prior to your stay.
1. Pets that are not house potty-trained are not welcome. If accidents happen, please clean it up and alert us for further allergen cleaning requirements.
2. Pick up all droppings from your pet and dispose in plastic tied bags in exterior garbage can. Do not bury dog poop.
3. Do not let your dog use the floors, doors, or couches to communicate potty or anxiety issues. Dogs that scratch the doors for potty needs are not welcome. Do not let your dog scratch up the floors or furniture even if they are excited.
4. Never leave your dog unattended, and unkenneled in the home.
5. You are welcome to leave your dog kenneled in the home, not the garage (as barking dogs annoy the neighbors near the garage). Dogs that nuisance bark will be asked to leave, without refunds.
6. If you dog sleeps on the comforter, you are required to wash and dry the comforter BEFORE you check out.
7. Dogs must be under owner control at all times (not visiting neighbors).
8. Dogs must be friendly and well-behaved to stay. Dogs that are aggressive or threatening to the neighbors, must leave immediately and permanently without refunds.


This property has a septic tank. Making sure only toilet paper goes down the toilet, nor grease down the sink, is important. There are notes at each bathroom, and at the sink to remind everyone to use care with this private sewer system. Any conserving of water and sewer use is appreciated to maintain the sewer system.
