This beautiful two bedroom apartment is on a leafy tree-lined street in the Central London Borough of Islington.
Less than five minutes walk to CALEDONIAN ROAD tube on the Piccadilly Line that takes you straight to the very centre of London in eight minutes, and goes directly to Heathrow Airport, or to KINGS CROSS ST PANCRAS and the EUROSTAR terminal, just one stop away.
We want you to be cosy. The apartment has two small bedrooms (each with double beds) and one of the sofas in the lounge opens out for another double bed (so 6 persons sleeping is possible, although might be a bit of a squeeze).
Bedroom 1: The main bedroom with a nice double bed with a new Silent Night memory foam mattress. Window to front garden. Lots of cupboard space.
Bedroom 2: Snug second room with a standard double bed and very high quality memory foam topped mattress. Converted from a study, the room has no window, so is very quiet and can have a complete blackout. Perfect for light sleepers.
Living room: There are two sofas, one of which opens out for another double bed. This means the flat can technically sleep 6, although it might be a little crowded.
The apartment is converted from a Victorian house (the walls are two feet thick!) and has wooden laminate flooring throughout., except the bathroom which has lovely big tiles. The bedroom is small and the kitchen is pint-sized, but we have fitted a range cooker and hood in there and some lovely cupboards - we've cooked several of our Christmas dinners here over the years! The living room is a fair size. We have central heating, and limitless hot water, fast wifi and a big TV with Netflix and Sky TV on-demand. You'll also have access to a PS3 and Apple TV - for YouTube and to play music from your iPhone/iPad.
Our apartment has its own front door which opens onto a gravel front garden. There is no access to the back garden at this property.
The thick walls mean the flat never gets really cold or really hot - but we have radiators throughout and there's extra bedding on hand.
There's a 5-hob gas range cooker in the kitchen, perfect for preparing an evening meal. And you'll have a washing machine, dishwasher, fridge freezer and espresso machine in the kitchen, an iron, hair dryer, clothes airer and of course clean towels for your stay.
Since these photos were taken, we've replaced the desk with a four person dining table and chairs - so you'll be able to have a family meal here, if you're not busy out sampling local restaurants in Islington's vibrant gastro scene or any of the many other places in London, particularly in central.
We welcome couples and families alike - in fact, the flat is perfect for most people.

We're on Hillmarton Road (estate agents call the area the 'Hillmarton Conservation Area' because our tree-lined street is protected with a conservation order).
It's quiet, and feels suburban, despite being in Central London and very convenient for the world-famous sights.
We have four supermarket stores next to Caledonian Road station (4 min walk), two are open 24 hours, and a shopping centre and three larger supermarkets (10 min walk). All of them serve fresh bread and everything else you should need for your stay.
There's a friendly bar and theatre (Pleasance and Shillibeers - 5 min walk), the Arsenal Emirates Stadium (15 min walk), a park (5 min walk) and if you're feeling adventurous you can even walk into Camden Town along the canal (20 min walk).
Our local tube station is Caledonian Road, and the bustling shops and weekend market are a mere 5 minute walk away. Pleasance Theatre shows comedy and theatre all year around, and there's plenty of shops and cafes to get fed and watered.
KINGS CROSS ST PANCRAS
The new international Eurostar terminal at ST PANCRAS is an 8-10 minute bus journey away. It's also great to alight here to see the beautiful architecture.
We're in the borough of Islington, which is home to the Angel Islington - and the boutique shops of Upper Street. About 1 mile away as the crow flies, it's about a 20 minute walk to Upper Street/ 30 minutes to Angel. Upper Street is home to many bars, theatres, cafes, and shops.
Home to the Nags Head Shopping Centre and market, Holloway has two larger supermarkets - Waitrose and Morrisons, as well as some smaller supermarkets and lots of shops and markets. It's about 10 minutes walk from the flat, and every bus from the bus stop outside goes straight there.
The nearest tube station is CALEDONIAN ROAD, from there it takes 4 minutes to get to Kings Cross St Pancras, 8 minutes to Covent Garden and 9 minutes to Leicester Square.
CALEDONIAN ROAD is on the Piccadilly Line - the best tube line by far! It goes direct to Heathrow (60mins), the museums in South Kensington (19 mins), and it's super easy to get to us from all London airports (Stansted, Gatwick, Luton).
You can walk into Islington, Camden, Holloway or Tufnell Park easily.
There is a bus stop outside our house served by 5 buses in the day and two 24 hour buses. Another bus stop with 4 more buses is only 4 mins walk away.
There's on-street parking which is free in evenings and weekends but metered on weekdays. There's also long term parking available for £10-£15 a day on local driveways - more details available after booking.
But it's so close to the tube, there's no need to drive.
If you're a member of the international car club Zipcar you can also pick up a Zipcar - there's two on our street.
Other things to note
The apartment is hard-floored and is clean and pet free. We love this place and lived here for almost eight years.

Our place is just 4-5 mins walk from CALEDONIAN ROAD STATION, on the Piccadilly Line, perfect for the sights and Heathrow airport, and KINGS CROSS ST PANCRAS and the EUROSTAR terminal.
The apartment is perfect for 4 guests. Although we're equipped for up to 6 guests, it might be a little crowded for 6 - but the option is available for the budget conscious traveller.
There is no access to the garden at this property.
We'd like to keep the great relationship we have with our neighbours, so we don't have parties in the apartment.
It's a smoke-free apartment, but you are welcome to smoke outside the front door where there's an ashtray provided for you.
