The space

The apartment is spread over two rooms, one bedroom with a bathroom and a lounge with kitchenette, sofa bed is comfortable and spacious. At the center of a large entrance allows you to make breakfast. All around, it is surrounded by a terrace of 250 square meters with views that runs from the Castelli Romani Montemario, passing views of the beauties of the Roman rooftops. The neighborhood is very centrally located, offers a very business like Via Appia new, and excellent links with the city center. There are many different ethnic restaurants, pubs, pharmacies, cinemas and anything else you may need it. A food is just below the ground floor of the building.
From the figure excludes the 2 € per person per day required by the City of Rome as a tourist tax. Sheets and towels included. It is to add the final cleaning equal to € 30.00

St. John is one of the most populous of Rome, characterized by the Lateran Palace and the famous Basilica of St. John Lateran.
Area known throughout Italy as the main square in front of the church, every May 1, is also a popular concert, which sees the stage a large number of Italian and foreign musical groups.
Next to the basilica is located at the Holy Staircase, which traditionally consists of 28 steps that would go to those locations by Jesus to Pontius Pilate. On top of the scale is called Sancta Sanctorum chapel which houses some of the most important Christian relics.

the penthouse is made unique by the breathtaking view across Rome, thanks to the terrace that runs at 360 degrees showing the beauty of the city and beyond. The terrace is at a height of 42 meters and therefore is free from obstruction of vision. In the evening you can enjoy the city lights and the fireworks are often nearby.

Guest access

The apartment has everything to offer, the 255 square meters of terrace are exclusive of the apartment, barbecue, table football, the sun loungers, hammock, games for children, a second outdoor shower.
Please smoke on the terrace, not to leave the outside lights always on, and not to private parties.

Interaction with guests

I live on the 5th floor of the same building, I will not be in the apartment together with the guests, but I'm very helpful in case they need it, for anything.

This is a great rental. Elisabetta was prompt on responding to all questions and queries prior to our arrival, and in explaining how to get around Rome once we were there. Her suggestions were appreciated and her location is close to the Metro stops and train station. About the only problem we had was that the lift was out of operation for a portion of one day which resulted in us having to use the stairs to get down in the morning...not that large of an issue, and certainly not Elisabetta's fault or responsibility. The lift was repaired by the time we returned in the evening.

I need to start by saying Rome is one of the nicest cities on earth and this apartment has a terrace which will allow you to appreciate much of what is on offer. We have visited Rome before on 2 occasions and the south east location of this apartment provided easy access to areas we had not previously explored such as the Basilica san Giovanni - beautiful, and the Apia catacombs. Having said that the 85 bus - more or less outside, and the metro Linea A - 10 minute walk provide great transport links to all the major attractions too e.g. 15 mins to the colosseum , so it's really easy to get around. In addition the transport to Fiumicino airport is made easy as the train stops at Tuscolano - a 5min walk. There is a supermarket outside the apartment block which is limited but has everything you would need and a great meat counter and fresh bread - no fresh fish sadly. Elisabetta was really helpful in every way - before, during and for easy check out and gave some restaurant recommendations one of which we tried - just across the road and it was fantastic (La Foglietta), one of the best meals I have had, and culturally very traditional roman. These may be personal feelings, but for me the apartment was too cluttered and not quite clean enough for my standard (maybe I'm fussy but I had to throw out and replace the cleaning cloths and pick up some broken glass from the floor). However - it was a really comfy bed and really quiet considering the bustling neighbourhood. There is a water pump which makes a noise, but we are used to that as we have a noisier one at home! Again - it may just be that I have higher standards, but I found the surrounding area dirty in parts and very shabby. My son is just starting a 2 year course at LUISS University in Rome and has a student flat in the North east of the city which was a much nicer area (and his flat was nicer). Finally the terrace - it is huge and has fantastic views BUT is run down and the furniture/walls etc are very shabby and dirty. It does have an outside shower which was a great experience (and cleaner for me than the inside shower which I never used). If this area had a 'makeover' then this would be a truly wonderful apartment. As it is - it's good value if you are not fussy about your surroundings.

Do NOT book this place. I have no idea why it has so many good reviews. My boyfriend and I booked this place the day before, looked like an amazing terrace and we were excited. The neighborhood is terrible, disgusting and smelly. The place is on the 10th floor and Riccardo (host husband) let us know elevator would be fixed soon. We didn't want to chance it so we took our huge luggage up 10 flights. The stairwell.. there are huge puddles of sitting water on every floor. Positives were: the view of Rome was nice, the host herself was responsive and left us a bottle of wine. Now we only met her husband and go inside for the tour and there was a long pause so I politely asked where a good place to eat later was. I guess I interrupted his flow he looked at me like I was insane and said "whoa whoa slow down, I'm getting there, you must be very hungry!!" Then he just stared at us looking surprised and it was the most awkward experience. I wish we would have met the host instead. After we were in the place the washer wasn't working he told us and the shower leaks water all over the bathroom floor. Want to know the best part?! People use the lift all day and night, it has a high pitched squeal only on the 10th floor while it's in use... I put headphones on and could still hear it. Bottom line, if you just need a place and won't spend time inside and don't have a ton of luggage then I'm sure it's fine. Worst Air BnB experience ever.

We really liked Elisabetta's apartment. Very quiet and great location as it was easy to get to from the train station coming from the airport. The 10th floor terrace was great for sunrises and sunsets. We didn't have many needs/questions. Elisabetta's husband, Riccardo, gave us some good advice on restaurants and nearby beaches. My daughter and I were in several countries on our trip and we liked Rome the most.

Easily one of the best AirBnBs I've stayed in. The apartment was exactly as pictured and the rooftop view is breathtaking. Wifi is excellent. The hosts are lovely and thoughtful. The area is very easy to get around and the 85 bus takes you to all the tourist sites. I have recommended Elisabetta's place to several people traveling to Rome because the apartment is just that great!

Great apartment with the most spectacular views across Rome. Nice quiet neighbourhood, and secluded rooftop terrace - perfect!
