**Garage/Laundry**
The laundry is located at the back of the garage and has a washing machine, dryer, ironing board, iron and clothes drying rack. There's also a spare fridge that can be plugged in if you run out of room in the one in the kitchen.
The garage also houses a table tennis table, kayaks, surf boards, body boards, golf clubs, bikes etc all available for guests to use but strictly at their own risk.
**Heating/Cooling**
The house has reverse cycle heating and air conditioning in all main living areas both up and downstairs.
All 5 bedrooms have ceiling fans and individual heaters.
Balcony has an electric heater for cool winter nights.
Guest access
Guests have full access to the entire property aside from the locked storage cupboard under the stairs and another locked storage cupboard in the garage. Guests may use bikes, golf clubs, kayaks, surf boards etc strictly at their own risk.
**Parking**
The huge off street parking area at the front of the house can easily fit all of your cars, boats, jet skis etc without the need to constantly move cars to get in and out. The parking space is well lit by street lights at night and makes it easy to park your boat or jet skis safely off street for peace of mind.
**Lake/Boat Ramp Access**
The Boulevarde boat ramp and lapping waters of Lake Victoria are just meters away.
The Pelican Bay beach area of the lake is a great spot to swim especially for children and those who aren't strong swimmers and can be accessed easily via a walkway with handrail and steps which is sign posted just a few doors up from the house.
**The Lakes National Park**
The national park starts at the end of the street and extends all the way to just opposite Paynesville/Raymond Island on the opposite side of the lake. You can enter the national park by foot via Pelican Bay or by car at the end of National Park Rd close by.
**90 Mile Beach**
Famous 90 Mile Beach is roughly 2kms from the house and is easily accessed via a causeway over Lake Reeve. This is one of the most pristine stretches of 90 Mile Beach and a great place to go for a walk on a seemingly endless beach.
